Starwood
About 900 custom homes behind guarded gates at the northwest corner of the Dallas North Tollway and Lebanon Rd, running west to Legacy Dr. Blue Star Land, the real estate company of Dallas Cowboys owner Jerry Jones, started it in the mid-1990s, and one HOA runs the gates, clubhouse, pool and tennis courts. Most homes date from 1997 to 2005, and 69 at the west edge are in Denton County.

The homes
Most homes are large two-stories built between 1997 and 2005, typically about 4,600 sq ft with five bedrooms on a lot of about 13,500 sq ft; 85% have a pool. Size depends on the village. Villages 1, 2, 6, 8 and 10 have homes of about 3,600 to 3,800 sq ft on lots of about 9,700 to 12,000 sq ft, while the Reserve (Village 17) typically has 8,500 sq ft homes on lots of about three-quarters of an acre.
Schools
All of Starwood is in Frisco ISD, and every section is zoned to the same schools. These are the Texas Education Agency's 2026 A–F ratings, released in August 2026, with last year's grade for comparison. Frisco ISD overall earned an A (91).

Changes to know about
- Spears Elementary rose from a B in 2025 to an A (91) in 2026.
- Frisco ISD closed Staley Middle after 2025–26 and moved its students to Griffin, Trent and Hunt middle schools; high school zones didn't change. Hunt Middle took in some of Staley's students; Starwood was already zoned to Hunt.
Zones from Frisco ISD's 2026-27 attendance-zone map (after Staley Middle closed). Ratings are TEA's 2026 A–F grades, released August 2026; scores (0–100) are shown where TEA published them. Zones follow street lines and can change, so confirm any address with the district.
HOAs and neighborhood associations
All of Starwood, including the Denton County homes, belongs to one association, the Starwood Homeowners Association. It runs the gates, clubhouse, pool and tennis courts, and dues are about $850–$950 a quarter ($3,400–$3,800 a year), per 2026 listings. We found no separate village associations, golf course or country club. The governing documents aren't posted publicly, so we couldn't confirm leasing or architectural rules.

Starwood Homeowners Association
HOA, guard-gatedAbout $850–$950/quarter (per 2026 listings)
It has recorded management certificates in both Collin and Denton counties. RTI/Community Management Associates (CMA) of Plano manages it, with community office staff on site. Dues are about $850–$950 a quarter ($3,400–$3,800 a year), per 2026 listings; listings say they cover use of the facilities, grounds maintenance, management and security. Community Impact estimated $495 a quarter in 2013. The City of Frisco lists Starwood as 5 Star Gold in its Five Star Neighborhood program, which recognizes HOAs for communication, management and community involvement.
- Three controlled-access entry gates, with a security guard at the main gate 24/7 and patrol vehicles
- A clubhouse, exercise facility, community pool, tennis courts and playground
- A walking trail and Arrowhead Pond
- Barbecues, holiday parties, fitness classes and book clubs during the year
Association names come from the City of Frisco's HOA directory map; dues, rules and amenities come from each association's website, posted documents and recent listings, checked October 2026. Ask for the resale certificate and recorded covenants on any home.
Flood zones
8 of the 905 lots (under 1%) touch FEMA's 1%-annual-chance floodplain (Zone AE or A): 3 in Phase One, 5 in West, on Monterey Dr, Spanish Oaks Dr and Star Creek. In most cases only part of the lot is mapped, not the house.
From FEMA's National Flood Hazard Layer, checked against county parcel lines Oct 2026. Lenders decide flood-insurance requirements by the structure, so check the exact address. FEMA flood map lookup

Property taxes
With a homestead exemption, a home at each section's typical 2026 appraisal pays about:
- Phase One$1.3M home$18,950/yrabout $1,580/mo
- Phase Two$1.22M home$17,750/yrabout $1,480/mo
- West$1.59M home$23,500/yrabout $1,960/mo
That's city, county, college and Frisco ISD taxes at a combined rate of 1.6755 per $100. These homes aren't in a MUD (municipal utility district). The 69 homes in Villages 11–13 that sit west of the county line are in Denton County: Denton CAD appraises them, and they pay Denton County's rate instead of Collin County's and no Collin College tax, which comes out slightly lower overall. The estimates above use Collin County rates.

History and the names on the street signs
- 1995–1996The first Starwood plats, Phase One's Villages 1–5, are filed with the City of Frisco. The developer is Blue Star Land, the real estate company of Dallas Cowboys owner Jerry Jones.
- 1996The city completes Starwood Park and the 1.3-mile Starwood Trail along the creek. The trail runs through a public hike-and-bike easement from Lebanon Rd to Stonebrook Pkwy.
- 1997–1998Phase Two is platted: Quail Run Phase 2 (Village 6), Chamberlyne Place Estates, Quail Run's Village 8 and the Villas of Star Trail.
- 1999–2004Phases 3 through 6 fill in the west side, from Stewarts Crossing and The Lakes to The Falls, The Buttes, The Reserve, The Oaks, Elm Hollow (2003) and Cross Timbers (2004). Villages 11–13 cross the Collin–Denton county line.
- 2012A community blog describes a newly remodeled community center and Light Up Starwood, a holiday lighting with horse-drawn carriage rides, and names builders including Darling Homes, Huntington Homes, Sanders Homes and Bob Bobbitt Homes. The city reinvests in Starwood Park the same year.
- 2014–2016The Cowboys, the City of Frisco and Frisco ISD break ground on The Star, the team's headquarters, nearby on Aug. 22, 2014. It opens in August 2016, about two decades after Jones's company started Starwood.
- 2026Frisco breaks ground on Grand Park in April; its site is next to the West villages. The first phase, between the Tollway and Legacy Dr south of Cotton Gin Rd, is set to open in October 2027.
Quail Run and the villas: birds and stars
The Quail Run villages (1, 6 and 8) use game birds and ducks: Quail Run, Pheasant Run, Widgeon Way, Pintail Ln, Canvas Back Dr, Gadwall Dr and Mallard Dr. The villa villages use "Star" names: Star Creek, Star Ridge Ln and, in Phase Two, Star Trail Dr.
Chamberlyne Place and beyond: first names
First names such as Caroline Dr, Haley Way and Jordan Way appear in Chamberlyne Place and later villages, and Jessica Ln is in Spanish Oaks Estates (Village 4).
West: Texas towns
Streets in Stewarts Crossing and nearby villages are named for Texas towns: Dripping Springs, Van Horn, Breckenridge and Lago Vista, plus Texas Dr; Spicewood Ln, in Villages 4–5 on the east side, fits the theme too. In Elm Hollow, Jerral Dr matches Jerry Jones's legal first name.
We didn't find a document explaining the street names; the matches are ours.

What are property taxes in Starwood?
The combined rate for the City of Frisco, Collin County, Collin College and Frisco ISD is about $1.68 per $100 of value before exemptions. With a homestead exemption, that's roughly $18,950 a year at Phase One's typical value and $23,500 in the West, plus HOA dues. The 69 Denton County homes pay Denton County's rate and no Collin College tax, about 4 cents less per $100.
About this data
Home data covers 905 single-family homes with county building records in the 22 recorded Starwood subdivisions (homes split into partial-interest records aren't counted). Village 6 is recorded as Quail Run Phase 2, without the Starwood name, so it appears under that name in the subdivision table. Values are 2026 certified appraisals, not sale prices: Collin CAD for 836 homes, and Denton CAD for the 69 homes in Villages 11–13 that sit west of the county line, in Denton County. Denton CAD records those homes under its own subdivision names, so they appear separately in the subdivision table. The Shops at Starwood and the Residences at Starwood and La Valencia at Starwood apartments share the name but aren't included. Lot sizes are measured from county parcel maps. We don't publish demographic data about neighborhoods.
