Downtown: a historic square with two rail lines
Historic Downtown Carrollton is a small square around Main Street and Broadway, just west of I-35E near Belt Line Road. The city puts on most of its downtown events at the square's gazebo and at the Switchyard. The 1924 MKT railroad depot still stands next to the tracks.
Food on and near the square includes Babe's Chicken Dinner House (1006 W. Main St.), Beth Marie's Old Fashioned Ice Cream next door (1020 W. Main St.), Twisted Root Burger Co. (1111 S. Main St.) and Cane Rosso (1301 S. Broadway St.). 3 Nations Brewing moved into a 1033 E. Vandergriff Dr. taproom in 2019. Street Corner Urban Market, a small grocery, was set to open across from the square at 1105 S. Broadway St. in spring 2026.
The Downtown Carrollton DART station (1013 N. Denton Dr.) serves the Green Line and, since Oct. 25, 2025, the Silver Line. It has 251 parking spaces. In 2024 the city began expanding its downtown master plan east toward Belt Line Road and Josey Lane.
A year of events, most of them free
The biggest event is the Festival at the Switchyard, a free one-day downtown festival with rides and concerts by touring acts. In 2026 it is on Saturday, Nov. 7, from 11 a.m. to 10 p.m. Santa on the Square, the city's tree lighting, follows on Saturday, Dec. 5, from 4 to 8 p.m.
Earlier in the year, TEXFest marks Texas Independence Day in early March. Paws on the Square comes in April and May the 4th in May. The city also holds an Independence Day concert and fireworks in July, a Culture Fest in September and a pumpkin patch at the Perry homestead in October. Sounds on the Square brings live music to the gazebo on select Friday evenings. The library adds a spring and a fall book sale and a summer reading challenge.
Parks, trails and nearby lakes
The city lists more than 50 parks and, in an older count, 1,792 acres of parkland. The largest sites are Indian Creek Golf Club (415 acres, 36 holes), McInnish Park and Sports Complex (2335 Sandy Lake Rd.), Greenbelt Park (185 acres), Josey Ranch Lake Park and Sports Complex (about 100 acres) and Rosemeade Park and Recreation Center (28 acres). The 40-acre Elm Fork Nature Preserve shares the Sandy Lake Road address with McInnish.
The city lists 19 neighborhood park trails that add up to about 8.1 miles. Most are short park loops under half a mile. The longest is the 1.5-mile Eisenhower Trail between Frankford Road and Hebron Parkway.
Arbor Hills Nature Preserve in Plano is about 13 minutes away by car. The Lewisville Lake Environmental Learning Area is roughly 16 minutes away, and the Lewisville Lake shoreline about 23.

Your tax bill depends on county and school district
Carrollton sits in three counties and five school districts, so two houses a mile apart can pay different rates. Most of the city is in Dallas County and Carrollton-Farmers Branch ISD. There a home pays the city (0.5375), CFB ISD (0.9481), Dallas County (0.2155), Parkland Hospital (0.2120) and Dallas College (0.1066). All rates are per $100 of value, and together they come to about 2.02% before exemptions.
The northern part of the city sits in Denton County and mostly in Lewisville ISD. Denton County's rate is 0.1859, and it has no hospital or college tax, so the base rate there is about 1.84%. The small Collin County part is in Plano ISD at about 1.81%. Small areas in the southwest and southeast fall in Coppell ISD and Dallas ISD.
Exemptions cut the bill a lot
Carrollton gives a 20% homestead exemption and takes $110,000 off for owners 65 and older or disabled. Dallas County, Parkland and Dallas College each give 20% and $100,000 for seniors. Every school district takes $140,000 off a homestead, and seniors get $60,000 more plus a school tax ceiling. Dallas ISD adds its own 10% exemption.
At the city's median home value of $420,800, a homestead on the Dallas County side in CFB ISD owes about $6,270 a year, or $522 a month. That is an effective rate of about 1.49%. The same house as a rental with no exemptions would owe about $8,500. In Lewisville ISD on the Denton side, the homestead bill is about $5,730. In Plano ISD on the Collin side, it is about $5,670.
Few add-on districts, but check two
Unlike many newer suburbs, Carrollton has no MUDs on the 2025 rate lists checked here. Two add-ons can still apply. The Valwood Improvement Authority, a levee district in Dallas County, levied 0.04 in 2025, or about $170 a year on a $420,000 home. The city also has two public improvement districts in the Castle Hills area. Their assessments are a set yearly installment on the tax bill, and owners can pay them off early.
Rates have been falling. The city cut its rate for the 12th straight year in 2025, and CFB ISD dropped from 0.9836 to 0.9481. Rates for 2026 were not confirmed.
City utilities: water, sewer and trash on one bill
The city bills water, wastewater and sanitation together. Water costs $15.51 a month for the first 2,000 gallons and $3.67 per 1,000 gallons after that. From May to September, use above 10,000 gallons costs $4.93, and above 25,000 gallons $6.15. That tiering mostly hits lawn watering.
Sewer costs $17.15 for the first 2,000 gallons and $3.99 per 1,000 gallons after that. The volume is set by your January–March average, so summer watering does not raise it. Sanitation is a flat $24 a month for trash, recycling, bulk and household hazardous waste. At 6,000 gallons, the city bill comes to about $87 a month. New accounts pay a $75 deposit, and the council approved a water and sewer increase for 2026.
Electric, gas and internet
Carrollton is in Oncor's delivery area, so most residents choose a retail electric plan, and the price depends on the plan they pick. Atmos Energy provides natural gas. Several wired internet providers serve the city, but coverage and price vary by street, so check by address.
Commute and tolls
The average commute is about 24 minutes. The Bush Turnpike crosses the city and the Sam Rayburn Tollway runs along its north side. Both charge tolls, and NTTA raised rates about a penny per mile in July 2025. I-35E is toll-free.

A rail stop that became a suburb
Carrollton grew up around Trinity Mills, where a mill opened in the 1840s and the Dallas-Wichita Railroad arrived in 1878. A second railroad, the Cotton Belt, crossed the Katy in 1888 and made the town a shipping point. It incorporated in 1913.
It stayed small until after World War II. The population went from 4,242 in 1960 to 40,595 in 1980 and 82,169 in 1990 as North Dallas suburbs spread north. By 2000 it had 109,576 people.
Population: large, and growing slowly
The 2020 Census counted 133,434 people. The Census Bureau's estimates have stayed between about 133,600 and 135,800 since, with 134,562 in July 2025. NCTCOG, which uses a different method, puts the city at 138,131 on Jan. 1, 2026, up 1,588 in a year.
Most residents live in the Denton County part of the city, about 83,000. Another 51,000 or so live in Dallas County and fewer than 1,000 in Collin County. No city or regional population forecast was found. The city's new Destination 2040 plan, adopted in August 2025, sets themes rather than a target.
Housing: apartments near the rails
The city issued 3,092 housing permits from 2020 to 2025, but 2,315 were in apartment buildings. Single-family permits fell from 571 in 2018 to 16 in 2025. That pattern fits a city with little open land left.
The biggest project is Trinity Mills Station, a $1.5 billion district on about 25 acres of city and DART land at I-35E and the Bush Turnpike. Its first phase, the 436-unit Eviva apartments and a 3-acre park, opened in December 2025. A hotel and an office tower are planned. Near downtown, NRP is building 370 apartments on North Broadway.
For buyers, the main new single-family option is Carroll Crest, an InTown Homes community of about 200 homes on Crosby Road, priced from about $599,000 in August 2026. Most purchases here are resales.
What is driving it
Rail access sets Carrollton apart. It has three DART Green Line stations, the southern end of the DCTA A-train at Trinity Mills, and since October 2025 a DART Silver Line stop downtown that runs east to Plano and west to DFW Airport. The city is extending its downtown plan south to Belt Line Road.
Roads matter too. TxDOT's $1.4 billion first phase of 35Express added toll express lanes on I-35E by 2018. The Bush Turnpike crosses the city, and the Sam Rayburn Tollway runs along its north edge. The local job base leans toward manufacturing and distribution; the largest private employers include Brandt, AER Manufacturing and Western Extrusions. Larger job centers in Plano, Las Colinas, Coppell and Addison are next door.
Schools: fewer students, new buildings
Carrollton-Farmers Branch ISD serves most of the city. Northern Carrollton is in Lewisville ISD, and smaller areas are in Plano, Coppell and Dallas ISDs. Check the district by address.
CFBISD enrollment peaked at 26,423 in 2011-12 and fell to 22,899 in 2026 state data. In March 2025 the board voted to close four campuses, citing nearly 10,000 empty seats. Voters still back building work: a $350 million bond passed in 2018 and a $716.44 million bond in May 2023, which is paying for replacement schools and renovations.
Values and incomes
Census survey data show the median owner-estimated home value rising from $173,400 (2011-2015) to $238,300 (2015-2019) and $381,000 (2020-2024). Median household income rose from $69,368 to $101,396 over the same periods.
Because few new homes are being added, these gains mostly reflect existing homes rising in value. About 59% of occupied homes are owner-occupied.
