Downtown: the square, Main Street and the Onion Shed
Farmersville's downtown centers on McKinney Street and Main Street. City Hall is at 205 S. Main St. The Charles J. Rike Memorial Library (203 Orange St.), the O.E. Carlisle Civic Center (201 Orange St.) and the Senior Center (209 Orange St.) sit together a block away.
The anchor of downtown public life is the Farmersville Onion Shed, a restored 1930s shed on Main Street beside Memorial City Park. It hosts the Farmersville Market on the first Saturday of each month and most of the town's festivals. The Chaparral Trail starts behind it. Freedom Plaza, on the downtown square, holds a veterans memorial and an Audie Murphy memorial.
Downtown storefronts turn over. A custom T-shirt business and a boutique opened on McKinney Street in a former auto-parts building (Dec 2025). Two places named in older travel guides, Over Yonder (201 McKinney St.) and 12 Stories Coffee (206 McKinney St.), are now listed as permanently closed. Check current listings before planning a visit around a specific shop or restaurant.
The calendar: Audie Murphy Day and a December run of events
Farmersville ties its biggest weekend to Audie Murphy, whose 1945 homecoming is marked by a historical marker at Freedom Plaza. In 2026 Audie Murphy Day ran June 19-20, with Heritage Museum exhibits on Friday, then a veterans breakfast, a downtown parade and a veterans ceremony at the Onion Shed on Saturday.
Old Time Saturday, a downtown festival with a 5K, parade, car show and tractor pull, drew record crowds on Oct. 4, 2025, its 45th year. Organizers suspended it for 2026 after a volunteer shortage. The chamber also lists an October bike ride.
December is the busiest month. In 2025 the Farmersville Lights display opened Dec. 2 and ran nightly. Downtown merchants stayed open late Dec. 5. A holiday market at the Onion Shed and a Victorian Christmas at the Bain-Honaker House followed Dec. 6. The Rudolph Run 5K and the evening Christmas parade came on Dec. 13.
Parks, trail and the lake
The city's Parks Directory lists 10 parks and facilities. Memorial City Park (153 S. Main St.) has a playground, pavilion and restrooms next to the Onion Shed. Rambler's Park and the Robbin Lamkin Memorial Splash Pad are on Farmersville Parkway; the splash pad opens Memorial Day weekend through Labor Day weekend. Southlake Park (1601 Old Josephine Rd.) has a lake for fishing, a pavilion, restrooms and trails. The J.W. Spain Athletic Complex (400 Merit St.) has five ball fields and a football area. The city does not publish acreage for its parks.
The Chaparral Trail is the standout. The city maintains 5 miles of it, half paved and half decomposed granite, with parking, a pavilion and restrooms at the trailhead. It is part of the Northeast Texas Trail, a rail trail that runs about 130 miles east to New Boston.
In 2024 the city began updating its parks master plan with consultant Kimley-Horn. Residents asked for more shade at the splash pad, more fishing docks and trails at Southlake, and a recreation center. Those were requests, not adopted projects.
Lavon Lake is the closest large lake.
Errands and health care
Day-to-day errands cluster on W. Audie Murphy Parkway. Store listings place a Brookshire's grocery at 1705 W. Audie Murphy Pkwy. A Walgreens pharmacy is registered at the same address, with its federal provider record last updated in August 2026.
Hunt Regional Urgent Care opened across the road at 1708 W. Audie Murphy Pkwy, Suite 300, in late 2024. It handles minor injuries and illnesses and has on-site X-rays. The nearest 24-hour emergency department we found is Hunt Regional Medical Center in Greenville, a Level III trauma center.
Schools
Farmersville ISD runs four campuses. Tatum Elementary (405 N. Washington St.) serves early education through grade 2. James & Mary Hemby Elementary (807 N. Main St.) is the renamed Farmersville Intermediate, which served grades 3-6 in TEA's latest campus data. Farmersville Junior High (grades 7-8) and Farmersville High School (grades 9-12) are on Highway 78. The district site lists 2,535 students.
TEA rated the district B (84) in 2025, up from 81. The high school earned an A (91). The junior high scored 83 and the intermediate campus 80, both B. Voters approved a $98 million bond in May 2024 that includes a new elementary school on donated land in the Lakehaven development.
Getting around and public safety
Realust's off-peak routing puts downtown Greenville 20 minutes east, downtown McKinney 22 minutes west, downtown Plano 40 minutes and downtown Dallas about an hour. DFW Airport is about 67 minutes away and Love Field about 65. Rush-hour traffic adds time.
The city runs its own police department, led by Chief Marsha Phillips, and a fire department at 134 N. Washington St. that says it has more than 100 years of service. The city sends alerts through Nixle.

City tax is a big share of the bill
A home inside Farmersville city limits pays four taxing units: the city at $0.725, Farmersville ISD at $1.215, Collin County at $0.1493 and Collin College at $0.0812, all per $100 of value. Together that is 2.17% before exemptions, the highest base rate among nearby Collin County cities on the 2025 Republic Title sheet.
The city gives no general homestead exemption, so its tax falls on full value. The school district takes $140,000 off a homestead's value, Collin County takes 5% and Collin College takes 20%. Owners 65 and older get $30,000 off city value, $60,000 off school value and tax ceilings from the city, the ISD, the county and the college.
Collin CAD put the city's 2025 average home market value at $262,984. A homestead at that value would owe about $3,945 a year, or $329 a month, at 2025 rates. That is an effective rate of about 1.50%. The same house as a rental with no exemptions would owe about $5,710.
Lakehaven pays a MUD tax instead of a city tax
Lakehaven, the large Meritage Homes community near SH 78 at Lavon Lake, sits in Lakehaven MUD. The MUD's 2025 rate was $1.20 per $100. When the subdivision was approved in 2019, the local paper reported it would be built outside city limits, so homes there pay the MUD rate in place of the city's $0.725.
At the city's average value of $262,984, a Lakehaven homestead would owe about $5,190 a year, or $433 a month, before any MUD exemption. Collin CAD's 2025 average home value inside the MUD was $307,872. The MUD's 2026 worksheet shows a voter-approval rate of $1.57, so ask for the current rate before you buy.
No Farmersville PID shows up on the county tax office's rate lists. Confirm on any newer subdivision, and ask for the seller's MUD and PID disclosures.
Check the school district on the address
Most city addresses are in Farmersville ISD. Title-company sheets also list Farmersville rows for Blue Ridge ISD ($1.2452) and Princeton ISD ($1.2072). On a $262,984 homestead the difference is under $40 a year either way. Farmersville ISD proposed $1.2303 for 2026.
The city runs the electric system
Farmersville owns its electric utility, with its own line crew and a 24-hour outage number at City Hall. Homes on the city system pay the city's rate and cannot pick a retail plan. The rates sit in the master fee schedule adopted in 2026. Ask for a recent bill on any house, because some addresses near town are served by other utilities.
Water, trash and internet
The city bills water and sewer and buys its water from the North Texas Municipal Water District. New accounts need a lease or deed, an ID and a deposit.
Sanitation Solutions picks up trash on Mondays, with bulk items up to 2 cubic yards. Community Waste Disposal collects recycling every other Wednesday for a monthly fee on the water bill.
Thrive Broadband built fiber in town through a partnership with the city, with speeds up to 2 Gbps. AT&T Fiber reaches parts of town, at $70 a month for 1 Gig.
Commute and HOA
The average Farmersville worker's commute is about 31 minutes. Without traffic, downtown McKinney is about 22 minutes away and downtown Dallas about an hour.
Lakehaven charges $750 a year in HOA dues, according to a 2026 listing. Dues for older subdivisions were not found.

A farm town that held at 2,000 for decades
Farmersville began in 1849 on the Jefferson-McKinney Road and took its name from what its settlers did. It incorporated in 1873. By the 1930s it called itself the Onion Capital of North Texas, shipping more than 1,000 carloads a year.
The population reached 1,856 in 1900 and then barely moved. It was 2,021 in 1960, 2,640 in 1990 and 3,301 in 2010.
Population: steady, then a jump
The 2020 Census counted 3,612 people. Census Bureau estimates rose slowly to 4,471 in July 2024, then jumped to 5,531 in July 2025. NCTCOG puts the city at 5,742 on Jan. 1, 2026, up 766 in one year.
No official long-range population forecast was found. The school district's enrollment forecast is the clearest sign of what local planners expect: 3,611 students by 2027-28.
Housing: Lakehaven drives the permit count
Through 2017 the city rarely permitted more than nine homes a year. Permits rose to 93 in 2018 and stayed between 68 and 86 a year from 2020 to 2023. Then they jumped: 434 in 2024 and 441 in 2025, all single-family. Through September 2026 the city had permitted 207.
Most of the new homes are in Lakehaven, a 453-acre community near Hwy 78 and County Road 550. Green Brick Partners and Meritage Homes split its 1,838 lots. In fall 2026 their series had starting prices from $234,990 to $307,990.
Lakehaven sits in its own municipal utility district, created by the Legislature in 2019. The law gives Farmersville sole authority over building permits there. Buyers should check whether a given Lakehaven address is inside city limits, since that affects city services and taxes.
Older in-town subdivisions such as Camden Park are built out. Cope Homes plans two rural acreage communities: Rollins Ranch, with 40 lots on 50 acres off County Road 601, and Cobble Creek, on about 100 acres off FM 547. Both are listed as coming soon.
Apartments arrive
Before 2023 CoStar counted about 220 apartment units in six small Farmersville properties. Palladium Farmersville, 80 units near US 380, opened in 2020. In June 2022 the city approved two larger projects: Fountainview, 290 units at Princeton Avenue and Harvard Boulevard, and The Loop, 350 units at Hwy 78 and Farmersville Parkway. Fountainview is now leasing.
Roads, land and utilities
TxDOT plans a new US 380 freeway about 8.5 miles long south of town, from County Road 560 to the Hunt County line. The current US 380 would remain. TxDOT's project page anticipated bidding in fall 2027, subject to change, and has no cost estimate yet. The city is also building Farmersville Parkway; right-of-way documents were being finalized in February 2026.
About 6,000 acres east and south of town are zoned industrial, near the rail line. The city has pursued an industrial park, but no major employer has been announced. Water comes through the North Texas Municipal Water District, which the city helped found.
Schools: two bonds and a new elementary
Farmersville ISD grew from 1,549 students in 2014-15 to 2,236 in 2023-24, and state data show 2,530 in 2026. Voters approved a $65 million bond in May 2021 and a $98 million bond in May 2024, the second by about two to one.
The 2024 bond pays for Lakehaven Elementary, a 102,345-square-foot school at Lakehaven Boulevard and Chambers Drive. Construction began in February 2026, with completion set for June 2027 and an August 2027 opening planned. The district's growth plan lists two to four more elementary schools and a new junior high as later needs.
Home values and incomes
The Census Bureau's survey put the median owner-occupied home value at $112,200 in 2011-2015 and $289,400 in 2020-2024. Median household income was $48,258 in 2011-2015 and $81,036 in 2020-2024, but the margin of error on the newer figure is more than $40,000. About 70% of occupied homes are owner-occupied.
