A town that grows on purpose
The Census Bureau estimates Flower Mound had 79,540 residents in July 2025, up from 75,956 at the 2020 Census, and the regional council of governments estimates 82,870 as of January 2026. That’s slow growth by North Texas standards; Realust measures 6.3% over five years. It’s by design. The town’s SMARTGrowth program checks new development against road, water, sewer and park capacity, and the Cross Timbers Conservation Development District in the middle of town is mostly homes on lots of two acres or more with conservation easements.
Bigger change is coming at the edges. Furst Ranch, a 1,066-acre development at US 377 and FM 1171, is planned for thousands of homes and apartments over several decades, and Lakeside DFW on the lake is filling in with offices, restaurants and residences.
Housing and what it costs
Flower Mound’s median home price is $735,000. The typical home was built around 2002 on a lot of about 36,000 square feet, by far the largest lots of the five cities we profile. Prices range widely: starter homes around $515,000 and premium homes around $2.65 million, at about $370 per square foot.
Prices are down 4.9% over the past year and up 31.8% over five years. Homes sell in a median of 68 days at about 97.2% of asking. Median rent is $2,437, against an estimated $3,717 monthly payment to buy. More than half of homes in our data (57%) have an HOA, averaging $248 a month, so ask about dues early.
For taxes, the town’s rate is $0.387277 per $100 of value for FY2026-27, unchanged from the year before, with a 20% homestead exemption and a $150,000 exemption for residents 65 and older or with disabilities. The town says the combined rate for a home in Denton County and Lewisville ISD is about $1.69 per $100, and the school district makes up about two-thirds of the bill.

Schools
Five school districts serve Flower Mound, but most of the town is in Lewisville ISD or Argyle ISD, with small areas in Denton, Grapevine-Colleyville and Northwest ISDs. Lewisville ISD earns an A- in our data, ranks in the top 32% of Texas districts and has a 96.8% graduation rate, with six A-rated campuses in Flower Mound. The Schools score (82) is solid but a step below Frisco and Prosper, so check the specific campuses for an address.
Safety
This is Flower Mound’s strongest category. Its Safety score is 86, the best of the five cities we profile. Violent crime is about 0.57 incidents per 1,000 residents and property crime about 5.83 per 1,000.
Getting around
Flower Mound sits about 3 miles north of DFW Airport, a real advantage for frequent flyers, and it’s 27.6 miles from downtown Dallas. The average commute in our data is 26 minutes. Even so, its Commute score is just 61, the lowest of the five, because daily life requires a car. There’s no DART or DCTA service, and the main roads carry heavy traffic: the FM 3040 and FM 2499 intersection handles more than 76,000 vehicles a day.
The town is improving that intersection now, with work scheduled through summer 2027, and widening of Lakeside Parkway and FM 407 is in planning.
Jobs and the economy
Many residents commute out of town for work. The largest employers in town include CTDI, Lewisville ISD, MI Windows and Doors and Texas Health Presbyterian Hospital Flower Mound. In our data, 27.2% of residents work from home and the median household income is $154,471.
Day-to-day life
Flower Mound’s Lifestyle score is 89, and its strength is the outdoors. The town has nearly 1,000 acres of parkland across 57 parks and more than 60 miles of trails, and Twin Coves Park covers 243 acres on Grapevine Lake. Voters approved $82 million for parks, trails and a community center in 2025. Evenings are quieter: dining and shopping are mostly in neighborhood centers and at Lakeside DFW, and nightlife is limited. The median age is 42.6, older than the newer suburbs.
The honest tradeoffs
- Car-dependent. No transit, and busy farm-to-market roads at rush hour.
- Higher HOA costs than the other cities in this series.
- Tighter town budgets. The town has held department budgets flat and says future bonds or tax increases may be needed.
- Quiet by design. Great if you want space; less so if you want walkable nightlife.
