Ask anyone who has lived in North Texas for a while and they will tell you: where you live matters less than where you live relative to where you work. So we measured it. Using Google’s rush-hour estimates for a weekday 8 AM departure, we timed the drive from each of the 84 cities Realust covers to 36 of the region’s biggest workplaces and job centers. That’s 3,024 routes.

The short version: the best-connected places cluster around DFW Airport, Las Colinas and the LBJ corridor, rush hour adds about 15 minutes to a typical trip, and whether you’re willing to pay tolls can cut your options in half.

The best-connected cities

We counted how many of the 36 workplaces each city can reach in 30 minutes or less at rush hour. Farmers Branch leads with 24, followed by Carrollton, Coppell and Irving with 20 each. All four sit between the LBJ Freeway, the Las Colinas office district and DFW Airport, where several highways and toll roads meet.

Connected and affordable

The most connected cities aren’t all expensive. Five of the 13 best-connected cities have a typical home value of about $400,000 or less:

Across all 13 of those best-connected cities (12 or more workplaces within 30 minutes), the median typical home value is about $485,000.

Where rush hour adds the least

Rush hour hurts everywhere, but not equally. Averaged across all 36 workplaces, the 8 AM drive from Irving takes only 3.7 minutes longer than in free-flowing traffic. Grapevine (3.8) and Coppell (3.9) are close behind. Cities close to several job centers have shorter trips, and shorter trips leave less room for traffic to pile up.

The farther a city is from the core, the more rush hour adds. The longest 8 AM trips in our data run from the US-75 corridor north of McKinney to the Medical District near downtown Dallas: about 88 to 91 minutes, compared with 49 to 54 minutes off-peak. If your job is in Collin County instead, the same towns look very different, which is exactly why it pays to check your own workplace.

The toll road question

On 39% of routes, avoiding toll roads costs nothing at rush hour. On 28%, it adds 10 minutes or more. Where you live decides which group you’re in. Coppell can reach 20 workplaces in 30 minutes with tolls, but only 7 without. Plano and Allen reach 13 either way, because their quickest routes to those workplaces don’t need the tollways.

Ask yourself
  • Would you pay tolls every day, or do you want a commute that works without them?
  • If two people in your home commute, does one city work for both jobs?

What rush hour costs you in a year

Fifteen extra minutes each way doesn’t sound like much. Over 230 workdays, it adds up to about 115 hours a year, close to three full work weeks. A 20-minute drive from Frisco to Toyota North America’s headquarters in Plano works out to 153 hours a year in the car. Our Live Near Work tool does this math for any city and workplace.

How we measured: Google Routes traffic-aware estimates for a weekday departure at 8:00 AM Central, from a central point inside each city (the Census Bureau’s internal point) to 36 major workplaces and job centers, with and without toll roads (3,024 routes). Large cities such as Dallas are measured from a single central point, so your own drive will vary by neighborhood. Typical home values are Zillow’s typical home value as of October 2026.
