Schools depend on which county you're in
Grand Prairie spans Dallas, Tarrant and Ellis counties, and four school districts have territory inside city limits: Grand Prairie ISD, Arlington ISD, Mansfield ISD and Cedar Hill ISD. Grand Prairie ISD covers the Dallas County side. In 2026 TEA rated it a B. Five of its six high schools earned an A, including South Grand Prairie High School. On the Tarrant County side, Arlington ISD runs several elementaries in town, including Farrell, Starrett, West and Remynse. Far south, near Joe Pool Lake, Mansfield ISD runs Daulton, Cora Spencer and Cabaniss. Always check the district boundary for a specific address.
Grand Prairie ISD runs many schools of choice, including fine arts, Montessori, STEM, leadership and early-college academies. A $17 million budget gap led the district to propose closing Dickinson Montessori, Morton Elementary and Travis World Language Academy in 2026-27. The board pulled the vote in January 2026, and we did not confirm a final decision.
Getting around and public safety
Grand Prairie sits between Dallas and Fort Worth, along I-30, I-20 and SH 161 (the President George Bush Turnpike). From downtown Grand Prairie, off-peak, AT&T Stadium is about 14 minutes away, downtown Dallas about 19 minutes and DFW Airport about 23. Love Field and downtown Fort Worth are each under half an hour. These are Realust free-flow estimates; rush-hour times will be longer. The city runs north to south for many miles, so times from the southern end near Joe Pool Lake will differ.
The police and fire departments share headquarters at 1525 Arkansas Ln. The fire department received an ISO Class 1 rating in 2024, the top grade on that insurance scale.

Which county you're in sets the tax bill
Grand Prairie spans Dallas, Tarrant and Ellis counties. All addresses pay the city's 0.66 rate, but the school district, county, hospital district and college change with the county line. On the Dallas County side, the base rate is about 2.26% before exemptions: Grand Prairie ISD 1.0627, the city 0.66, and Dallas County, Parkland and Dallas College 0.534 combined.
The city's 17.5% homestead exemption is less common in this part of the metro. Owners 65 and older get another $45,000 off and a frozen city tax. Grand Prairie ISD takes $140,000 off a homestead, and Dallas County, Parkland and Dallas College each take 20%.
At the city's median home value of $322,900, a homestead on the Dallas County side owes about $5,080 a year, or $424 a month. That is an effective rate of about 1.57%. The same house as a rental with no exemptions would owe about $7,290.
Tarrant and Ellis sides
West Grand Prairie is in Tarrant County, where the county, JPS hospital district and Tarrant County College total 0.463. Schools there are Arlington ISD (1.0929) or Mansfield ISD (1.1469). A $322,900 homestead in Mansfield ISD would owe about $5,130 a year, and about $5,030 in Arlington ISD. Tarrant County and JPS give a 20% homestead exemption. Some Tarrant addresses may also pay the Tarrant Regional Water District at 0.0265.
A small southern area lies in Ellis County, with Midlothian ISD at 1.1008 and Ellis County at 0.274. Its base rate is about 2.03%, the lowest of the city's variants. Confirm the ISD and county for any address on the appraisal district site.
PIDs instead of MUDs
Grand Prairie runs 19 neighborhood public improvement districts. Each adds a rate per $100 of appraised value to the tax bill to pay for walls, entrances, landscaping and common areas. FY2026 rates in the budgets retrieved run from 0.11 (Brookfield, Berkshire Park, Lake Parks) to 0.215 (Parkview). The Peninsula PID covers 4,670 properties at 0.115.
On a $322,900 home, a PID adds roughly $355 to $694 a year. PIDs have no homestead exemption. The Dallas CAD sheet also lists a Grand Prairie Metro Utility & Reclamation District at 0.60. Ask the seller for the PID disclosure and look up the address.
One city bill for water, sewer and trash
The city bills water, wastewater, trash and drainage together. Water costs $19.91 a month plus $5.06 per 1,000 gallons in the main tier, and rates climb in higher-use tiers. At 8,000 gallons a month, the city's FY2025-26 budget puts water at about $60 and wastewater at about $65.
Trash is $21.75 a month plus the state's 8.25% tax. It covers twice-weekly garbage, weekly recycling and brush pickup. The drainage fee runs $1.87 to $5.43 a month by house size. Together, a typical house pays about $154 a month for city services.
Electric, gas and internet
Oncor delivers power citywide, so every address can shop retail plans. On Oct. 28, 2026, the median 12-month fixed plan at 1,000 kWh cost 15.4¢ per kWh, about $154 a month, and the lowest was 14.1¢. Atmos Energy provides natural gas.
AT&T Fiber reaches about 80% of the city, with 300 Mbps at $50 a month. Spectrum cable covers about 94%. 5G home internet and fixed wireless are options in many areas.
HOA, rent and commute
HOA dues range widely. Many older streets have none. Recent listings show about $42 a month in Lakewood, $600 a year in Mira Lagos, and $278 a month in Mira Lagos Villas, which includes front-yard care.
The ACS median gross rent was $1,470 in the 2023 five-year estimate, up about 49% since 2017. The average commute is 28 minutes. I-30 and I-20 are free, while the Bush Turnpike (SH 161) charges about 22¢ a mile with a TollTag.

From aircraft town to inner-ring city
Grand Prairie began in 1863 as Dechman and took its current name when the post office opened in 1877. It incorporated in 1909 and had fewer than 1,600 people in 1940.
World War II changed that. North American Aviation built B-24s and P-51s here, and the city reached 14,594 by 1950. Vought, LTV and later Lockheed Martin kept the defense work going. The city passed 100,000 people in the 1990s and counted 196,100 in 2020.
Population: steady, about 1% a year
The Census Bureau estimates 209,434 residents in July 2025, up from 197,300 in 2021. NCTCOG, which uses a different method, puts the city at 216,881 on Jan. 1, 2026, up 1,671 from a year earlier.
About two-thirds of residents live in Dallas County and most of the rest in Tarrant. The city also reaches into Ellis and Johnson counties, which is where it is now adding land. NCTCOG's last published city approximation, from 2017, pointed to about 282,600 people in households by 2045. That predates the southern annexations, and no city-adopted forecast was found.
Housing: apartments in the middle, subdivisions in the south
The city permitted 8,329 housing units from 2020 to 2025, per the Census permit survey. More than 60% were in apartment buildings. Single-family permits hit 1,233 in 2021, then settled near 335-418 a year. Through September 2026 the city had permitted 1,117 units, 891 of them apartments.
The next wave sits south of Joe Pool Lake. Provident's Goodland plans more than 15,000 homes on about 5,000 acres, and the city has annexed about 2,400 of those acres since December 2024. Prairie Ridge and Feather Grass are selling, with homes from the high $300s. Huffines Communities' Lakesong, at Kimble Road and US 287, plans about 5,000 houses, 2,000 apartments and a 600-home Del Webb section. Models are due in late 2026.
Closer in, Mira Lagos near Lake Ridge Parkway is nearly built out. Small sections such as Cedar Ridge Estates, The Preserve at Forum and Midtown GP are selling. Goodland homes often carry Venus mailing addresses, so confirm city limits, school district and any special district by address.
What is driving it
Defense and manufacturing are the base. Lockheed Martin's missile plant is the city's largest employer, and in October 2026 the company announced a $300 million expansion there. Poly-America, Flex-N-Gate and Lear each employ more than 1,000 people. Airbus Helicopters has its U.S. headquarters here.
Roads shape where growth goes. SH 360 and the new Goodland Parkway open the south end. TxDOT is planning a wider I-30 from Arlington to SH 161, and the rebuilt I-30 / SH 360 interchange opened in 2023. In May 2026 voters approved a $327 million city bond, mostly for streets, including bridges over Joe Pool Lake. EpicCentral, the city's 172-acre entertainment district, adds hotels and restaurants around Epic Waters.
Schools: shrinking core, growing edges
Grand Prairie ISD peaked just above 29,000 students from 2015-16 to 2019-20. It had 25,542 in 2026, down 12.9% from 2016. In December 2025 the superintendent proposed closing three older campuses to help close a $17 million deficit, and the board delayed its vote.
The edges are different. Mansfield ISD serves much of the west side and passed $588.5 million of a $777 million bond in 2024. Midlothian ISD, which serves much of Goodland, expects about 350 more students a year and planned a Goodland elementary in its November 2025 bond, which passed. Your school district depends on your address.
Values and incomes
The Census survey's median owner-estimated home value rose from $126,200 (2011-2015) to $162,400 (2015-2019) and $295,500 (2020-2024). Median household income rose from $56,475 to $81,619 over the same periods.
These are five-year averages for the whole city. New homes in Goodland, Lakesong and Mira Lagos are priced well above the city median, from the high $300s to over $700,000.
