The homes
Most homes date from 2002 to 2014: the northern villages mostly from the early 2000s, the south mostly from the 2010s. Nine in ten are two-story, typically about 3,500 sq ft with four bedrooms on a lot of about 7,800 sq ft. Saddlebrook has the smallest homes and lots, about 3,000 sq ft on 6,000 sq ft. Stone Creek has the largest, about 4,600–4,800 sq ft on lots over 10,000 sq ft, and about half have a pool.
Schools
Nearly all of Lone Star Ranch is in Frisco ISD; six homes in Austin Ridge and The Preserve are in Lewisville ISD (see below). Saddlebrook and the northern villages are zoned to different schools than the south. These are the Texas Education Agency's 2026 A–F ratings, released in August 2026, with last year's grade for comparison. Frisco ISD overall earned an A (91), and Lewisville ISD a B.

Changes to know about
- Six homes in the southern section, in Austin Ridge and The Preserve, are in Lewisville ISD on Denton CAD's roll, and the HOA says a limited number of homes there are zoned to Lewisville ISD. We couldn't confirm which Lewisville campuses serve them, so they aren't in the table. Confirm any address there with the district.
- Hosp Elementary, inside the neighborhood on Lone Star Ranch Pkwy, rose from a B in 2025 to an A (90) in 2026.
- Frisco High, which serves the southern section, earned a B in 2026, the same as in 2025.
- The HOA's school page lists the same split by village: Bledsoe and Reedy for Saddlebrook, Quail Meadow, Lake Hill and Stone Creek; Hosp and Frisco High for Lakeside, Austin Ridge, Highland Ridge and The Preserve.
Zones from Frisco ISD's 2026-27 attendance-zone map (after Staley Middle closed). Ratings are TEA's 2026 A–F grades, released August 2026; scores (0–100) are shown where TEA published them. Zones follow street lines and can change, so confirm any address with the district.
HOAs and neighborhood associations
The Homeowners Association of Lone Star Ranch is the master association for the community, governed by CC&Rs and design guidelines and managed by Community Management Associates. 2026 listings show dues of $553–$711 billed twice a year. On the City of Frisco's HOA map, about 1,470 homes fall in its area. The roughly 100 homes in Saddlebrook Village Phase III and Quail Meadow Village Phase III fall in a separate association called Saddlebrook instead, and we couldn't confirm whether those owners also pay Lone Star Ranch dues.

Saddlebrook
Separate HOA on the City mapDues not found
The City's HOA map puts these two phases, platted by Lennar in 2013–14, in an association called Saddlebrook, managed by Associa Principal Management Group. A state filing for Saddlebrook at Teel Homeowners Association, Inc. cites a 2013 plat and the same management firm, so it's likely the same group. We couldn't confirm that, its dues, or whether its owners also belong to the Lone Star Ranch HOA.
Association names come from the City of Frisco's HOA directory map; dues, rules and amenities come from each association's website, posted documents and recent listings, checked October 2026. Ask for the resale certificate and recorded covenants on any home.
Flood zones
8 of the 1,572 lots (under 1%) touch FEMA's 1%-annual-chance floodplain (Zone AE or A), all in South, on Club Terrace Ln, Trail View Ln, Chantilly Ln and Carraway Dr. In most cases only part of the lot is mapped, not the house. Another 33 lots touch the 0.2% (500-year) zone.

Property taxes
With a homestead exemption, a home at each section's typical 2026 appraisal pays about:
- Saddlebrook$585K home$7,600/yrabout $630/mo
- Villages$669K home$8,900/yrabout $740/mo
- South$722K home$9,750/yrabout $810/mo
That's city, county and Frisco ISD taxes at a combined rate of 1.6309 per $100. Denton County's rate is a bit higher than Collin County's, but homes on this side of Frisco pay no college-district tax (Collin-side homes also pay Collin College), so the combined rate comes out a little lower. These homes aren't in a MUD (municipal utility district). The six Lewisville ISD homes pay that district's school rate instead.
