Downtown: one intersection the city is rebuilding
Seagoville's old downtown sits around Kaufman Street and Malloy Bridge Road. US 175 is the main commercial corridor, and most shopping sits along it. The city and its Economic Development Corporation (EDC) are working from a 2019 downtown corridor study. The EDC owns several buildings on a corner lot and uses façade grants and a newer downtown program to pull in tenants.
The first rebuilt building, at 103 N. Kaufman St., reopened as Doe Belly's Kitchen in January 2025. A later listing shows it as closed, so check before you go. A barbecue restaurant was planned downtown for 2026. State filings show Brockhouse Pit & Pantry renovating 202 N. Kaufman St. from November 2025 to April 2026; we could not confirm it has opened. HomeBank Texas opened a new branch building at 601 N. Hwy 175 in October 2025.
In short, downtown is small and still early in its rebuild. For more restaurant choice, residents drive to Mesquite, Balch Springs or Forney.
Events center on Bruce Central Park
Most city events happen at C.O. Bruce Central Park, 1801 N. Hwy 175. SeagoFest, run by the Seagoville Chamber of Commerce since 1991, is held in October with the high school homecoming parade, a carnival, live music and a car show. The city and chamber also hold Mayfest in the spring and a holiday tree lighting.
Fireworks in the Park is the summer draw. In 2026 it was on June 27. Private fireworks are banned inside city limits and within 5,000 feet of them. On Oct. 3, 2026, the park hosted Some Run, a 5K that raises money for ataxia-telangiectasia research. Keep Seagoville Beautiful holds an Arbor Day sale in the fall.
Parks, a county preserve and nearby lakes
The city lists seven parks covering about 105 acres. The largest are Petty White Park (44 acres, nine soccer fields) and Bruce Central Park (35.5 acres), which has tennis courts, softball and football fields, a pond and a half-mile trail. Bearden Park (17.5 acres) has eight baseball fields. Heard Park (4.1 acres) has a quarter-mile trail. Casa Grande (3.1 acres), Putnam (0.2 acres) and Veterans Memorial (under an acre) are small neighborhood spots.
Dallas County's Post Oak Preserve, at 1501 Bowers Rd., has forest, paved and soft-surface trails to Hidden Lake, fishing and picnic areas. It was closed through Oct. 28, 2026, while the county rebuilt the paved trail. The city is requiring new north-side subdivisions to build trails that link to a wider network. Lake Ray Hubbard is about 36 minutes north and Cedar Creek Lake about 46 minutes south-east.
Errands and health care
Walmart Supercenter at 220 N. Hwy 175 is the only full-size grocery store in town. It is open 6 a.m. to 11 p.m. and was finishing an addition in 2026. A grocery store is planned along the Malloy Bridge Road frontage next to a new apartment community, but no opening date was given. The nearest Kroger is in Balch Springs, about 12 minutes away.
Walgreens (610 E. Malloy Bridge Rd.) and the Walmart pharmacy fill prescriptions. A walk-in urgent care opened on Malloy Bridge Road in 2025. Seagoville has no hospital. The closest ERs are Dallas Regional Medical Center in Mesquite (about 20 minutes) and Baylor Scott & White–Sunnyvale (about 24 minutes). City Hall and the public library share 702 N. Hwy 175. City Hall is open Monday to Thursday, 7:30 a.m. to 5:30 p.m.
Schools
Almost all of Seagoville is in Dallas ISD. Three elementaries serve the city: Seagoville Elementary, Central Elementary and Seagoville North Elementary. All of the city is zoned to Seagoville Middle School (6-8) and Seagoville High School (9-12). Both sit just outside city limits in Dallas, on Woody Road and Seagoville Road. Small parts of the city are in Crandall ISD (Kaufman County side) and Mesquite ISD (north-east edge), so check the address.
2026 TEA ratings, released Aug. 12, 2026: Central Elementary A (91), Seagoville Middle B (89), Seagoville High B (87), Seagoville North Elementary C (75) and Seagoville Elementary C (72). Dallas ISD is building a $53 million Seagoville PK-8 at 16000 Seagoville Rd., due June 2027. A $6.5 million addition at Seagoville Elementary is scheduled from late 2026 to 2028.
Getting around and public safety

Rush-hour traffic adds time. Seagoville has no fixed-route bus. STAR Transit has run on-demand STARNow rides inside a local zone since 2021, and Dallas County residents can book door-to-door trips a day ahead.
Seagoville Fire Department is a career department with six firefighters per shift and a 17-member swiftwater rescue team. Its headquarters station is at 1717 N. Hwy 175, and a second station is on E. Simonds Road. CareFlite provides ambulance service under contract. The police department has 31 full-time and 5 part-time sworn officers. The tax bill: high rate, generous exemptions
Most Seagoville homes sit in Dallas County and Dallas ISD. Five units tax them: the city at 0.7207, Dallas ISD at 0.9938, Dallas County at 0.2155, Parkland Hospital at 0.2120 and Dallas College at 0.1066, all per $100 of value. Together that is about 2.25% before exemptions, in the middle of nearby Dallas County cities.
Exemptions cut the homestead bill sharply. Dallas ISD removes the state's $140,000 plus a local 10%. Dallas County, Parkland and Dallas College each remove 20%, and the city removes 10%. Owners 65 and older get $30,000 off city value and $100,000 off county, hospital and college value.
At the ACS median home value of $230,400, a homestead owes about $3,150 a year, or $262 a month, an effective rate near 1.37%. The city is the largest single line, at about $1,495. The same house held as a rental, with no exemptions, owes about $5,180.
One PID, no MUDs
The Dallas CAD 2025 rate sheet lists no municipal utility district for Seagoville. Meritage's Stonehaven, about 809 lots, is inside a city public improvement district (PID), so its lots carry a yearly PID assessment on top of property taxes, set in the city's assessment plan. Other newer subdivisions such as Edmonds Ranch list no MUD or PID. Check each address before you buy.
The city's own budget shows where the tax growth is coming from. The FY2026 proposed budget raises total property tax revenue by about $1.64 million, or 15.76%, and about $1.22 million of that comes from new property added to the roll.
The Kaufman County sliver
A very small part of the city reaches into Kaufman County. There the school district is Crandall ISD (1.1992), the county rate is about 0.3345 and Trinity Valley Community College proposed 0.1137. The same $230,400 homestead would owe roughly $3,600, before any road and bridge or emergency services levy. A small northeast area is in Mesquite ISD (1.1069), which has no local 10% homestead exemption.
Electric is a retail choice
Seagoville is on Oncor's lines, so you pick a retail plan. In late October 2026 the median 12-month fixed plan cost 15.4¢ per kWh at 1,000 kWh, or about $154 a month. Oncor's delivery charge, $4.06 a month plus 6.87¢ per kWh, is the same on every plan.
Water, sewer, trash and drainage
The city bills water and sewer. Sewer costs more than water: $9.53 per 1,000 gallons after the first 2,000, versus $2.78 to $3.48 for typical water use. At the 4,500 gallons the city assumes for new customers, the two come to about $76 a month. These rates took effect in October 2022, and the city asks residents to call and confirm them.
Sewer is billed on your winter average, and that volume applies for the next 12 months. Homeowners pay a $60 deposit and renters $100, plus a $25 service charge.
Frontier Waste Solutions collects trash, recycling and bulk items on the same day each week. The 2023-24 fee schedule lists a $3.85 stormwater fee.
Building or adding service costs more. The 2023-24 fee schedule lists a 1-inch water tap at $1,500 and a standard 5/8 x 3/4-inch radio-read meter at $400. Reconnecting after a shutoff for nonpayment costs $50 during business hours and $100 after hours.
Internet, HOA, rent and commute
AT&T reaches about 80% of addresses, with plans from $50, and Optimum about 74%, from $35. Fiber from Open Infra covers about 18%.
HOA dues in the new subdivisions: $600 a year in Edmonds Ranch and $675 on a Stonehaven listing.
Median gross rent is $1,381 a month, and about 78% of homes are owner-occupied. Renters pay a $100 water deposit and must show a Certificate of Occupancy and a copy of the lease. The mean commute is 38.2 minutes.

A rail stop that became a Dallas edge town
Seagoville started in 1876 as Seago, a store and cotton gin southeast of Dallas. The Texas Trunk Railroad arrived in 1881, the post office took the name Seagoville in 1910, and the town incorporated in 1926. A federal women's reformatory opened in 1940; it is now FCI Seagoville.
Growth came in steps after World War II. The town had 1,927 people in 1950, 7,304 in 1980 and 14,835 in 2010. Its school district joined Dallas ISD around 1964.
Population: steady, then faster
The 2020 Census counted 18,446 people. Census Bureau estimates show 18,819 in 2021, 20,128 in 2024 and 21,077 in July 2025, the biggest one-year gain of the decade. NCTCOG, the regional planning council, puts the city at 22,124 on January 1, 2026, up 1,258 in a year.
No city or regional population projection for Seagoville was found. NCTCOG forecasts only by county; it expects Dallas County to reach about 3.1 million by 2050.
Housing: single-family, and picking up
Every home the city has permitted since 2010 has been single-family. Permits ran 59 to 139 a year from 2015 to 2018, then 215 to 269 from 2019 to 2021. They dipped to about 100 in 2022 and 2023, then hit a record 381 in 2024 and 280 in 2025. Through September 2026 the city had permitted 272.
The biggest platted subdivision is Meritage's Stonehaven, south of Lasater and Stark roads: about 809 lots on 246 acres, with 304 lots recorded in 2024. It sits in a public improvement district, so lots carry a PID assessment on top of property taxes, about $1,700 to $1,800 a year per lot in the city's plans.
Megatel's Santorini, on US 175 at FM 1389, is the largest plan on paper: nearly 2,000 homes and about 1,000 apartments with a lagoon and commercial area, per a January 2026 city profile. Homes are selling, but the lagoon and entertainment pieces are still plans. KB Home's Cottonwood Creek (opened 2025) and LGI's 100-home Edmonds Ranch (opened 2026) add smaller pockets, and the Malloy Bridge apartments are leasing.
Owners hold about 78% of occupied homes (ACS 2020-2024).
What is driving it
Location does most of the work. US 175 runs to downtown Dallas, and I-20 and I-635 are at the city's northwest edge. Water comes from Dallas under a contract with room to spare, city leaders say, and builders extend sewer lines under development agreements.
Local jobs are modest: about 3,300 private-sector jobs in the 75159 ZIP code in 2023, plus about 300 at the federal prison. Gotham Greens opened a 210,000 sq ft greenhouse with up to 100 jobs in 2024, and the city is marketing industrial pads on Environmental Way. Loop 9's eastern segment, which would meet US 175 here, is still only proposed.
Schools: two districts, two trends
Most of Seagoville is in Dallas ISD, which has lost students for a decade, from 158,604 in 2015-16 to 139,802 in 2024-25. Seagoville campuses are busier: Seagoville High had 1,656 students in 2026 state data. Dallas ISD broke ground in 2026 on Seagoville Academy, a $53 million PK-8 school on Seagoville Road, and filed an addition at Seagoville Elementary. Voters approved $6.2 billion in Dallas ISD bonds in May 2026.
The Kaufman County edge, and possibly parts of Santorini, are in Crandall ISD, which more than doubled from 3,453 students in 2015-16 to 6,922 in 2024-25. Crandall voters passed a $345 million building bond in 2022 and rejected a stadium proposition. Check the district by address.
Values and incomes
Census survey data show the median owner-estimated home value rising from $81,700 (2011-2015) to $114,200 (2015-2019) and $230,400 (2020-2024). Median household income rose from $43,641 to $66,743 over the same periods, and dipped slightly in the latest period.
These are five-year averages with wide margins of error. New homes in Seagoville list from the high $200,000s to the low $400,000s.
