No old downtown, three newer centers
Flower Mound has no historic main street. Dining and events gather in three places instead. Lakeside DFW, on the north shore of Grapevine Lake, is a 165-acre mixed-use district by Realty Capital Management with offices, shops, restaurants, the 16-story Lakeside Tower, a boardwalk and an amphitheater. The Tavern at Lakeside (2600 Lakeside Pkwy.) has been open since 2019, and a Marriott Autograph Collection hotel with 181 rooms was listed for 2026.
The River Walk at Central Park is a 158-acre Centurion American project built around a canal. Sfereco and Primo's MX Kitchen opened at 4120 River Walk Dr. in late 2021. The town held its first Fall into Flower Mound festival there in October 2025. Parker Square, the older center, hosts a Cinco de Mayo celebration and, since 2025, a charity pumpkin patch.
Newer openings are spread along the main roads. Recent ones include Bonchon (2450 Cross Timbers Rd., Feb 2026), Zio Al's Pizza & Pasta (3750 Long Prairie Rd.), Bruvana Coffee House (500 Flower Mound Rd.) and a Whataburger at 3201 Long Prairie Rd.
A year of town events
Independence Fest on July 4 is the town's biggest day. A children's parade starts at Leonard & Helen Johns Park in the morning. The main festival opens at 5 p.m. at Bakersfield Park (1201 Duncan Ln.) with free parking and shuttles, food trucks, a car show and fireworks. Gabby Barrett headlined in 2026.
Heritage Park (600 Spinks Rd.) hosts the spring calendar: a Holi festival in March, Concerts in the Park on the first four Friday nights of May, and an arts festival. December brings the Christmas Parade and Tree Lighting near Gerault Park, Santa Around Town on a fire truck, and the Reindeer Run 5K. Dorothy's Dash 5K runs in November, and Lakeside Village holds an art show and sale.
Parks, trails and two lakes
The town maintains more than 1,000 acres of parkland and 64 miles of multipurpose trails. It plans for 10 community parks, each meant to serve a 3-mile radius. Heritage Park has a splash pad, a disc golf course, a performance pavilion and a pond with a boardwalk. Leonard & Helen Johns Park covers 37 acres. Its 2025 master plan adds tennis courts, a fishing pier and an amphitheater, with completion targeted for the end of 2027. Canyon Falls Park (10.8 acres) opened on the west side in 2024. Peters Colony Memorial Park, a 3.3-acre veterans memorial park, was due to open in April 2026.
Twin Coves Park is a 243-acre town park on Grapevine Lake, leased from the Army Corps of Engineers. It has 19 cabins, 22 RV sites and a boat ramp. Lewisville Lake parks sit just east and north, in Lewisville and Highland Village.
Errands and health care stay in town
Most errands don't require leaving town. USDA retailer data lists two Krogers, three Tom Thumbs, a Market Street, a Sprouts, a Walmart and a Target. H-E-B bought more than 22 acres in Furst Ranch in 2025 for a store of about 110,000 sq ft. As of July 2025 it had no construction date.
Texas Health Presbyterian Hospital Flower Mound (4400 Long Prairie Rd.) is an acute-care hospital with an emergency room. Medical City Lewisville (500 W. Main St.) is the nearest Level III trauma center. Several urgent care clinics line Long Prairie Road. The public library (3030 Broadmoor Ln.) reopened in 2020 after a $12.5 million expansion to 40,000 sq ft. Town Hall is at 2121 Cross Timbers Rd.

Property tax is lower than most neighbors
Most Flower Mound homes pay three taxing units: Lewisville ISD at 1.1178, the town at 0.3873 and Denton County at 0.1859, all per $100 of value. That is 1.69% before exemptions. There is no hospital or college district on the Denton County side.
The town's exemptions matter here. Flower Mound takes 20% off a homestead's value, the most state law allows, and $150,000 off for owners 65 and older or disabled. The school district takes $140,000 off. At the town's average homestead value of $465,000, the 2025 bill comes to about $5,930 a year, or $494 a month. That is an effective rate near 1.28%. The same house as a rental would owe about $7,860.
The town proposed keeping its rate flat for 2026 at 0.387277.
Your school district changes the bill
Lewisville ISD covers most of town. Parts of the west side, including parts of Canyon Falls and Harvest, are in Argyle ISD, which charged 1.1727 in 2025 and adopted 1.1558 for 2026. Small areas fall in Northwest ISD at 1.0841. On a $465,000 homestead the difference between Argyle and Northwest ISD is about $290 a year.
A small southwest corner of town sits in Tarrant County. There the county, JPS hospital district and Tarrant County College together charge 0.4635 instead of Denton County's 0.1859, which can add over $1,000 a year on the same house.
MUDs are rare, but check the west side
Established Flower Mound neighborhoods generally have no MUD or PID, and Canyon Falls listings say so too. The exception is Furst Ranch, a large mixed-use project near US 377 and FM 1171. In May 2025 its voters approved a MUD that may levy up to $1.20 per $100 for operations, plus a road tax and up to about $2 billion in bonds. If you buy new construction on the west side, ask the builder for the MUD notice and check the address with the appraisal district.
Water bills climb with summer use
The town bills water, sewer, stormwater and trash together. Water starts at $49.46 a month for the first 2,000 gallons, and each tier above that costs more, up to $9.71 per 1,000 gallons over 50,000. Sewer is set from your winter average and tops out at $63.33.
At 10,000 gallons of water and a 6,000-gallon winter average, the full town bill is about $173 a month before tax. Lawn watering in summer can push water alone past $130. Trash and recycling went to $20.40 a month on Oct. 1, 2026, and the stormwater fee is $6.50.
Electric, gas and internet
Most homes are on Oncor lines and can shop retail plans. In late October 2026 the lowest 12-month fixed plan was 14.1¢ per kWh at 1,000 kWh, or about $141. Parts of the west side are on CoServ, a co-op with no retail choice, at a $15 charge plus about 11.5¢ per kWh.
Atmos Energy supplies gas in most of town, and CoServ Gas serves some areas. Frontier fiber reaches nearly every address, with 1 Gig at $64.99. Spectrum cable is also nearly everywhere.
HOA, commute and rent
HOA dues vary. Recent listings show $495 twice a year in Wellington and $1,105 a year in Coventry at Bridlewood. Many older streets have no mandatory HOA.
The average commute is about 26 minutes. Routes to DFW Airport and Grapevine are toll-free. The Sam Rayburn Tollway to the east charges 22¢ a mile with a TollTag. Median gross rent was $2,221 a month in the latest five-year Census data.

From farm country to fast suburb
Presbyterians held camp meetings here in the 1840s and settlers stayed in the 1850s, and the town incorporated on Feb. 25, 1961, mainly to avoid annexation by Irving. It had 1,685 people in 1970.
DFW Airport opened to the south in 1974, and growth took off. The Census counted 4,402 residents in 1980, 15,527 in 1990 and 50,702 in 2000. In 2000 alone the town permitted 1,105 new homes.
Growth by design, then a slowdown
In 1999 and 2000 the town adopted its SMARTGrowth growth-management program. Permits fell from 1,105 in 2000 to under 200 a year from 2006 to 2012. The population still rose to 64,669 in 2010 and 75,956 in 2020.
Since 2020 growth has been slow. The Census Bureau estimates 79,540 residents in July 2025, slightly below its 2024 figure. NCTCOG's January 2026 estimate is higher, at 82,870. The two agencies use different methods, so compare each with its own past figures.
Housing: fewer lots, pricier homes
Census permit data show the town issued 429 to 445 single-family permits a year in 2020 and 2021, then 304, 119, 71 and 115 from 2022 to 2025. Apartments come in waves: 670 units in 2016, 215 in 2022, and 500 units in seven buildings through September 2026.
Most new single-family homes are high-end infill. Toll Brothers sells at Town Lake, Dixon Estates and Oakbridge Crossing from about $1.25 million to $1.7 million. David Weekley's Whyburn starts near $985,000.
The west side is where the remaining land is. Green Brick's Brookview, about 240 acres on Cross Timbers Road, plans 713 single-family lots, 280 townhomes and up to 300 apartments, with the first homes due in late 2026. Canyon Falls, near I-35W, is in its later phases.
Furst Ranch, the big one
Furst Ranch (zoned as Flower Mound Ranch) covers 2,300 acres at FM 1171 and US 377. The council approved its zoning 3-2 in October 2022, allowing up to 3,000 single-family homes and 6,000 multifamily units over roughly 40 years. Later reporting described a smaller first plan of about 1,400 homes.
Builders including Toll Brothers, David Weekley, Highland and Ashton Woods began selling in 2026, with listed prices from about $590,000 to about $1.7 million. H-E-B owns about 22 acres in the project but has not announced a store. Homes here are zoned to Argyle ISD, and some listings use Argyle or Bartonville mailing addresses.
Schools: two different stories
Most of Flower Mound is in Lewisville ISD, which is shrinking. It fell from 52,189 students in 2019-20 to 46,428 in 2026 and closed five elementary schools for 2025-26. Its forecasters expect about 44,500 students by 2034-35.
The west side is different. Argyle ISD bought land in Furst Ranch for two schools, is redrawing attendance zones for fall 2026, and put bonds of $512 million (2024) and $423 million (2025) on the ballot. Check the school district for any address before you buy.
Jobs, roads and values
DFW Airport, Coppell, Las Colinas, Grapevine and Alliance each have tens of thousands of private-sector jobs within a short drive. TxDOT has proposed widening US 377 from SH 114 to south of FM 1171, along the Furst Ranch frontage.
Census survey data put the median owner-estimated home value at $560,200 for 2020-2024, up from $361,900 in 2015-2019. Median household income was $161,235. Some 82% of occupied homes are owner-occupied.
