No downtown yet, but one is being planned
Argyle has no traditional downtown. Its center is the crossroads of US 377 and FM 407, where Town Hall sits at 308 Denton St. E. In January 2026 town leaders reviewed a concept for a tree-lined Main Street from Cook Street to Village Green Drive, with shops and a town property holding a municipal building and a new police building. No action was taken and no dates were set.
The town bought a six-acre site on FM 407, just east of US 377, in August 2024 for that project, and approved $750,000 for pre-construction work in July 2025. Nearby, Argyle Marketplace broke ground in June 2026 on Hwy 377 south of Cook Street: three buildings, about 23,000 sq ft, and a permanent home for the farmers market.
What's open now is small and local. Little Joe's Farmstead (401 US 377 S.) serves organic-meat and vegetable dishes and has a walk-up ice cream window. Quandary Kitchen & Market opened at 429 US 377 in October 2025. Earl and Isabella's Taverna was becoming an American tavern, The Argyle Social, in mid-2026. On FM 407 there's The Green Room, a 24-hour indoor golf simulator, and a new Bahama Buck's.
Events are small and town-run
The Easter egg hunt and pancake breakfast is the town's signature spring event, usually at Unity Park (135 Crawford Rd.). In 2026 it was on April 4 and moved indoors to Argyle Middle School's athletic complex because of the forecast; organizers stuffed more than 12,000 eggs. The Argyle Farmers Market, started in July 2024, runs on second Saturdays from 9 a.m. to noon through October and finished its second season in 2025.
In the fall, local churches and the police department hold a community Trunk or Treat (its fifth year was 2025). In past Novembers the town has held an Arbor Day tree giveaway and a Veterans Thanksgiving dinner at Town Hall. The year closes with the annual Argyle Christmas Tree Lighting Festival, held Dec. 6 in 2025.
Parks, trails and Lewisville Lake
Unity Park, at 135 Crawford Rd., is the town's largest park. It has baseball and soccer fields, a batting cage, shaded pavilions and a paved half-mile trail along a creek with nature kiosks and a master gardener area. The town has not published its acreage.
The town's second public park is under way on 4.6 acres off Cook Street, behind Little Joe's Farmstead. Argyle paid about $1 million for the land. A state filing describes a $703,255 pedestrian trail with seating and tree planting at 200 Cook St., scheduled for July to September 2026. Earlier plans also called for an outdoor meeting space, a garden and a veterans memorial garden. In the Lakes of Argyle neighborhood, a paved 1.2-mile trail circles ponds with a fishing pier and pavilion (253 Aberdeen Blvd.).
For water, Highland Village's Pilot Knoll Park on Lewisville Lake (218A Orchid Hill Ln.) is about 10 miles east and has a boat ramp.
Errands: Tom Thumb changed the math
Until March 2026, groceries meant leaving the Argyle area. A 63,000 sq ft Tom Thumb with a drive-thru pharmacy opened on March 6, 2026, at 1046 Market Way in Harvest Town Center (I-35W and FM 407), open 6 a.m. to 11 p.m. The center sits in unincorporated Denton County, inside Argyle's extraterritorial jurisdiction, about half a mile outside town limits. Chuy's and Mo' Bettahs have announced restaurants there. CVS has a store at 111 FM 407 W.
For care, Medical City Argyle runs a 24-hour emergency room at 7218 Crawford Rd. as a campus of Medical City Denton. Texas Health's Breeze Urgent Care opened at 125 FM 407 E. in June 2025 (8 a.m.-8 p.m. daily), and RapidMed urgent care is at 391 US 377. The nearest full hospitals are Texas Health Presbyterian Hospital Flower Mound (4400 Long Prairie Rd.) and Medical City Denton (3535 S. I-35E).
Argyle has no public library. The Flower Mound and Justin libraries issue free cards to Denton County residents. Denton's library charges non-residents $50 a year, though cards for students 17 and under are free.

Town limits decide the tax bill
Many homes with an Argyle mailing address are not in the Town of Argyle. Harvest and the Canyon Falls MUD sit in the town's extraterritorial jurisdiction (ETJ), and other Argyle-addressed homes are in Northlake or Flower Mound. Each has a different set of taxes, so start with the appraisal district record for the exact address.
Inside town limits, the 2025 base rate is 1.70%: Argyle ISD at $1.1727, the town at $0.3431 and Denton County at $0.1859, all per $100 of value. Two emergency services districts add $0.06 for fire and $0.10 for EMS. Voters created the EMS district in 2023 over the same area the fire district covers.
What a typical homestead pays
The median owner-occupied home in Argyle was valued at $695,300 in the 2024 ACS. With a standard homestead exemption, that home inside town limits would owe about $11,270 for 2025, or $939 a month. That is an effective rate of about 1.62%. The school district takes most of it, about $6,510.
Exemptions matter most for the school tax, which skips the first $140,000 of a homestead's value. The town and the county each exempt only 1%. Owners 65 and older get much more: $150,000 off the town's taxable value, $55,000 off the county's, $60,000 more from the school district, and tax ceilings.
Argyle ISD's board approved a $1.1558 rate on Aug. 24, 2026, which would trim the school share of this example by about $94.
Harvest and Canyon Falls pay a water district instead
Harvest homes in Argyle's ETJ pay no town property tax but sit in Belmont Fresh Water Supply District No. 2, listed at $0.98 per $100 for 2025. The same $695,300 home there would owe about $15,720 a year, or $1,310 a month. The Northlake side of Harvest is in a different Belmont district with a lower rate, so check which one applies.
Part of Canyon Falls is in the Canyon Falls MUD, which state law places in Argyle's ETJ. It levies $0.80, putting the same home at about $14,470. Inside town limits, Lakes of Argyle is in the Highlands of Argyle PID, created in 2016 to pay for roads and trails. Its current assessment was not confirmed.
Water and sewer come from two places
Argyle Water Supply Corporation, which is separate from town government, supplies water and bills it. The town runs wastewater service and bills it through the water corporation. From Nov. 1, 2025, town-limit homes pay a $50 monthly minimum that covers 2,000 gallons, plus $4.05 per 1,000 gallons after that. At 6,000 gallons that is about $66.
Harvest is in the town's wastewater area and pays the same rates. In 2025 the town found Harvest customers had been overcharged about $229,000 since 2018 and offered refunds.
Electric, gas, trash and internet
Electric service depends on the address. CoServ, a co-op, serves some homes at a set price: $15 a month plus about 11.5¢ per kWh in October 2026, or about $130 at 1,000 kWh. Homes on Oncor lines choose a retail plan. The median 12-month plan in Argyle cost 15.4¢ per kWh at 1,000 kWh in late October 2026.
Gas comes from CoServ or Atmos Energy, also depending on location. Republic Services picks up trash, recycling, brush and bulk items on Mondays.
Frontier reports fiber at 99% of Argyle locations, and Spectrum reports fiber at 77%. Some HOAs, including one Canyon Falls Village listing, include internet in the dues.
HOA dues and renting
A recent Harvest listing shows HOA dues of $172.50 a month, and a Canyon Falls Village listing shows $608 a quarter, which includes front-yard maintenance and internet. Acreage lots such as some in Lakes of Argyle list no HOA.
Renting is uncommon here: about 92% of homes are owner-occupied. The ACS 2024 median rent is $2,713 a month.

A rail stop that waited a century
Argyle grew from a settlement called Pilot Knob. When the Texas and Pacific Railway built through in 1881, a depot went in and the post office moved to the new town of Argyle. It had 148 residents in 1890, a cotton gin, gristmills and a hotel.
Then it shrank. The gin burned in 1930, farm families left for city and war-plant jobs, and the population fell to 90 by 1950. Voters chose to incorporate in 1960. The Census counted 443 people in 1970, 1,575 in 1990 and 3,282 in 2010.
Population: steady, then slowing
The 2020 Census counted 4,403 residents. Census Bureau estimates rose to 5,505 in 2022 and 6,290 in 2024, then added only 82 people to reach 6,372 in July 2025. NCTCOG's January 2026 estimate is a little higher, at 6,937, up 68 from a year earlier.
The town has not published a population forecast. Its 2024 comprehensive plan focuses on managing growth, with heavier commercial development steered toward I-35W and neighborhood-scale shops along US 377.
Housing: a building wave inside town limits has passed
Census permit data show the town permitted 16 to 70 homes a year from 2010 to 2019. Permits jumped to 99 in 2020 and a record 275 in 2021, then 172 in 2022 and 150 in 2023. They fell to 46 in 2024 and 10 in 2025, with 9 more through September 2026. Every permit was for a single-family home. About 92% of occupied homes are owner-occupied.
Two communities are confirmed inside town limits. Waterbrook, at FM 407 and US 377, was approved in 2016 for 287 lots and 191,000 square feet of retail, and is close to built out. Argyle Landing, a Centurion American project south of FM 407 near I-35W, is planned for 198 lots on about 220 acres, including 43 lots of 1.5 acres or more.
Most new homes with an Argyle address are elsewhere. Hillwood's Harvest (1,200 acres, more than 4,000 homes at build-out) straddles Argyle and Northlake. Canyon Falls lies mostly in Flower Mound and Northlake. Hines' Furst Ranch, with 1,374 lots near US 377 and Cross Timbers Road, is in the Bartonville and Flower Mound area. All three are in Argyle ISD. City services, taxes and any special districts depend on the exact address.
Schools: the district is growing faster than the town
Argyle ISD reaches well beyond the town. Its enrollment rose from 2,063 in 2014-15 to 5,414 in 2023-24, and its demographer counted 6,601 students in October 2025. The demographer's moderate forecast is more than 7,000 students in 2026-27, nearly 8,800 by 2030-31 and more than 10,000 by 2035-36. In March 2026 it counted about 6,000 single-family lots in process or planned across the district.
Voters approved $267.9 million in 2022, rejected the main $482 million proposition in 2024, then approved $423.2 million in 2025. A new middle school on FM 407 opens in 2026-27, and the US 377 campus becomes a second high school starting in 2027.
Roads are the next big change
TxDOT plans to widen US 377 from FM 1171 to Crawford and Country Club roads, 6.1 miles, from two lanes to a four-lane divided road. The estimated cost is about $173 million, and the town manager expected site work to start in late 2026. FM 407 is set to widen to six lanes between Gateway Drive and Cleveland-Gibbs Road, and new I-35W frontage roads are planned to let in 2028.
At I-35W and FM 407, Hillwood's Harvest Town Center added a Tom Thumb in March 2026. Next door, Harvest House, a 349-unit apartment and townhome community, was scheduled to open its first units in early 2026 and finish late in the year.
Prices and incomes
The Census Bureau's survey puts Argyle's median owner-occupied home value at $695,300 for 2020-2024, up from $471,700 in 2015-2019 and $340,000 in 2011-2015. Median household income was $181,352 in 2020-2024. Because Argyle is small, these estimates carry wide margins of error. New homes in the area list from about $340,000 in Harvest to more than $1 million in Furst Ranch and Enclave at Hickory Hill.
