ProsperThe established premium pick

Higher-rated schools, the lowest violent crime of the pair and more finished amenities, at a much higher price.

CelinaThe value play

One of the fastest-growing cities in North Texas, with brand-new homes for about $246,000 less and the higher Affordability score.

Money: what you pay and what you get

Zillow puts the typical Prosper home at $757,804 and Celina at $511,903. With 20% down at 7.40%, that’s about $4,198 a month in principal and interest in Prosper versus $2,835 in Celina, a gap of roughly $1,360 a month. Prosper homes are a bit bigger (3,424 versus 2,997 square feet on average) on bigger lots (about 12,600 versus 9,600 square feet).

Celina’s tax rate is higher: its city rate is $0.571677 per $100 for FY2026-27 and Celina ISD’s is $1.2088, about $1.78 combined. Prosper’s town rate is $0.505 and Prosper ISD’s $1.2011, about $1.71. But because Celina homes are worth so much less, the typical Celina tax bill is still lower. Celina wins Affordability decisively, 90 to 81.

Ask yourself
  • What would you do with an extra $1,360 a month?
  • Is the higher tax rate in Celina a deal-breaker once you price the actual bill?

Schools

Prosper ISD is rated 8.9 out of 10, ahead of 96% of Texas districts, with a 99.1% graduation rate. Celina ISD is rated 7.6, ahead of 84%, with a 98.2% graduation rate. Schools scores: Prosper 90, Celina 86. Both districts are growing quickly and building new campuses.

One important wrinkle: several master-planned communities with Celina addresses are zoned to Prosper ISD. If Prosper ISD is your priority but Prosper prices aren’t, those neighborhoods are worth a look. Always check the campuses for the specific address.

Safety

Both are very safe. Prosper reported 0.55 violent crimes per 1,000 residents in 2025, against 0.79 in Celina. Celina has the lower property crime: 7.06 versus 8.64. Safety scores: Prosper 84, Celina 81. Celina is adding firefighters and police in its new budget to keep pace with growth.

Getting around

Both are a long way from Dallas: 36.6 miles from downtown for Prosper and 42.0 for Celina, with average commutes of 30 and 33 minutes. Celina scores a little higher on Commute (70 versus 66), helped by more people working from home and a walkable downtown square (Walk Score 65 versus 40). The Dallas North Tollway extension through Prosper to FM 428 in Celina, due in late 2027, should help both.

Ask yourself
  • How many days a week will you drive south, and how long is too long?
  • Can you wait for the tollway extension, or do you need the shorter drive now?

Growth and the market

Celina is one of the fastest-growing cities in North Texas: its population more than doubled between 2022 and 2026, according to the city. Prosper grew from about 30,000 in 2020 to 45,605 in 2025. In Celina, the median home was built in 2025; in Prosper, 2022. Growth scores: Celina 84, Prosper 82. A new Downtown Center opens in Celina in early 2027.

Celina’s values have cooled more: down 9.2% over the past year against 5.4% in Prosper, and up 11.6% over five years against 18.0%. Homes take about the same time to sell (81 to 82 days), but Prosper homes close further below asking (94.8% of list versus 96.7%). Market scores are tied at 75.

Lifestyle

Prosper scores 89 to Celina’s 86. Prosper has more finished parks and trails (634 acres and 61 miles) and a Cook Children’s medical center. Celina’s draw is its historic downtown square, now with more restaurants and events, plus the newness of everything around it.

So which one?

  • Choose Prosper if top school ratings, finished amenities and a slightly shorter drive matter most and the budget allows.
  • Choose Celina if you want a brand-new home and a real downtown for far less, and you’re comfortable with a longer drive and a city still under construction.

Our overall scores put Prosper at 93 (tied for No. 6 in North Texas) and Celina at 88 (tied for No. 16). Prosper wins four categories, Celina three, with one tie. Weight affordability more heavily and Celina closes the gap fast. Set your own weights, or put them side by side on the compare page.
