Two of the biggest projects in Dallas are finishing on the same street. On Knox Street, a 1-million-square-foot block on the Katy Trail brings an Auberge hotel, a 27-story apartment tower and a new office building. A mile east, where Knox becomes Henderson Avenue, 12 new buildings fill a stretch that sat empty for decades. Here’s everything that’s opening, when, and what it means for the neighborhood.

Knox Street: a hotel, homes and offices on the Katy Trail

The block on Travis Street between Knox Street and Armstrong Avenue backs onto the Katy Trail. Three high-rises surround a half-acre park that connects to the trail, with about 100,000 square feet of shops and restaurants at street level.

  • The Knox, Auberge Collection (4555 Travis St.): a 28-story tower with a 140-room hotel and 47 condos above, a full-floor spa and a pool deck facing downtown. First stays Jan. 29, 2027, from $1,000 a night.
  • The Lora (3330 Armstrong Ave.): 27 stories, 186 rental apartments from about 800 to more than 3,500 sq ft, with Sant Ambroeus on the ground floor.
  • 3333 Knox: nine office floors over two levels of shops and restaurants. Fully preleased to ISN Software, Paul Hastings and BDT & MSD.
  • Knox & McKinney (4544 McKinney Ave.): a separate 300,000-sq-ft office and retail phase that broke ground in 2026 for 2028.

Henderson Avenue: 12 buildings from Glencoe to McMillan

A quarter mile of North Henderson Avenue that sat vacant for decades is now a row of low-rise buildings for shops, restaurants and offices, over an underground garage with about 500 spaces. The street itself gets new paving, decorative crosswalks, landscaping and buried utility lines.

  • Size: about 186,000 sq ft in 12 buildings, up from 161,000 in 10 when construction started in October 2024.
  • Henderson East: about 74,000 sq ft of offices above the shops in the main buildings.
  • Leasing: about 90% of the new retail space is leased or in advanced talks, according to Acadia.
  • Romy: Tristan Simon’s bakery-cafe by day and restaurant by night, at 2050 N. Henderson, is the first restaurant.

What it means for the neighborhood

Knox-Henderson was already one of the few truly walkable shopping streets in Dallas. These two projects add a luxury hotel, more than 230 new homes, about 225,000 square feet of new offices and roughly 200,000 square feet of new shops and restaurants along a single mile.

The trade-offs are the ones neighbors raised during zoning: more traffic and more demand for parking, especially on evenings and weekends once the restaurants open. Both projects put most parking underground, and Henderson’s rebuilt streetscape is meant to make the walk between shops easier.

For buyers and renters weighing nearby areas, it means more to walk to and more competition for homes close to the strip. See how Dallas scores on Realust →
