Chapel Creek

About 350 homes, many of them custom-built, between Parkwood Blvd and Preston Rd, from Wade Blvd north to Stonebrook Pkwy, set along a wooded creek with the Caddo Trail running through it. LandPlan Development started it in 2000 with homes in a classical European style; the Bluffs and Phases 3B–3D were added from 2016. One HOA covers it all, and we found no gate.

HOAs and neighborhood associations

The City of Frisco's HOA directory shows a single association for all of Chapel Creek, managed by SBB Management Company. Listings show dues of about $480–$520 a quarter. Its amenities are the creek greenbelt and trails; we found no clubhouse, guard gate or confirmed association pool. The association's website is an owner login, so we couldn't read its covenants or rules.

Flood zones

31 of the 349 lots (under 9%) touch FEMA's 1%-annual-chance floodplain (Zone AE or A): 13 in Phases 1–2, 18 in Phase 3, mostly on Shady Oaks Dr, Bluffview Dr, Tranquility Ct and Bridge View Dr. In most cases only part of the lot is mapped, not the house. Another 8 lots touch the 0.2% (500-year) zone.

About this data

Home data covers 349 single-family homes with county building records in the five recorded Chapel Creek subdivisions (homes split into partial-interest records aren't counted). It leaves out the Villas of Chapel Creek and Chapel Creek Commons apartments and the Cottages at Chapel Creek, a memory-care facility, which share the name. Values are 2026 Collin CAD certified appraisals, not sale prices. Lot sizes are measured from county parcel maps. We don't publish demographic data about neighborhoods.
