Knox Street mixed-use (The Lora, Knox Hotel, 3333 Knox)
Hotel opens Jan 29, 2027; apartments summer 2026; offices late 2026
A four-acre block on Travis Street between Knox Street and Armstrong Avenue, backing onto the Katy Trail, is nearly finished as one of Dallas' most expensive developments: a 140-room Auberge hotel with condos above, a 27-story apartment tower, a nine-story office building, about 100,000 square feet of shops and restaurants, and a half-acre park. The hotel opens Jan. 29, 2027. A second phase, Knox & McKinney, broke ground in 2026. Here's what's in each building, who's moving in, and how it got here.

What's being built
The main project fills a four-acre block on the east side of the Katy Trail, along Travis Street from Knox Street south toward Armstrong Avenue. It totals more than 1 million square feet in three high-rises around a half-acre park that connects directly to the trail.
At the Knox Street end is 3333 Knox: nine floors of offices over two levels of shops and restaurants. In the middle, at 4555 Travis, is a 28-story tower holding The Knox, a 140-room Auberge Collection hotel, with 47 private condos above. At the south end is The Lora, a 27-story tower with 186 rental apartments. Across all three, about 100,000 square feet is set aside for shops and restaurants.
The developers are BDT & MSD Partners (MSD invests for Michael Dell's family), Trammell Crow Company, Highland Park Village Associates and The Retail Connection. Woods Bagot and Kohn Pedersen Fox led the design, HKS is architect of record, OJB designed the park, and Balfour Beatty and Andres Construction are the general contractors.
Site plan: building by building

The buildings, one by one
The Knox, Auberge Collection (4555 Travis St.). The state filing describes a 28-story, 445,000-square-foot building with hotel rooms, homes, shops and underground parking, with a $133.5 million construction estimate. Martin Brudnizki designed the hotel interiors, with restaurants and bars, a full-floor spa and a pool deck facing downtown. Chad Dorsey designed the residences, which the developers said in February were nearly sold out. Rooms start at $1,000 a night.
The Lora (3330 Armstrong Ave.). A 27-story apartment tower with 186 homes, one to four bedrooms, from about 800 to more than 3,500 square feet. The name is the Spanish word for parrot, a nod to the monk parakeets along the Katy Trail. Its state construction estimate is $93.5 million. Leasing was set to begin in summer 2026.
3333 Knox. Nine office floors over two levels of shops and restaurants, about 150,000 square feet of offices, with a $41.2 million construction estimate. The offices have been fully preleased since fall 2024: ISN Software is building out about 94,000 square feet as its headquarters, Paul Hastings is taking about 30,000 square feet (all of the fourth floor and half of the third), and BDT & MSD has a suite of its own.
Knox & McKinney (4544 McKinney Ave.). A separate second phase on 1.26 acres at the southeast corner of Knox Street and McKinney Avenue: about 280,000 square feet of offices and 20,000 square feet of shops and restaurants. The state filing describes nine office levels over parking and ground-floor retail, with six levels underground and a $135 million estimate. Pickard Chilton and HKS are the architects, and delivery is expected in 2028.

Who's moving in
Restaurants: Sant Ambroeus, the Milan-born cafe, is taking 8,318 square feet on the ground floor of The Lora, facing the park, for its first Texas location. Théa Mediterranean Rooftop, from Sam Fox's Author & Edit Hospitality, is building a two-level restaurant at 3333 Knox, targeting early 2027. The Main House, from the team behind il Bracco, plans an all-day restaurant with a Katy Trail patio in 2027.
Shops at 3333 Knox: a new two-story, 10,000-square-foot store from retailer Brian Bolke (filed with the state as The Conservatory), Alo's first standalone Dallas store (6,777 sq ft), Staud's first standalone Texas store and Sunlife Organics.
Shops at the hotel's base on Travis: Toteme, TWP, Dôen, Cult Gaia (its first Dallas store, with a matcha bar) and Bachendorf's, which is opening its fifth Dallas-area location here. One more suite is filed without a tenant name.
Some of the Knox Street openings you'll read about, like Tacodeli and ME+EM, are in other buildings on the street, not this project.

When it opens, and how sure we are
The hotel has a firm date: Auberge is taking reservations for stays starting Jan. 29, 2027, two to three months later than the "late 2026" target the developers gave in February.
The Lora was scheduled to deliver first, in summer 2026, and the 3333 Knox offices in late 2026. ISN's headquarters build-out was filed to finish in September 2026, and Paul Hastings' in March 2027.
Stores are staggered. Cult Gaia is aiming for November, Bachendorf's and Dôen for winter, and Alo for the end of 2026. Théa targets early 2027, and Sant Ambroeus' build-out is filed to run into March 2027. Treat any date not set by a company as a target.
Exactly where it is
The block sits on Travis Street between Knox Street and Armstrong Avenue, with the Katy Trail along its west side and Highland Park a few blocks beyond. The hotel's address is 4555 Travis St., the offices are 3333 Knox St., and The Lora is 3330 Armstrong Ave.
Parking for all three buildings is underground. Knox & McKinney is about a quarter mile east on Knox Street, at the McKinney Avenue corner near US-75.
How it got here
MSD, the Dell family's investment firm, began buying buildings around Knox Street in 2018 and became the area's biggest landlord. In October 2021 it and Trammell Crow unveiled plans for three buildings around a small park on the Katy Trail, with about 90,000 square feet of shops and restaurants.
The City Plan Commission approved the zoning unanimously in April 2022, and the City Council followed unanimously on May 25, 2022, despite concerns from some Park Cities neighbors. Auberge was chosen to run the hotel in 2023, and Beal Bank made a $619.5 million construction and permanent loan in December 2023, when work began.
The towers topped out in February 2026. In March, BDT & MSD, Trammell Crow and their partners lined up Goldman Sachs financing for Knox & McKinney and broke ground that spring.

Square feet, main Knox Street project only. Knox & McKinney adds about 20,000 more.
What it means for the neighborhood
Knox Street becomes a much denser district. The new buildings add a luxury hotel, about 230 high-end homes, hundreds of office workers and more than 100,000 square feet of shops to a strip that already has more than 70 shops and restaurants. Knox & McKinney will add another 300,000 square feet by 2028.
Trail users get a new half-acre park and trailside restaurants. For neighbors, expect more traffic and demand for parking around Knox, Travis and Cole, especially once the hotel and restaurants open.
The new buildings also set a price point. Hotel rooms start at $1,000 a night, and CultureMap reports that would make The Knox the city's most expensive hotel.
What happens next
Watch for the hotel's Jan. 29, 2027 opening, opening dates for Sant Ambroeus, Théa and The Main House, and more tenant announcements. We'll update this page as stores open.
