No downtown; the shops line FM 407

Bartonville is a small Denton County town. Its newest subdivisions use 2- to 6-acre lots, according to the mayor's monthly updates. It has no historic downtown. Its stores and restaurants sit along FM 407, mostly at the Lantana Town Center shops, which carry Bartonville addresses.

The anchor is Kroger Marketplace at 3400 FM 407 E. It is open 6 a.m. to 11 p.m. daily and has a drive-thru pharmacy, a fuel center and a Starbucks inside. The store reopened on July 24, 2026, after a remodel of nearly $2.5 million. Tractor Supply is at 2201 E. FM 407 and was adding a live-goods and feed storage area in summer and fall 2026.

Food options include Whataburger (3101 FM 407 E.), Andy's Frozen Custard (3800 FM 407), Marty B's (2664 FM 407), a Texas-food restaurant with live music and fire pits, and The Bartonville Tavern (2652 FM 407, Ste. 155). A Chipotle and a Papa John's are planned for Lantana Town Center; Chipotle's build-out was scheduled for August to December 2026. A frozen-yogurt cafe filed plans with the state in October 2026.

A small-town calendar centered on Town Hall

Town events are few and most happen at Town Hall, 1941 E. Jeter Rd. National Night Out ran Oct. 7, 2025 (6 to 8 p.m.) and Oct. 6, 2026, with police, firefighters and paramedics on hand. The Christmas tree lighting was Friday, Dec. 5, 2025, 6 to 8 p.m., with a 21-foot tree and a visit from Santa.

In December 2025 residents and volunteers rang bells for the Salvation Army at Kroger (Dec. 13), and the town took first place in that year's Red Kettle challenge. The police department hosted a DEA drug take-back day on April 25, 2026. Town Hall also serves as an early-voting site.

Parks and the outdoors are next door

The town lists no parks department among its 13 departments, and we found no town-owned park. Recreation means nearby cities and Lewisville Lake.

In Highland Village, Copperas Branch Park (101 Highland Village Rd.) has a boat ramp, beach and swim area, and Doubletree Ranch Park (310 Highland Village Rd.) has a splash pad, fishing pier and a 1.57-mile paved loop. Argyle's Unity Park (135 Crawford Rd.) has ball fields and a half-mile paved creekside trail.

Groceries, health care and the library

Kroger is about a minute from Town Hall by Realust's off-peak routing. Other full grocery stores are a short drive: Tom Thumb at Harvest Town Center in Argyle (1046 Market Way), which opened in March 2026, is about 13 minutes away. Walmart and Tom Thumb on Justin Road in Highland Village and Flower Mound are other options.

CareNow Urgent Care, the former CommunityMed clinic at 3600 FM 407, Ste. 220, became part of Medical City Healthcare in early 2026. The nearest hospital is Texas Health Presbyterian Flower Mound, about 10 minutes away. Medical City Lewisville (16 minutes) and Medical City Denton (20 minutes) are the next closest. ER of Texas in Highland Village is a 24/7 freestanding ER.

Bartonville has no public library. The Flower Mound and Justin libraries issue free cards to Denton County residents.

Schools: Argyle ISD and Denton ISD

The town lists Argyle ISD and Denton ISD as its public districts and Liberty Christian School (1301 S. Hwy 377, Argyle; pre-K-12) as a private option. A town school boundary map is linked from its Schools page. Guidance Preparatory Academy, a pre-K and kindergarten school on McMakin Road, also serves the area.

Argyle ISD splits its middle and high school zones at US 377. The eastern zone attends Hilltop Elementary (PK-5) and Argyle Middle School on US 377 (6-8). Argyle High School at Canyon Falls is the district's high school in 2026-27. The US 377 campus starts serving high school grades in 2027-28 as Argyle Legacy High School. Use the district's zone finder to check a specific address.

Argyle ISD earned an A (92) for 2024-25. That year Hilltop Elementary earned a B and Argyle Middle and Argyle High each earned an A. Denton ISD earned a C (76) for 2025-26. We did not find 2025-26 ratings for Argyle ISD or its campuses.

Police, fire and getting around

Bartonville runs its own police department out of Town Hall. Jeff Ashabranner became chief in spring 2026, and former chief Kirk Riggs moved to town administrator. For non-emergency calls, residents call Denton County dispatch at 940-349-1600, not Town Hall. The department publishes no headcount.

Fire, rescue and ambulance service come from Denton County Emergency Services District No. 1, a combination department. The town lists Stations 511, 513 and 514. The district says it covers about 65 square miles, including Argyle, Bartonville, Lantana and Northlake.

There is no fixed-route transit in town. Off-peak, Realust's routing puts the Denton square 20 minutes from Town Hall, Legacy West 33 minutes, DFW Airport 34 minutes and downtown Dallas 46 minutes. East Jeter Road's Phase III rebuild finished in fall 2026.

A low town rate, but no homestead break

A home inside Bartonville town limits pays five taxing units: a school district, Denton County, the town and two emergency services districts. In 2025 the town charged $0.173646 per $100, one of the lowest town rates in the area. It has kept that same rate every year since FY2021-22, and its approved FY2026-27 budget holds it again.

The town gives no general homestead exemption, so its tax applies to full value. Owners 65 and older, and disabled owners, get $50,000 off. The school district takes $140,000 off any homestead, and Denton County takes 1%.

Fire and EMS are funded by Denton County ESD No. 1 at $0.06 and ESD No. 2 at $0.10. Title-company totals often leave these out, so the real base rate in the Argyle ISD part is about 1.69%, not 1.53%.

What a typical homestead pays

The ACS 2024 median value of an owner-occupied home in Bartonville is $932,700. At 2025 rates, a homestead at that value in the Argyle ISD part would owe about $14,100 a year, or $1,177 a month. The school district is about two-thirds of that bill. The effective rate is about 1.51%.

The same home in the Denton ISD part would owe about $14,400. As a rental with no exemptions, it would owe about $15,800. An owner 65 or older would owe about $13,200 before any tax ceiling.

Two school districts

Argyle ISD serves most of the town, and Denton ISD serves another part. Title-company guides list Bartonville rows for both. In 2025, Denton ISD's rate was 1.2069 and Argyle ISD's was 1.1727. For 2026, Argyle ISD approved 1.1558 and Denton ISD lowered its rate to 1.1528. No Lewisville ISD row for Bartonville was found. Check the address before you rely on a school assignment or a tax estimate.

MUDs and PIDs: check the ETJ

No municipal utility district or public improvement district was found inside town limits. The newest homes with a Bartonville mailing address are in Furst Ranch, which sits partly in the town's extraterritorial jurisdiction (ETJ). Homes there do not pay the town's tax.

Voters created a Furst Ranch MUD in May 2025 and capped its taxes at $1.20 per $100 for operations and $0.25 for road maintenance. No levied rate was found, so Realust does not estimate a Furst Ranch tax bill here. Ask the builder or seller for the district's current rate and the required MUD notice.

Utilities: co-op power, water corporations and septic

The town lists CoServ Electric for power. CoServ's October 2026 residential rate is $15 a month plus 11.48¢ per kWh, so 1,000 kWh costs about $130 before taxes.

Water comes from Argyle Water Supply Corp. or Cross Timbers Water Supply Corp., depending on the address. Both charge about $41 a month before usage. Argyle WSC's capital recovery fee for a standard new meter is $7,595.

Most homes use septic systems. The town enforces a septic ordinance stricter than state law in places, and aerobic systems need a maintenance contract, which is an added yearly cost.

Frontier Waste Solutions collects trash and recycling on Thursdays under a town contract; the rate was about $21.95 a month when it was approved in late 2024. CoServ Gas and Atmos Energy both serve the area.

Internet, HOA and sales tax

FCC data show Frontier fiber available across the town, with Spectrum, Astound and AT&T fiber in parts. Frontier advertises 1 Gig at $64.99 a month with autopay.

HOA dues vary by subdivision. Recent listings show $1,400 a year in Saddlebrook Estates and $1,200 a year in Hudson Hills. Furst Ranch has an HOA, but its dues were not published.

Local sales tax is 2%, for 8.25% in total. On Nov. 3, 2026, voters decide whether to keep the 0.625% share that pays for street maintenance.

A farm settlement that incorporated twice

Bartonville grew out of Chinn's Chapel, a settlement started in 1853 in south central Denton County. The area was named for T. Bent Barton in 1878 and had 25 residents, a store, a gristmill and a cotton gin in 1890.

Residents first incorporated in 1960, in a town that also covered today's Double Oak and Copper Canyon, to head off annexation by larger cities. They later voted to dis-incorporate. The present town dates from 1973 and covers about 6.8 square miles.

Population: slow and steady

The Census counted 849 people in 1990, 1,093 in 2000, 1,469 in 2010 and 1,725 in 2020. Census Bureau estimates show 1,780 in 2021 and 1,937 in July 2025, about 12% above the 2020 count. NCTCOG puts the town at 1,893 on Jan. 1, 2026.

That is far slower than Denton County as a whole. The town's own plan notes Bartonville grew about half as fast as the county from 2010 to 2020. No agency publishes a population projection for the town.

Housing: a few dozen acre-plus lots at a time

Bartonville's land use plan allows homes only on 1-, 2- or 5-acre minimum lots, and most homes use private septic systems. That keeps building slow. Census permit data show the town has never permitted more than 24 homes in a year since 2011. It permitted 92 from 2020 to 2025, all single-family, and 15 more through September 2026.

The homes are large. The town reported $45.1 million in construction value for 24 homes in 2024 and $33.2 million for 15 homes in 2025.

The town's monthly updates list five active subdivisions with 103 lots in all: Eagle Ridge and Hudson Hills (33 two-acre lots each), Knight's Landing (15 lots), Deer Hollow (14 five-acre lots) and Trifecta Estates (8 two-acre lots). Trifecta Estates dropped off the list in June 2026. In 2025 the council also took up the five-lot Rice Ranch Addition at Broome and Porter roads. No production builders are named; these are custom-home lots.

What drives demand

Lantana, a large unincorporated master-planned community, borders the town to the east. Its shoppers support Lantana Town Center on FM 407, which sits inside Bartonville. Kroger opened a 124,000-square-foot store there in 2015, and a Chipotle and a Papa John's were announced in late 2025. Bartonville Town Center, opened in 2003, is the town's other commercial hub.

FM 407 is the main road. TxDOT has proposed widening 11.5 miles of it to six lanes between Justin and east of Argyle, but Argyle expects construction is a decade or more away, and the Bartonville segment was not confirmed. Locally, the town is rebuilding E. Jeter Road in phases; Phase III, a contract of about $909,000, began in May 2026.

Two school districts, both growing

Argyle ISD more than doubled from 2,063 students in 2014-15 to 5,414 in 2023-24 and counted 6,601 in fall 2025. Its demographer projects more than 10,000 by 2035-36. Voters approved bonds in 2022 and 2025 after turning down most of a 2024 package. Denton ISD grew from 27,020 to 32,866 over the same years and projects about 36,000 by 2029-30. Its voters passed bonds in 2018 and 2023 and a tax ratification election in November 2025.

Values and incomes

Census survey data put the median owner-estimated home value at $526,800 in 2011-2015 and $932,700 in 2020-2024. Median household income was $113,393 and $149,071 in the same periods.

With only about 700 homes, the margins of error are wide: plus or minus about $175,000 on the latest home value. Treat these as rough levels, not precise trends.
