Grandscape is the town center
The Colony's main retail and entertainment center is Grandscape, a development of more than 400 acres off the Sam Rayburn Tollway (SH 121), planned for more than 3 million square feet of shops, restaurants, entertainment, homes and offices. Nebraska Furniture Mart opened there first, in 2015.
Most of the big draws sit along Grandscape Blvd. and Destination Dr.: Scheels (4450 Destination Dr.), Andretti Indoor Karting & Games and the 180-foot Grandscape Wheel (5752 and 5740 Grandscape Blvd.), and Windmills, an Indian restaurant and brewery with a stage (5755 Grandscape Blvd.). Three taxing units, two school districts
A home in The Colony pays tax to three units: the city, a school district and Denton County. The 2025 title-company rate sheet shows no college, hospital or emergency services district for the city. Rates are per $100 of value.
The city rate for 2025 is $0.63. On Sept. 1, 2026, the council adopted $0.6275 for the coming year. Denton County's 2025 rate is $0.185938.
The school district depends on the address. Most of the city is in Lewisville ISD at $1.1178. Northern areas, including The Tribute, are in Little Elm ISD at $1.2252. That puts the base rate at about 1.93% in Lewisville ISD and 2.04% in Little Elm ISD, before exemptions.
What a typical homestead pays
The city's median owner-occupied home value is $383,900 in the 2024 Census estimates. With a homestead exemption in Lewisville ISD, the 2025 bill on that home comes to about $5,730 a year, or $477 a month. That is an effective rate of about 1.49%.
The school district takes $140,000 off a homestead's value. The city takes 5%, with a $5,000 minimum, and gives $15,000 more to owners 65 and older. The county figure here uses an older exemption table, so treat it as approximate.
The same home in Little Elm ISD would owe about $5,990. As a rental with no exemptions, it would owe about $7,420 in Lewisville ISD. Homes in The Tribute are often valued well above the median. Recent listings there show annual taxes of $13,000 to $17,000.
MUDs and PIDs
No municipal utility district or public improvement district covering homes in The Colony turned up in this research. The rate sheet shows none, and Tribute listings show no added assessments. Still, check any address on the Denton Central Appraisal District site and ask the seller for the MUD and PID notice before you buy.
Electric depends on whose wires serve you
The city lists two electric utilities: Oncor and CoServ. On Oncor wires, you pick a retail plan, and Oncor's delivery charge of $4.06 a month plus 6.12¢ per kWh is built into it. CoServ is a co-op without retail choice. Its standard rate is $15 a month plus about 11.5¢ per kWh after October 2026 adjustments, or about $130 for 1,000 kWh. Ask the seller or landlord which utility serves the home.
Water, drainage, trash and internet
The city bills water, sewer, drainage and trash together. A 3/4-inch water meter inside the city costs $27.61 a month and covers the first 2,000 gallons. Each additional 1,000 gallons costs $4.78. At 7,000 gallons, water alone is about $52. Every residential account also pays a $4 drainage fee and a $2.92 state loan fee.
New accounts pay a deposit of $75 for owners and $150 for renters. Customers 60 and older can have it waived. Veterans and active-duty members can get 10% off water and sewer.
Republic Services collects trash and recycling weekly. Bulk pickup is twice a month, and green waste goes out every Monday.
AT&T Fiber reaches about 80% of addresses, starting at $50 a month. Spectrum, Astound and Frontier also serve parts of the city.
HOA, rent and commute
HOA dues in The Tribute run from about $600 to $1,125 every six months, depending on the village. Dues elsewhere in the city were not confirmed.
Median rent in The Colony is $1,958 a month in the 2024 Census estimates.
The average commute is about 27 minutes. The Sam Rayburn Tollway runs along the city's south side, and the Dallas North Tollway is nearby. TollTag drivers pay 22¢ per mile, and drivers without a tag pay about double. A daily 10-mile toll trip each way adds about $95 a month.

A planned suburb from the start
The Colony takes its name from the Peters Colony land grant of the 1840s, but the city itself is a 1970s creation. Builder Fox and Jacobs bought about 2,500 acres near Lewisville Lake in 1973, and the first families moved in during October 1974.
By January 1977 the development had more than 3,500 residents and voted to incorporate. It became a home rule city in 1979 and absorbed the lakeside community of Eastvale in 1987. The 1990 Census counted 22,113 people, nearly double the 1980 count.
Population: steady, not booming
The 2020 Census counted 44,534 people, up from 36,328 in 2010. Since then growth has slowed. The Census Bureau estimates 46,196 residents in July 2025, a gain of about 1,400 in five years. NCTCOG's estimate for January 2026 is higher, at 47,753.
Older build-out figures in the press ranged from 50,000 to 60,000 residents. At the recent pace of a few hundred people a year, those numbers are a long way off. The city covers about 13 square miles and has very little room to expand, so future growth depends on infill, apartments and the last lots on the Wynnwood Peninsula.
Housing: the last big tract and a shift to apartments
Census permit data show single-family building was highest in 2015-2019, at 198 to 397 homes a year with a record 397 in 2017. It has fallen since, to 142 in 2023, 256 in 2024 and only 46 in 2025.
Most remaining single-family land is in The Tribute, Matthews Southwest's 1,600-acre golf community on the peninsula, which is expected to reach more than 3,000 homes. Builders there in 2026 include Grenadier, with townhomes from about $500,000, and Britton, with homes above $1 million. The peninsula area is served by Little Elm ISD, not Lewisville ISD, so check the school district by address.
Apartments came in waves: 500 units permitted in 2008, 526 in 2011 and 482 in 2013, many in Billingsley's Austin Ranch. The newest is JPI's 277-unit Jefferson Grandscape II, which broke ground in April 2026 with delivery planned for January 2028.
What drives it: SH 121 and Grandscape
The Sam Rayburn Tollway (SH 121) along the city's south edge is the main growth corridor. Nebraska Furniture Mart opened there in March 2015 as the anchor of Grandscape, a 400-plus-acre district that its developer said had $1.5 billion invested and 3.9 million square feet by 2020. The city's EDC projected about 5,000 jobs at Grandscape.
TxDOT widened FM 423 (Main Street) to eight lanes between SH 121 and Cougar Alley in a project completed in 2017. Big job centers are next door: Plano's Legacy ZIP code alone had about 115,500 private-sector jobs in 2023, more than five times The Colony's ZIP code.
Schools: a shrinking district
Lewisville ISD serves most of the city. District-wide enrollment fell from 52,189 in 2019-20 to 46,428 in 2026 state data, and the district's own forecast shows further decline into the 2030s. LISD closed B.B. Owen Elementary in The Colony for 2025-26 among five closures.
Voters approved a $737 million LISD bond in 2017, $1.03 billion of a $1.23 billion package in 2023 and $101.8 million for athletics in 2024. Little Elm ISD, which serves The Tribute, passed a roughly $280 million bond in November 2022 after a larger one failed that May.
Values and incomes
The Census Bureau's survey puts the median owner-occupied home value at $383,900 for 2020-2024, up from $149,200 in 2011-2015. Median household income rose from $71,488 to $114,511 over the same periods. Both are five-year averages in current dollars, so they trail the market.
