Below the dam, the Lewisville Lake Environmental Learning Area (LLELA, 201 E. Jones St.) covers more than 2,600 acres of prairie, forest and river bottom with hiking trails.
Railroad Park (1301 S. Railroad St., 269 acres) is the main sports complex. It has ballfields, a skate park, a 6-acre dog park, three small lakes and a 1.5-mile trail. Memorial Park and the Thrive recreation center share 1950 S. Valley Pkwy. Vista Ridge Park (20.4 acres) has a fishing pier on Denton Creek. Old Town has a seasonal aquatic park at 535 W. College St.
One directory lists about 40 city parks and plazas, many of them small themed playground parks in Castle Hills. Named trails total roughly 23 miles, led by Garden Ridge (4.2 mi) and Timber Creek (2.95 mi). The 2024 bond puts more than $42 million into Lake Park and Vista Ridge and $3 million into a new levee trail. The city also opens 10 Lewisville ISD school parks to the public.

Three taxing units, no MUD
On the Denton County side, a Lewisville home pays three taxing units: Lewisville ISD at 1.1178, the city at 0.4190 and Denton County at 0.1859. All rates are per $100 of value. Together that is 1.72% before exemptions, which is in the middle of the pack for southern Denton County. There is no community college or hospital district on this side.
The city cut its rate to 0.419009 for 2025, its lowest in about 30 years. Lewisville ISD held its total at 1.1178 but moved money from debt service to operations.
Lewisville ISD takes $140,000 off a homestead's value. No city or county general homestead exemption was found, so those taxes fall on full value. At the ACS median home value of $413,300, the bill comes to about $5,555 a year, or $463 a month, an effective rate of about 1.34%. The same house as a rental would owe about $7,120.
Castle Hills now pays the city rate
Castle Hills used to sit outside the city in a set of Denton County fresh water supply districts that taxed homes to repay their infrastructure debt. Lewisville annexed it on Nov. 15, 2021, and agreed to take on up to $140 million of that debt. Castle Hills owners now pay the city rate and get city water, sewer, trash and police.
The Castle Hills HOA still runs the pools, amenity centers, courts, mail delivery, security patrol and architectural review. Factor its dues in on top of taxes.
Check for the PID and the county line
No MUDs were found inside Lewisville, which is unusual for a large North Texas suburb. The city does have at least one public improvement district, Lakeside Crossing, which charges a flat yearly installment on parcels inside its boundary. Ask the seller for the PID notice and look up the parcel on the Denton CAD site.
A small part of the city lies in Dallas County. There, Dallas County, Parkland Hospital and Dallas College together charge 0.534 instead of Denton County's 0.186, which lifts the base rate to about 2.07%. Confirm the county by address.
Electric is retail choice
Lewisville is in the deregulated market. Oncor owns most of the lines, and some addresses are on TNMP lines. Either way, you pick a retail plan. In late October 2026 the average residential rate was about 16.1¢ per kWh, and the lowest advertised plan was 8.9¢. At the average rate, 1,000 kWh comes to about $161 a month. Read the fact label, because low teaser rates often depend on usage tiers.
Water, sewer, trash and drainage
The city bills water, sewer, trash and drainage together. A standard 3/4-inch meter carries a $19.79 base charge plus $4.08 per 1,000 gallons for the first 8,000. Rates step up to $6.93 above 35,000 gallons, so heavy lawn watering costs more. Sewer is a $13 minimum plus $3.50 per 1,000 gallons, capped at your winter average.
Trash and recycling from Community Waste Disposal cost $17.06 a month with tax, and every account pays a $7 drainage fee. At 6,000 gallons, the full city bill comes to about $102. The FY2025-26 budget raised utility rates 7.4%, so ask for a recent bill on any home.
A new account on a standard meter needs a $75 deposit, renters included.
Renting and commuting
More than half of Lewisville households rent. The ACS median gross rent is $1,572 a month. The average commute is about 25 minutes. I-35E runs through the city with tolled TEXpress lanes, and the Sam Rayburn Tollway (SH 121) runs along the south side. Both charge tolls; the free general lanes of I-35E do not.

A suburb that grew early
Lewisville was a farm town of about 1,500 people in 1950. The Garza-Little Elm Dam, finished in 1954, created Lewisville Lake, and the town grew fast after that: 9,264 people in 1970, 46,521 in 1990 and 77,737 in 2000. Vista Ridge Mall opened at I-35E and Round Grove Road in 1989 and DFW Airport sits just to the south.
Growth slowed as land ran out. The city added about 17,500 people from 2000 to 2010 and 16,500 from 2010 to 2020, reaching 111,822 in the 2020 Census.
Castle Hills changed the count overnight
The biggest jump came on Nov. 15, 2021, when Lewisville annexed Castle Hills, a 2,900-acre Bright Realty community south of SH 121 that had been building since 1998. The annexation added about 18,000 residents and more than $3 billion in taxable value. The city took over the debt of the eight water districts that had built its roads and pipes.
Because of that, the Census Bureau's current-boundary series puts Lewisville at 126,408 in July 2020 and 139,006 in July 2025. NCTCOG estimates 142,060 on Jan. 1, 2026, up 0.8% in a year. Neither the city nor NCTCOG publishes a city population forecast.
Most new homes are apartments
The city permitted 7,028 housing units from 2020 to 2025. Only 1,905 were single-family homes; 5,123 were in apartment buildings. The record years were 2021 (1,885 units) and 2024 (1,690, of which 1,550 were apartments). In 2026 through September, the city permitted 136 units, all single-family.
New apartments cluster in two places: Old Town, near the A-train station (Whitlow, 420 units, opened 2024; The Standard, 600 units approved in 2023 with 306 income-restricted), and The Realm, a 324-acre mixed-use district in Castle Hills. Crown Centre, at SH 121, is approved for up to 2,000 more apartments, office space and hotel rooms.
For buyers, the remaining new-home choices are mostly townhomes and small-lot homes inside Castle Hills, such as Northpointe, where 592 of 644 lots had occupied homes in April 2024.
Roads, rail and jobs
The $1.4 billion 35Express project rebuilt I-35E through the city from 2013 to 2018, adding reversible toll lanes and a new Lewisville Lake bridge. SH 121 runs along the east side. DCTA's A-train has three stops in or at the edge of the city, opened in 2011.
The city counts nearly 49,000 jobs. Census business data show about 59,500 private-sector jobs in Lewisville ZIP codes in 2023, with much larger job centers in Irving, Plano, Carrollton and Coppell a short drive away.
Schools are shrinking
Lewisville ISD, which serves most of the city plus several neighbors, is losing students while the city adds apartments. Enrollment fell from 52,189 in fall 2019 to 46,428 in 2026. A March 2025 demographer update projects about 44,500 by 2034-35, citing high home prices, few new single-family lots and low student counts from apartments.
The board closed five elementary schools for 2025-26. Voters passed a $737 million bond in 2017, $1.03 billion of a $1.23 billion package in November 2023, and $101.8 million for athletics in May 2024.
What it means for prices
The ACS median owner-occupied home value rose from $209,000 (2015-2019) to $378,500 (2020-2024), and median household income from $64,493 to $89,233. Part of that rise is Castle Hills joining the city, since its homes are pricier. About 54% of occupied homes are rented.
