No old main street yet, but two centers
Sachse got its name in 1886, when William Sachse gave the railroad frontage for a depot. The city is now working to turn the blocks near that history into a downtown. The Sachse Economic Development Corporation bought land for a 5th Street District in 2018. The first phase rebuilt the street and its water and sewer lines. The city council later moved toward a master developer deal with Frisco-based Nack Development. Planned uses include restaurants, shops, offices and housing, but no tenants have been named and there is no target date. For now the district's best-known use is the Sachse Farmers Market at 3324 5th St. It meets on second Saturdays.
Most of the restaurants are at The Station, a mixed-use project on the Bush Turnpike near Miles Road. In 2026 it has The Brass Tap (5321 The Station Blvd.), a beer bar with trivia and karaoke nights, and Cane Rosso (5421 The Station Blvd.), a pizza restaurant with reviews into September 2026. A Chick-fil-A at Miles Road and The Station Blvd. has a permitted finish date of November 2026. Permits also show Chiloso at The Station and 30 Brunch House on Hwy 78, but we found no confirmation that either one has opened.
The calendar: markets, cleanups, fireworks, a lighted parade
City events are spread across a few spots: Heritage Park, J.K. Sachse Park, the city complex at 3815 Sachse Rd. and the 5th Street District. In May 2026 the city held a free Summer Nights concert at J.K. Sachse Park with food trucks. It also ran the spring X-Treme Green collection day at Heritage Park, where residents can drop off bulk trash, electronics, hazardous waste, tires and documents for shredding. The fall X-Treme Green followed on Sept. 19, 2026. The Red, White & Blue Blast is the city's July fireworks show at Heritage Park. In 2024 it was held on July 3.
In fall 2026 the city also held a 9/11 ceremony and Public Safety Day (Oct. 17) at the Public Safety Building. In December 2025 the Christmas Extravaganza started with a lighted parade on Miles Road and ended with a tree lighting at the city complex. The library runs monthly adult and teen nights and weekly story times.
Parks and open space
Heritage Park (4408 Hudson Dr.) is the main park. The city lists it at 36 acres; a 2024 news report said 34. It has three lighted baseball fields and a 0.7-mile trail. A $10 million, two-year renovation that reopened it in October 2024 added an amphitheater and event lawn, a splash pad, a railroad-themed playground and a dining pavilion. J.K. Sachse Park (4310 Ranch Rd.) opened its first phase in 2023 with a splash pad, sand volleyball, pickleball courts and a pavilion. Salmon Park (7 acres, 4302 Williford Rd.) has a lighted ballfield, a practice field and a basketball court.
Smaller parks include Dave Sanford Park (4.7 acres), which has a stocked fishing pond and a 0.25-mile trail, and Stone Park (3.97 acres), which has a pond and a trail. Firefighters, The Commons, Ingram and the 0.25-acre Cornwall Lane pocket park round out the list. The biggest open space is Muddy Creek Preserve: 147 acres on Pleasant Valley Road with about a mile of paved trail. Four more greenbelts are mostly undeveloped. The park master plan dates from 2010.
The dam end of Lavon Lake is about 8.5 miles away, roughly 17 minutes by car to an approximate point.
Errands and health care stay in town
Sachse has three full grocery stores: Kroger at 5190 Hwy 78, which has a drive-thru pharmacy; a Walmart Supercenter at 8015 Woodbridge Pkwy.; and a Walmart Neighborhood Market at 6750 Murphy Rd. Walgreens has a drive-thru pharmacy at 5434 Hwy 78. Firewheel Town Center in Garland is about 3 miles away.
Medical City Sachse, at 4750 President George Bush Hwy., is a campus of Medical City Plano. It has a 24/7 emergency department with 13 private ER rooms and a four-bed ICU. City Hall, the library, police and fire headquarters and the Michael J. Felix Community Center share one complex at 3815 Sachse Rd. A $14 million city service center at 6240 Sachse Rd. is due in May 2027.

Which county you're in changes the tax bill
Sachse straddles Dallas and Collin counties, and the county line changes which units tax a home. Every address pays the city (0.6504 per $100) and a school district: Garland ISD (1.1709) for most of town, or Wylie ISD (1.1752) in parts such as Woodbridge.
On the Dallas County side, three more units apply: Dallas County (0.2155), Parkland Hospital (0.2120) and Dallas College (0.1066). Before exemptions that is a 2.36% base rate. On the Collin County side, Collin County (0.1493) and Collin College (0.0812) take their place, for about 2.05%.
Exemptions narrow the gap. The ISDs take $140,000 off a homestead's value. Dallas County, Parkland and Dallas College each exempt 20%, as does Collin College. Collin County exempts 5%. The city has no general homestead exemption but gives $50,000 to owners 65 and older.
What a typical homestead pays
The city's 2026 tax notice puts the average homestead's 2025 taxable value at $465,543. On the Dallas County side in Garland ISD, that home owes about $8,830 a year, or $736 a month, an effective rate of about 1.90%. The same home in Collin County owes about $7,800. As a rental with no exemptions on the Dallas side, it would owe about $10,970.
Expect the Dallas County line to rise. The county adopted 0.24865 for 2026, up from 0.2155, which adds about $123 a year to this example. The city has proposed keeping its rate at 0.6504 for 2026.
The Station carries a PID
Sachse has no MUDs on the 2025 rate sheets. It does have one public improvement district, PID No. 1, covering The Station near SH 78 and the Bush Turnpike. PID owners pay a yearly assessment on top of property tax, and the city uses part of a tax increment zone's revenue to lower it. Ask the seller for the PID disclosure and the current installment, because the amount was not published in the sources checked.
Electric: shop your plan
Sachse is on Oncor's wires, so every address can pick a retail plan. In late October 2026, 12-month fixed plans at 1,000 kWh ranged from 14.1¢ to 18.7¢ per kWh, with a median of 15.4¢. That works out to about $154 a month at 1,000 kWh. Bill-credit plans can look cheaper but only pay off at certain usage levels.
Water, trash and internet
The city bills water, sewer, trash and a $6 drainage fee on one bill. Water comes from the North Texas Municipal Water District, and the city pays Garland to treat wastewater. From Oct. 1, 2026, water is $21.24 a month plus $6.31 per 1,000 gallons up to 10,000. Sewer is $15.12 plus $8.33 per 1,000 gallons, billed on your average use from November through March. The city's own sample bill, at about 10,400 gallons, comes to $220.89 including trash and drainage.
Community Waste Disposal picks up trash and recycling weekly on the same day, with monthly bulk and brush pickup. The fee is $21.82 a month.
Frontier fiber reaches most of the city, with 1 Gig at $64.99 a month for new customers on bank autopay. Spectrum cable covers nearly every address, and Hotwire fiber serves some communities.
HOA, commute and rent
HOA dues vary. A recent Woodbridge listing shows $550 a year, with golf billed separately. Single-family homes at The Station show $1,200 a year, and a townhome there shows $250 a month.
The average Sachse worker commutes about 30 minutes. The Bush Turnpike runs along the city's edge and charges 22¢ a mile with a TollTag. Median gross rent was $1,798 in the 2020–2024 ACS.

From farm town to suburb in 30 years
Sachse grew around a railroad depot named for William Sachse, a Prussian settler who arrived in 1845. It incorporated in 1956 and had 1,640 people in 1980.
Then Dallas growth reached it. The city counted 5,346 people in 1990, 9,751 in 2000, 20,329 in 2010 and 27,103 in 2020. Woodbridge, a golf-course community shared with Wylie, carried much of the 2000s; its last phases opened in 2017.
Population: the fast years are over
The Census Bureau estimates 32,834 residents on July 1, 2025, about 5,700 more than in 2020. Nearly all of that gain came by 2023. The 2025 estimate is slightly below 2024's.
NCTCOG's count is lower: 30,653 on Jan. 1, 2026, up only 23 in a year. About two-thirds of residents live in the Dallas County part and one-third in Collin County. No agency or city population projection was found.
Housing: one last wave, then a stop
The Bush Turnpike's eastern extension opened through Sachse in December 2011. Most new housing since then sits along it. The city permitted 759 housing units in 2020, 596 in 2021 and 719 in 2022, with apartment buildings making up most of the 2020 and 2022 totals.
The Station, PMB Capital's mixed-use project between Miles and Merritt roads, is the largest. It grew from a $250 million plan in 2019 to a $500 million, 134-acre project with more than 1,000 homes and apartments. Miles One 90 added 389 apartments, and Huffines' Aria added townhomes at Pleasant Valley and Merritt roads.
Since then building has nearly stopped. The city permitted 48 units in 2024, 4 in 2025 and 3 from January to September 2026. Current new-construction listings are custom-home lots, not builder communities. The nearest active builder community, Grand Homes' Dominion of Pleasant Valley, is just across the line in Wylie.
What is still being built
With the land mostly used up, the city's work is roads and redevelopment. Voters approved a $54 million street and shelter bond in 2021. Merritt Road is set to be widened to four lanes from Pleasant Valley Road to Sachse Road, budgeted at $36.5 million with a $30 million TxDOT grant. A citizen committee is weighing a 2027 bond with a wish list above $100 million.
Downtown, the Sachse EDC bought the 5th Street District land in 2018 and began talks with Nack Development in 2024 for restaurants, shops and housing. Commercial filings in 2026 are mostly fitness, churches, small retail and street rebuilds.
Schools
Most of Sachse is in Garland ISD, which fell from 57,517 students in 2015-16 to 51,021 in 2024-25. Voters approved a $1.1 billion Garland ISD bond in May 2023. The Collin County side is in Wylie ISD, which has grown to about 19,450 students and passed a $298 million bond in November 2023.
Prices and incomes
Census survey data put the median owner-occupied home value at $406,200 for 2020-2024, up from $177,700 in 2011-2015. Median household income rose from $89,428 to $131,808 over the same periods. Collin County addresses run higher than Dallas County ones on both measures.
Sachse has few big employers of its own: about 3,300 private-sector jobs in its ZIP code. Residents mostly commute to Richardson, Plano and Garland along the turnpike and SH 78.
