Commutes typically route through SH-78, SH-205, and connections toward US-380 or I-30, so drive times can swing with peak traffic and ongoing construction as the region fills in. School zoning is highly address-specific (commonly including Community ISD and other nearby districts), so it’s important to verify the exact campus assignments before committing to a home. The tradeoffs are straightforward: you get newer housing and a quieter setting with lake access nearby, in exchange for fewer in-town amenities, longer drives for many errands, and the usual North Texas new-build considerations like HOA rules and higher effective tax rates in some developments.
