Home values

The typical townhome is appraised at about $619K, a main-village home at $1.44M and a Phase 5 estate at $3.93M. The main village's median appraisal climbed about 73% from 2021 to 2023, dipped about 9% in 2024 and held flat in 2025; this year the typical home there rose 7.9%. Phase 5 homes rose 5.6%. The townhomes rose 17.2%, but some were still being built at the 2025 appraisal, so part of that is construction, not market change. Across all 713 homes, half are appraised between $1.10M and $1.70M.

Changes to know about

  • Newman Elementary is on Briar Ridge Rd, on the neighborhood's west side.
  • Memorial High, which serves all of Newman Village, earned a B in 2026, the same as in 2025.
  • Frisco ISD closed Staley Middle after 2025–26 and moved its students to Griffin, Trent and Hunt middle schools; high school zones didn't change. Trent Middle, which serves Newman Village, took in some of those students.

HOAs and neighborhood associations

The Newman Village Homeowners Association covers the single-family homes, and the City of Frisco's HOA map puts nearly all of Phases 1–5 inside it. Listings show dues of $1,800–$1,970 billed twice a year. The townhomes have their own association, with dues of about $300–$325 a month. On the City's map, 95 of the 104 townhomes fall inside the Newman Village area, but we couldn't confirm whether townhome owners also belong to the main HOA.

Phases 1–5

Newman Village Homeowners Association

Homeowners associationAbout $1,800–$1,970 twice a year (per listings)

The City lists Principal Management Group of North Texas as its manager, and it's registered with the state as a property owners' association. We couldn't open its website or governing documents, so leasing limits, architectural rules and any separate Phase 5 assessment aren't covered here.

  • A stone guardhouse at the gated entrance on Newman Blvd; 2026 listings describe the community as guard-gated
  • An amenity center with a pool, splash area and playground, built in 2013–14 in Phase 2B; listings also cite tennis and pickleball courts
  • A central plaza with a fountain and gazebo, an Italian-themed garden, and sculpture along the streets
  • Walking trails, pocket parks and playgrounds
  • A Fourth of July barbecue with a decorated-bike parade around the plaza fountain (the 2013 event was the third)

Newman Village Townhomes

Newman Village Townhomes Residential Community, Inc.

Separate townhome associationAbout $300–$325/mo (per builder and listings)

Centre Living Homes built the townhomes, designed by John Lively & Associates with brownstone-style fronts. A listing says dues cover exterior maintenance. The association is registered with the state, but we couldn't confirm its manager, whether the townhomes are inside the gate, or how owners get access to the Newman Village pool and courts that listings mention.

Association names come from the City of Frisco's HOA directory map; dues, rules and amenities come from each association's website, posted documents and recent listings, checked October 2026. Ask for the resale certificate and recorded covenants on any home.

Property taxes

With a homestead exemption, a home at each section's typical 2026 appraisal pays about:

  • Village$1.44M home$20,850/yrabout $1,740/mo
  • Estates$3.93M home$59,400/yrabout $4,950/mo
  • Townhomes$619K home$8,150/yrabout $680/mo

That's city, county and Frisco ISD taxes at a combined rate of 1.6309 per $100. Denton County's rate is a bit higher than Collin County's, but homes on this side of Frisco pay no college-district tax (Collin-side homes also pay Collin College), so the combined rate comes out a little lower. These homes aren't in a MUD (municipal utility district).

Phases 1–3: woods, hills and Texas rivers

Hickory Grove, Timber Crossing, Winding Hollow, Shoal Forest, Big Cedar and Rock Bluff, plus Texas waterways like the San Gabriel and Terlingua Creek.

Phase 4: Alaska

Yukon, Katmai, Attu and Fairbanks are Alaska place names.

Phase 5: the farm

Farmstead, Harvest Meadow and Turn Row are farm words, a nod to the land's past. Corn Husk, in the townhomes, fits the theme.

Townhomes: the Newman name

Newman Blvd runs through the townhome section, and Reeder Ridge Way shares a name with James Reeder Newman, for whom Newman Elementary is named.
