HOAs and neighborhood associations

Listings show an HOA, with dues of $650 to $669 a year; one listing names Essex Management as the association and says fees include management. We couldn't find the association's legal name, website, state management-certificate filing or covenants, or confirm that membership is mandatory. The developer lists a swimming pool with a bathhouse and a playground, and listings show a community pool and playground.

A West Addition listing shows $669 a year and a 2020-built listing $650 a year; neighborhoods.com shows the same range. One listing gives Essex Management as the association name. neighborhoods.com says builders left a large area undeveloped as natural space and that a small creek runs through the community, and a West Addition listing backs to a greenbelt. Ask for the resale certificate to confirm dues, rules and what the association maintains.

  • A swimming pool with a bathhouse (developer page)
  • A playground (developer page and listings)
  • Greenbelt and natural space with a small creek (per neighborhoods.com and a listing)

Lewisville doesn't publish a neighborhood-association map, so association names, dues and amenities come from each association's website and posted documents, the Texas HOA management-certificate registry and recent listings, checked November 2026. Ask for the resale certificate and any recorded deed restrictions on a home.

Flood zones

6 of the 518 lots (under 2%) touch FEMA's 1%-annual-chance floodplain (Zone AE or A): 4 in East, 2 in South, on Edgecreek Path and Brookhollow Dr. In most cases only part of the lot is mapped, not the house. Another 4 lots touch the 0.2% (500-year) zone.

Property taxes

With a homestead exemption, a home at each section's typical 2026 appraisal pays about:

  • West$668K home$9,850/yrabout $820/mo
  • East$653K home$9,550/yrabout $800/mo
  • South$680K home$10,050/yrabout $840/mo

That's city, county and Lewisville ISD taxes at a combined rate of 1.6976 per $100. These homes are inside Lewisville city limits, and every one is in the City of Lewisville's Josey Lane Public Improvement District (Denton County lists the unit as "PID 20 - JOSEY LANE PID"). A PID assessment isn't a tax rate: the city levies it per lot under the district's service and assessment plan, which it updates every year, to pay for public improvements in the district. Denton County lists it as a tax-roll unit (PID 20), so expect it on the property tax bill. We couldn't confirm the amount, so the estimate leaves it out. Ask the seller or title company for the lot's annual PID assessment and its payoff amount. We found no MUD or TIRZ here. The estimate uses 2026 adopted rates: City of Lewisville $0.436381, Lewisville ISD $1.0778 and Denton County $0.183394 per $100.
