HOAs and neighborhood associations

Listings show an HOA, but we couldn't find its legal name, website, manager or recorded covenants, or confirm that membership is mandatory. A 2026 listing shows dues of $712 a year (about $59 a month). neighborhoods.com shows fee ranges of $389 and $547 to $750 without saying how often they're billed, so treat the amount as unconfirmed. Listings describe a clubhouse and an "HOA sponsored community pool."

We found no association website, state management-certificate filing or newsletter, so everything here comes from listings. A July 2024 Phase 3 listing names a clubhouse and an HOA-sponsored community pool. A 2026 listing says the home is a block from the community clubhouse, pool, park, volleyball court and jogging and biking trails; we couldn't confirm who owns the park and trails. Ask for the resale certificate to confirm the association, dues and rules.

Lewisville doesn't publish a neighborhood-association map, so association names, dues and amenities come from each association's website and posted documents, the Texas HOA management-certificate registry and recent listings, checked November 2026. Ask for the resale certificate and any recorded deed restrictions on a home.

Property taxes

With a homestead exemption, a home at each section's typical 2026 appraisal pays about:

  • Phases 1–3$469K home$7,450/yrabout $620/mo
  • Phases 4–5$480K home$7,650/yrabout $640/mo

That's city, county and Lewisville ISD taxes at a combined rate of 1.9036 per $100. These homes are inside Lewisville city limits, and 387 of the 396 are also in Denton County Levee Improvement District No. 1 (on Denton CAD's roll, "DENTON CO LEVY IMP DIST"). Its 2026 rate is $0.206 per $100 ($0.114 for operations and $0.092 for debt), up from $0.194 in 2025, and the estimate includes it. The Legislature created the district in 1985 to cover land in Lewisville and Coppell; its recent board agendas cover siltation on Denton Creek, interior canals, lakes and retaining walls, and Lewisville parks. State law bars it from charging special assessments or impact fees on single-family homes, but its property tax applies. We found no MUD, PID or TIRZ here. Ask the title company whether a specific home is one of the nine outside the district. The estimate uses 2026 adopted rates: City of Lewisville $0.436381, Lewisville ISD $1.0778 and Denton County $0.183394 per $100.
