Plantation Resort

About 2,200 homes, built mostly in the 1990s, around what Arcis Golf calls Frisco's longest-running public golf course. The core and Lake Brook Farms wrap the course between Hillcrest Rd and Coit Rd, from Lebanon Rd up to College Pkwy, and the smaller Plantation Estates and Plantation Springs sit just north and south. Four HOAs on the City's map split it, and typical values run from about $393K to $698K by section.

Schools

Changes to know about

  • Plantation Springs is zoned to different schools from the rest: Smith Elementary and Clark Middle both slipped from an A in 2025 to a B in 2026, while Lebanon Trail High rose from a B to an A (90).
  • The core, Lake Brook Farms and Plantation Estates all go to Wester Middle (A, 94) and Centennial High (A, 93); only the elementary school differs.

Zones from Frisco ISD's 2026-27 attendance-zone map (after Staley Middle closed). Ratings are TEA's 2026 A–F grades, released August 2026; scores (0–100) are shown where TEA published them. Zones follow street lines and can change, so confirm any address with the district.

HOAs and neighborhood associations

Plantation Resort has four associations on the City of Frisco's HOA map. Plantation Resort 1 and Plantation Resort 2 are separate deed-restricted associations that charge annual dues and split the core and Lake Brook Farms; Plantation Estates and Plantation Springs each have their own, and we couldn't confirm their terms. The map and the associations' own descriptions don't agree on which homes belong to which, so check the resale certificate. The golf course isn't an HOA amenity, and we found no entry gates.

Core and Lake Brook Farms

Plantation Resort 1 and Plantation Resort 2

HOAs (membership terms not confirmed)About $360–$400/yr in the core (per listings)

The City's map draws Plantation Resort 2 (PR No. 2 Owners Association, managed by RealManage) around about 1,660 homes in the core and Lake Brook Farms, and Plantation Resort 1 (Plantation Resort Homeowners Association) around 156 in the core. A website that describes itself as Plantation Resort 1's says it grew from the Augusta Farm and Bama Farm sections, covers about 305 homes and charges $395 a year. Listings in the core show $396 a year or $180 twice a year, without naming the association.

  • Plantation Resort 1 owns an amenity lot on Promise Land Dr (Collin CAD); its website lists a seasonal pool, two pickleball courts, a lighted tennis court and a basketball court
  • Plantation Resort 2 owns an amenity center with a pool on Charlotte Ln and a common area on Alexandria Dr (Collin CAD)
  • Plantation Resort 1's website says exterior work needs written Architectural Committee approval first, and a City permit doesn't replace it
  • The City lists Goodwin & Company as Plantation Resort 1's manager; its website says RealManage

Plantation Estates

Plantation Estates Homeowners Association

HOA (terms not confirmed)Dues not published

Covers Plantation Estates Phases 1–3 (182 of the 183 homes on the City's map), managed by Vision Community Management. Collin CAD lists the association as owner of a common lot on White Oaks Ln. We couldn't find a website, dues or rules.

Plantation Springs

Plantation Springs Homeowners Association

HOA (terms not confirmed)Dues not published

Covers Plantation Springs Phases 1–3 (171 of the 173 homes on the City's map), managed by Principal Management Group of North Texas. Collin CAD lists the association as owner of three open-space tracts in Phase III. We couldn't find a website, dues or rules.

Association names come from the City of Frisco's HOA directory map; dues, rules and amenities come from each association's website, posted documents and recent listings, checked October 2026. Ask for the resale certificate and recorded covenants on any home.

Flood zones

105 of the 2,203 lots (under 5%) touch FEMA's 1%-annual-chance floodplain (Zone AE or A): 11 in Core, 42 in Lake Brook, 52 in Springs, mostly on Plantation Ln, Whitefish Lake Dr, Lafayette Dr and Diablo Grande Dr. In most cases only part of the lot is mapped, not the house. Another 139 lots touch the 0.2% (500-year) zone.

From FEMA's National Flood Hazard Layer, checked against county parcel lines Oct 2026. Lenders decide flood-insurance requirements by the structure, so check the exact address. FEMA flood map lookup

  3. 1989Bama Farm is platted; one of its lots is part of golf hole 8.
  4. 1992–1996Phase 1A and the Sunrise Addition are platted in 1992, followed by Phases 1B through 3C. Most homes in the core are built from 1991 to 1998.

A good fit if you want

  • A 1990s home in southeast Frisco, typically $393K–$698K depending on the section

  • HOA dues in the core of about $360–$400 a year per listings, with association pools
  • A-rated Curtsinger Elementary, Wester Middle and Centennial High in the core and Lake Brook Farms
  • City parks and trails: Duncan Park, the Shawnee Trail Sports Complex and the College Parkway Trail

Know before you buy

  • In Plantation Springs, 52 of the 173 lots touch FEMA's mapped floodplain, and in Lake Brook Farms 42 of 387 do, mostly on Whitefish Lake Dr, Diablo Grande Dr, Plantation Ln and Lafayette Dr. Usually only part of the lot is mapped; ask about flood insurance.
  • Appraisals fell 6% to 7% this year in the core, Lake Brook Farms and Plantation Estates, after falling in 2025 too.
  • The City's HOA map and the associations' own descriptions don't line up on which homes belong to Plantation Resort 1 or 2. Ask for the resale certificate to confirm the association and dues.
  • Plantation Springs goes to Smith Elementary and Clark Middle, both rated B in 2026 after an A in 2025.
  • The golf course is run by Arcis Golf, not the HOAs, and isn't covered by dues.
  • Most homes are 26 to 34 years old. Inspect the roof, foundation, plumbing and HVAC.
