Two centers: the Heritage District and Las Colinas
Irving has two places that act as a center. The old downtown, which the city calls the Heritage District, runs along Main Street and Irving Boulevard around Heritage Park. Las Colinas, about 4 miles north, is the newer office, hotel and entertainment core around Lake Carolyn, the Mandalay Canal, the Irving Convention Center and the Toyota Music Factory.
Downtown is small and still being rebuilt. Heritage Park, at 217 S. Main St., reopened after a renovation in December 2021. It has an amphitheater, a playground, a food truck court, a restored 1914 caboose, a replica depot and the 1887 Caster Cabin. Restaurants listed downtown include Di Rosani's Italian (105 S. Main St.), Villa's Grill (137 S. Main St.), Glory House Bistro (109 S. Main St.) and Big State Fountain Grill, a 1948 drugstore turned diner at 100 E. Irving Blvd. Alma's Cafe, a coffee shop in a converted house, opened in late March 2026 with help from a city incentive program.
The city set up a land bank in August 2024, surveyed residents about downtown in December 2024, finished a 5,000-square-foot gateway mural on N. O'Connor Rd. in April 2025, and ran a temporary street test in fall 2025. It also offers facade and sign grants and rebuilt Irving Boulevard. The Trinity Railway Express stops at the Downtown Irving/Heritage Crossing station.
The year centers on Heritage Park and Lake Carolyn
Most city events in 2026 happen at Heritage Park downtown or on Lake Carolyn in Las Colinas. Juneteenth was June 19 at Heritage Park. Sparks & Stripes, the Independence Day celebration, ran July 3 with fireworks and a drone show over Lake Carolyn, then a parade on July 4. Movies on Main ran on September Fridays and Music on Main on October Fridays, both at Heritage Park. Eerie Irving was October 24.
Holidays at Heritage opens with the parade and tree lighting on Saturday, Dec. 5, 2026, at 6 p.m. The Irving visitors bureau also lists a fall pumpkin patch at Fritz Park and an annual Turkey Trot in November.
Parks and the Trinity River trails
The city counts more than 80 parks (one city page says more than 90) on about 2,000 acres. The Trust for Public Land counts 2,083 acres, 80 playgrounds and 55 athletic fields, with a median park size of 3.2 acres. About 63.5% of residents live within a 10-minute walk of a park, below the national median. Irving ranked 99th of 100 cities in 2025 and 71st in 2026, the biggest jump of any city that year.
The main trail is the Campion Trail, a 12-foot concrete path along the Elm Fork and West Fork of the Trinity River. About 15 of a planned 22 miles are open: 8.5 miles in the north section through Las Colinas and 6.5 in the south. A 5.5-mile link to join the two is being built in phases, and the trail connects to Coppell and to Grand Prairie's trails. The Trinity River Mountain Creek Preserve (1000 Hunter Ferrell Rd.) adds about 4 miles of paved trail, cricket fields and a pavilion.
Two big recreation projects are under way: the Mustang Multi-Generational Community Center with indoor aquatics, and the Senter Park Aquatic and Recreation Center, which replaces the old Senter Park center. Grapevine Lake, Lewisville Lake and Joe Pool Lake are each roughly 25 to 35 minutes away by car (Realust estimate).
Errands and health care are in town
Irving has the full range of chain grocery stores, pharmacies and big-box retail within its limits, so few errands require leaving town. H-E-B is building its first Dallas County store at I-635 and Olympus Blvd. in Las Colinas, on the former Fry's Electronics site. In 2024 the company said it would open in late 2026. We could not confirm an opening date.
Irving has two full hospitals. Baylor Scott & White Medical Center–Irving, at 1901 N. MacArthur Blvd. near SH 183, has 296 beds and an emergency department. Medical City Las Colinas, at 6800 N. MacArthur Blvd., is licensed for 100 beds and is a state-designated Level III trauma center. Parkland and the UT Southwestern campus in Dallas's Medical District are roughly 12 minutes east.
Schools: mostly Irving ISD, plus two neighbors in the north
Irving ISD serves most of the city. Its high schools include Irving, MacArthur and Nimitz high schools and the Jack E. Singley Academy. The far north of the city, including Valley Ranch and parts of Las Colinas, is served by Coppell ISD and Carrollton-Farmers Branch ISD. CFB ISD's Ranchview High School and Las Colinas Elementary are in Irving. Check the district for each address.
TEA published statewide 2026 A-F results. We were unable to confirm the 2026 ratings for these districts or campuses during this research. Check TEA's TXschools.gov for each campus.
Getting around and public safety
Irving sits between Dallas and DFW Airport. SH 183, SH 114, Loop 12, I-635 and SH 161 all cross the city. DART's Orange Line runs through Irving to DFW Airport, with stops including University of Dallas, Las Colinas Urban Center and Irving Convention Center. The TRE commuter train stops downtown. By our estimate, off-peak drives from downtown Irving are about 16 minutes to DFW Airport, 12 minutes to Love Field, 17 minutes to downtown Dallas and about 44 minutes to downtown Fort Worth. Rush hour adds time.
Irving runs its own police and fire departments, and the fire department provides ambulance service. In 2026 the fire department opened a new Station 8 on Riverside Drive, a $15.3 million building the city called its largest, with a grand opening on July 14.

The tax bill is the biggest hidden cost
Most Irving homes pay five taxing units: Irving ISD at 1.0159, the city at 0.5891, Dallas County at 0.2155, Parkland Hospital at 0.2120 and Dallas College at 0.1066. All rates are per $100 of value. Together that is 2.14% before exemptions.
Exemptions cut that a lot. The school district takes $140,000 off a homestead's value. The city, the county, Parkland and Dallas College each take 20%. Owners 65 and older get more: $60,000 from the ISD and the city for 2025, and $100,000 from the county, Parkland and the college. School taxes are frozen for them.
At the ACS median home value of $315,600, the bill comes to about $4,620 a year, or $385 a month. That is an effective rate of about 1.46%. The same house as a rental, with no exemptions, would owe about $6,750.
Your school district changes the rate
Irving ISD covers most of the city. Parts of Irving are in Carrollton-Farmers Branch ISD (0.9481) or Coppell ISD (0.9819), including much of Valley Ranch. On the same $315,600 homestead, CFBISD saves about $120 a year and Coppell ISD about $60 compared with Irving ISD.
Irving ISD voters decide a $952 million bond on Nov. 3, 2026. The district's financial adviser projects it would raise the rate by 12.5 cents. On the median homestead that is about $220 a year more.
Flood districts and Las Colinas add-ons
Irving has no MUDs or PIDs on the appraisal roll. It does have flood control districts that protect land along the Trinity River and Elm Fork. Valley Ranch pays Irving Flood Control District Section III at 0.09, with a 20% homestead exemption, or about $227 a year on a median home. Section I levies 0.3535 with no exemption.
Las Colinas has two more layers. The Dallas County Utility & Reclamation District levies 0.70 inside the Las Colinas development, and the Las Colinas Association charges owners 0.115 per $100 of value. Not every Las Colinas home pays both. Check the address on dallascad.org.
Electric is a retail choice
All of Irving is on Oncor's lines, so you pick a retail provider. Oncor's delivery charge is built into every plan. In late October 2026, 12-month fixed plans ran from 14.1¢ to 18.7¢ per kWh at 1,000 kWh. At the median price, 1,000 kWh costs about $154, and a 1,500 kWh summer month about $231.
Water, trash and other city charges
Irving raised water, sewer and drainage rates on Oct. 1, 2025. Water starts at $12.53 a month, which covers 3,000 gallons, then $5.06 per 1,000 gallons. Sewer is $12.50 plus $6.90 per 1,000 gallons over 2,000, based on your winter average. A home using 7,000 gallons with a 6,000-gallon sewer average pays about $73.
Trash and recycling cost $35.25 a month plus tax, with 20% off for owners 65 and older. The bill also carries a $1.50 EMS fee and a drainage charge. Atmos Energy supplies natural gas.
Frontier fiber reaches about 81% of the city and Spectrum cable nearly all of it, per FCC data. AT&T fiber covers about 23%.
Commute, HOA and rent
The average Irving commute is about 24 minutes. The Bush Turnpike (SH 161) charges NTTA tolls, and TEXpress lanes on SH 183, SH 114 and LBJ charge variable tolls next to free lanes. DART's Orange Line and the TRE also run through the city.
HOA costs vary. One Valley Ranch listing shows $723 a year, and many older Irving neighborhoods have no mandatory HOA. Median gross rent is $1,619, and about six in ten Irving households rent.

From rail stop to big inner suburb
Irving began with a lot auction in December 1903, after two railroad surveyors laid out a town on the Rock Island line. It incorporated in 1914 and had 357 people in 1920.
Postwar subdivisions changed it fast. The population rose from about 2,600 in 1950 to about 46,000 in 1960 and 97,000 in 1970. Texas Stadium opened in 1971, DFW Airport was built on the west edge, and Las Colinas began on the north side in the 1970s. By 2010 the city had 216,290 people.
Population: large, and holding steady
The 2020 Census counted 256,684 residents. The Census Bureau's estimates show a dip to 254,513 in 2021, a rise to 258,637 in 2024 and 257,076 in July 2025. That is close to flat over five years.
NCTCOG, the regional planning council, puts Irving at 268,104 on Jan. 1, 2026, up 0.7% in a year. Its method differs from the Census Bureau's. An older NCTCOG forecast shows 395,000 people in households by 2045, but NCTCOG itself warns the city figures are rough, and recent pace is nowhere near it.
Housing: apartments and townhomes, not new subdivisions
Irving issued 1,000 to 2,000 housing permits in most years from 2011 to 2022, mostly for apartment buildings. Single-family permits peaked at 648 in 2017 and fell to 69 in 2025. Total permits dropped to 103 in 2025, the lowest since at least 2010. Through September 2026 the count was back up to 489, driven by apartments.
New detached homes come in small batches: about 100 lots at Grand Braniff Park near the old Texas Stadium site, and 40 lots at Hines' Delaware at Heritage Crossing near downtown. Las Colinas has townhome sections from InTown, Cadence and David Weekley priced from about $600,000 to over $1 million. Apartment projects include Pearl Landing (403 units) and The Gilman (370 units).
Renters occupy about 62% of Irving's homes, per Census survey data. School district, utility costs and taxes vary by address, so check before buying.
What drives growth now
Jobs, not lots. Irving hosts eight Fortune 500 headquarters, including McKesson, Kimberly-Clark, Fluor and Caterpillar, which moved its global HQ here in 2022. Data centers are a fast-growing land use: QTS, Equinix and Edged run campuses, and the council approved a CoreSite campus in February 2026.
The biggest open question is the roughly 1,001 acres Las Vegas Sands owns around the former Texas Stadium site. The council rezoned it in March 2025 for dense mixed use, a 1,750-room resort and an arena or theater, after the casino element was dropped. No construction has been confirmed. TxDOT's rebuild of the SH 183, SH 114, Loop 12 and Spur 482 interchange next to that site was set to finish in mid-2024.
Schools: fewer students, older buildings
Irving ISD peaked at 35,328 students in 2013-14. It had 30,767 in 2024-25 and 29,212 in 2026 state data. The district closed two elementary schools in 2024. North Irving, including Valley Ranch, is served by Coppell ISD or Carrollton-Farmers Branch ISD instead.
In May 2023 voters approved $573.75 million of a $701.75 million package, passing new schools, technology and a transportation center, and rejecting indoor athletic facilities and a performing arts center. A $952 million bond is on the Nov. 3, 2026 ballot to replace four older campuses and Irving High School. The district estimates about $21 a month more for a $340,000 home if all four propositions pass.
Values and incomes
Census survey data show the median owner-estimated home value rising from $143,000 (2011-2015) to $315,600 (2020-2024). Median household income rose from $52,154 to $81,830 over the same periods.
Because few new homes are being added, the value rise mostly reflects existing homes repricing, unlike fast-building suburbs where new construction lifts the median.
