The homes

Every home is single-story, and nearly all have three bedrooms or fewer. The typical home is about 1,800 sq ft on a 6,600 sq ft lot, and fewer than 1% have a private pool. Size depends more on the village than the section: homes in Villages 19 and 20 run about 1,500 sq ft, while Villages 16, 17, 25 and 32 run about 2,800. The association calls them plantation-style homes, and Community Impact lists lot widths of 45, 55 and 70 feet.

Changes to know about

  • We couldn't read Little Elm ISD's zone finder or its 2026 zone maps, so its schools here come from 2026 MLS listings in each of the three sections. The district has two middle schools, Strike and Walker; listings in all three sections name Strike. Little Elm High is its only high school.
  • Hackberry Elementary, on Snug Harbor Cir in Frisco, dropped from a C in 2025 to a D in 2026. Hosp Elementary rose from a B to an A.

Frisco ISD zones from its 2026-27 attendance-zone map; Little Elm ISD schools from 2026 MLS listings. Ratings are TEA's 2026 A–F grades; scores (0–100) are shown where published. Confirm any address with the district.

HOAs and neighborhood associations

One mandatory association, The Village at Frisco Lakes Community Association, covers the community; 2,972 of the 3,001 homes fall inside its area on the City of Frisco's HOA map. Listings show dues of about $540 to $660 a quarter, most often $600, and say they cover the facilities and association management. Castle Group has managed it since January 2024. The golf course is privately owned and isn't part of the association.

Covers the whole Del Webb community, which the association describes as more than 3,000 single-story, plantation-style homes. Castle Group took over management from CCMC in January 2024, and the association's February 2024 magazine put its annual budget at more than $7 million.

  • The Northside Village Center on Anthem Dr, in the North Villages
  • The Westside Village Center on Chalk Bluff Dr, in the West Villages, with four lighted cornhole courts
  • Outdoor pools at all three centers, plus an indoor pool, spas, fitness centers, tennis, bocce and pickleball
  • A monthly magazine, clubs, dances and a Lifelong Learning program

Flood zones

7 of the 3,001 lots (under 1%) touch FEMA's 1%-annual-chance floodplain (Zone AE or A): 2 in Central, 5 in West, on Cherry Hills Dr, Paragon Dr, Eagle Rock Dr and Walnut Hill Ct. In most cases only part of the lot is mapped, not the house. Another 117 lots touch the 0.2% (500-year) zone.

Property taxes

With a homestead exemption, a home at each section's typical 2026 appraisal pays about:

  • East$441K home$5,400/yrabout $450/mo
  • Central$467K home$6,450/yrabout $540/mo
  • North$460K home$6,350/yrabout $530/mo
  • West$484K home$6,750/yrabout $560/mo

That's city, county and school district taxes at a combined rate of 1.6309 per $100 with Frisco ISD and 1.8367 per $100 with Little Elm ISD. The East Villages pay Frisco ISD's school tax and the other sections pay Little Elm ISD's, which is higher. As Denton County homes, none pay a college-district tax. We found no MUD (municipal utility district) or PID here; Community Impact's 2014 tax list shows only the county, city and school district.

  1. 2006Del Webb breaks ground on Frisco Lakes, planned for about 3,000 homes on lots 45, 55 and 70 feet wide.
  2. 2007The main Village Center opens. The city's planned development for the community calls for street trees about every 35 feet and 27-foot-wide streets.
  3. 2008Frisco Lakes Golf Club opens: an 18-hole, par-72 public course by Gary Stephenson, with back-to-back peninsula and island greens on holes 7 and 8 and a 14th hole along Lewisville Lake.
  4. 2010Frisco annexes about 25 acres after a legal dispute with The Colony. Pulte's 2015 application proposes adding that land to the Frisco Lakes planned development.
  5. 2015After three straight years of more than 200 home permits, Pulte Homes of Texas, which builds the community under its Del Webb name, asks the city to loosen the street-tree rules. Some homeowners object that newer villages have fewer trees and trails; Pulte points to a new $4.5 million amenity center with pickleball, a pool, a garden and a library.
  6. 2016–2021The North Villages, the last section, fill in; the newest homes date to 2021.
  7. 2022–2023The golf club's clubhouse bar is renovated.
  8. 2024Castle Group replaces CCMC as the association's manager in January.
