Henderson Avenue redevelopment (Glencoe to McMillan)
Delivery Nov 2026; most stores open Mar–Apr 2027
A quarter mile of North Henderson Avenue between Glencoe Street and McMillan Avenue, vacant for decades, is nearly finished as a 12-building shopping, dining and office district. Acadia Realty Trust and 3-O Real Estate Partners (formerly Ignite-Rebees) say the buildings will be handed over in mid-November 2026, and most stores should open in March or April 2027. Here is what's in each building, who's moving in, and how the project got here.

What's being built
The project fills the long-empty stretch of North Henderson Avenue between Glencoe Street and McMillan Avenue with a row of low-rise buildings for shops, restaurants and offices. The main block sits on the northeast side of Henderson on about 4.75 acres, over an underground garage with about 500 spaces. Smaller one-story buildings with surface parking face it across the street.
At groundbreaking in October 2024 the plan called for 161,000 square feet in 10 buildings: about 75,000 square feet of retail, 12,000 of restaurants and 74,000 of offices. The developers now describe 12 buildings and about 186,000 square feet, with nearly 25,000 more square feet of retail expected over the next two years.
The street gets an overhaul too: new paving, decorative crosswalks, landscaping and buried utility lines along this quarter mile. Dallas architecture firm GFF designed the buildings. Balfour Beatty is the general contractor, on a $95.5 million construction contract.
Site plan: building by building

The buildings, letter by letter
State accessibility filings with the Texas Department of Licensing and Regulation (TDLR) label each building with a letter. All of them list the owner as Henderson Avenue Dev 2 Owner LLC, an Acadia entity based in Rye, New York, and GFF as the designer.
The biggest is Building EF: a three-story, 89,922-square-foot building with shops on the ground floor and offices on the second and third floors, over the below-grade garage. Its state cost estimate is $17.6 million. The offices are being marketed as Henderson East, which the developers pitch as "hotelized" office space with club-style amenities. Buildings D (22,903 sq ft) and G (26,339 sq ft) are two stories over the garage, with shops below and offices upstairs; D's second floor also has restaurant space.
Buildings H (8,468 sq ft) and J (about 4,300 sq ft) are one-story shop buildings toward McMillan. At the Glencoe corner, Building AB is one story (2,463 sq ft) and C is two stories (5,914 sq ft). Across Henderson, Building K (9,043 sq ft) and Building L (about 3,340 sq ft) are one-story retail buildings with surface parking.
The newest filing is Building M at 2107 N. Henderson, registered Aug. 5, 2026: a one-story, roughly 10,000-square-foot retail building with a surface lot, scheduled for Sept. 30, 2026 to Aug. 30, 2027. It's filed under the name Henderson Avenue Shops and appears to be part of the extra 25,000 square feet. In September Acadia bought another Henderson parcel for about $3 million and budgeted about $7 million more to develop it.
The state cost estimates cover building shells, not the full project. Together the building filings add up to about $44 million, while Acadia puts its total investment at $210 million to $235 million, with about $144 million spent by Sept. 30, 2026.

Who's moving in
Romy is the first restaurant: a bakery-cafe by day and a restaurant at night from Tristan Simon, his longtime partner Taryn Anderson and Billy Can Can chef Matt Ford, in about 3,000 square feet at 2050 N. Henderson.
Activewear is clustered here: Lululemon (5,267 sq ft), Vuori (its second Dallas store), and Beyond Yoga in Building J at 1970 N. Henderson. Other confirmed shops include Jenni Kayne, Zadig & Voltaire (first Dallas store), Moscot eyewear (first Dallas store, at 2200 N. Henderson), Sam Edelman (Building G), Catbird jewelry (2166 N. Henderson), Frankies Bikinis (new to Texas) and Rag & Bone, which is moving from a temporary Henderson space into 2240 N. Henderson.
Western wear has a strong showing: Ariat's first Dallas store (6,324 sq ft in Building D), Alberta Boot Co.'s first U.S. store (Building F) and Cody & Sioux's first U.S. location. Jean Dousset (fine jewelry, Building L), Margaux (footwear), Guizio and Cami round out the fashion list.
A new state filing on Nov. 6, 2026 shows a 2,929-square-foot store for a tenant named Figs in Building K at 2201 N. Henderson, with build-out set for April to August 2027. The company hasn't announced it.
Some names announced with the project are in Acadia's existing buildings nearby rather than the new ones. Salt & Straw opened its first Texas shop on May 15, 2026 at 2323 N. Henderson, next to Gemma, and Sway Wellness filed for a spa in the same center.

When it opens, and how sure we are
Mark Masinter, a 3-O co-founder, said in late October that the project was on track for mid-November delivery, which is when tenants get their spaces to finish. Most stores are expected to open in March or April 2027, and some could open sooner. Acadia told investors on Nov. 2 that openings are targeted throughout 2027.
Individual dates vary. D Magazine lists Jenni Kayne, Moscot, Zadig & Voltaire, Beyond Yoga, Lululemon and Sway Wellness as targeting spring 2027. Romy was announced for December 2026. State filings for some interior build-outs in Buildings E and F, and for an office amenity center, run through April 1, 2027.
Treat every date here as a target. Retail openings often slip a few weeks, and as of Nov. 7, 2026 we found no firm opening day announced for any tenant.
Exactly where it is
The project runs along both sides of North Henderson Avenue from Glencoe Street to McMillan Avenue in East Dallas, at the eastern end of the Knox-Henderson strip and a short walk from Sprouts. Addresses run from 2240 N. Henderson at the Glencoe end down to 1970 at McMillan.
Most parking is underground beneath the main buildings, with about 500 spaces. Buildings K, L and M across the street have their own surface lots. In 2018 the garage was cut from 820 spaces to about 575 as part of the zoning compromise with neighbors.
How it got here
Masinter and Simon began planning a project on this vacant land in 2012. Masinter's Open Realty, Simon and CIM Group had bought a portfolio of Henderson Avenue properties that included the site. A plan unveiled in December 2016 called for buildings of up to three stories over two levels of underground parking.
The rezoning was a fight. Some neighbors warned of 5,500 or more extra cars a day cutting through nearby streets. On April 11, 2018, the Dallas City Council unanimously approved a scaled-back version, changing the land from residential to commercial use. A start planned for late 2019 slipped.
In April 2022 Acadia bought the Henderson Avenue portfolio, including the vacant land, for $85.4 million. State filings followed in 2023, and crews broke ground on Oct. 14, 2024. A week later the city posted a stop-work order while it asked for more detail on previously approved permit drawings; the developers expected to restart within days. In September 2025 Simon and Masinter's Ignite-Rebees joined Pacific Elm Properties to form 3-O Real Estate Partners.

What it means for the neighborhood
This fills a stretch of Henderson that sat empty for decades. Acadia and its partners already own about 120,000 square feet of shops and restaurants along the street. The original plan added 87,000 square feet of shops and restaurants, and about 25,000 more are now expected.
Expect more traffic and more demand for parking, especially on evenings and weekends once Romy and the stores open. That was the main worry in 2018, and the reason the garage and the building sizes were cut back then.
For nearby homeowners and renters, the trade is a walkable shopping and dining district within a few blocks, plus a rebuilt streetscape on Henderson, in exchange for busier streets.
What happens next
After the mid-November handover, watch for more tenant build-out filings and a name for the district, which hasn't been announced. Building M's construction window runs to August 2027. We'll update this page as stores set opening dates.
