Downtown: a rail-town core and a new civic campus
Anna's old center sits east of US 75, along SH 5 (Powell Parkway) and the rail line, around 4th Street and Sherley Avenue. The 1885 Anna Depot, which Wikipedia calls the oldest surviving railroad station in Texas, stands in Sherley Heritage Park. The 1894 Sherley hardware store building, with its original canopy, is nearby.
Since 2022 the city has built a municipal campus a few blocks north. City Hall and the police department are at 120 W. 7th St. A two-story, 32,500 sq ft library opened beside it at 111 W. 5th St. (state records show completion in January 2025, at about $13.4 million). Most city events now use this campus or Slayter Creek Park.
Downtown food is limited. Crow's Country Cafe (113 W. 4th St.) serves chicken-fried steak and catfish. 3 Nations Brewing, the city's first brewery, opened with Anna EDC help in the former police station building. A small 4th Street sidewalk and driveway rebuild was scheduled to finish in February 2026.
The year in Anna
The city's current special events page lists five signature events: the Easter Eggstravaganza, Touch-a-Truck, Juneteenth, Boots and Booms (a late-June evening event at Slayter Creek Park), and the 12 Days of Anna, which opens with the Christmas tree lighting and Santa's Village at the Municipal Complex in early December.
The city's 2024 calendar also included an Earth Day event in April, National Train Day at Sherley Heritage Park in May, a June splash-pad kickoff, and AnnaFest in October. The Greater Anna Chamber of Commerce runs a Boo Bash in October, a Veterans Day parade in November and the Christmas parade with a vendor market in mid-December. Youth baseball and softball start in March and youth soccer in September. We did not confirm 2026 dates for these events.
Parks, trails and lakes
Slayter Creek Park (425 W. Rosamond Pkwy.) is the main park. It has four lighted ball fields, two lighted multipurpose fields, nine pickleball courts, two tennis courts, an 18-hole disc golf course, a skatepark and pump track, a fitness court, a splash pad, a playground, a pavilion and a walking trail. A $3.2 million project in 2023 added sports courts and parking there.
Natural Springs Park, behind Brookshire's off W. White St., has paved trails, a pond with a fishing pier and the Natural Springs Paw Park dog area. Sherley Heritage Park downtown has a train-themed playground and the restored depot. Johnson Park has two softball fields. The city also lists Baldwin, Bryant, Geer, Henry Clay "Yank" Washington and John Flavel Greer parks; Bryant (5 acres) and Geer (25 acres) were undeveloped in the most recent profile we found.
Trails center on Slayter Creek: a 3,600-foot loop in the park and a 4,400-foot trail to Hackberry Drive, part of a planned citywide spine. Off-peak, Lake Texoma's Denison Dam is about 44 minutes north, and Lavon Lake and Hagerman National Wildlife Refuge are each under an hour.
Errands and health care
Anna has two full-size grocery options: Brookshire's at 1325 W. White St. and a Walmart Supercenter at 521 S. Central Expressway, open 6 a.m. to 11 p.m., with a drive-thru pharmacy. A Kroger Marketplace is the anchor of Rosamond Crossing at Rosamond Parkway and US 75. Vertical construction was due to start in spring 2026, with opening targeted for 2027.
Texoma Medical Center runs a 24-hour freestanding ER with imaging at 2710 Hackberry Dr. The nearest full hospitals are Baylor Scott & White–McKinney at 5252 W. University Dr. (about 27 minutes) and AHS Sherman Medical Center in Sherman. City Hall is at 120 W. 7th St.; the Anna Community Library is at 111 W. 5th St.

Rosamond Pkwy.) and the Academic Achievement Center. Hendricks opened in 2025. A sixth elementary, Ora Bell Russell, is under construction at Rosamond Pkwy. and Pleasant Bend Dr. (about $39.6 million, completion set for April 2027).
Enrollment more than doubled from 2016 to 2026. In the 2024-25 TEA ratings, the district earned a C (78) and Anna High School an A. TEA released 2026 ratings in August 2026; we could not retrieve Anna ISD's 2026 results. Some homes in Anna's ETJ may be zoned to other districts, so check by address.

The tax bill is the biggest hidden cost
Most Anna homes pay four taxing units: Anna ISD at 1.2399, the city at 0.5251, Collin County at 0.1493 and Collin College at 0.0812. All rates are per $100 of value. Together that is about 2.00% before exemptions, near the top among cities along US 75 north of McKinney.
Exemptions cut the bill a lot. The school district takes $140,000 off a homestead's value, Collin College takes 20%, and the county takes 5%. Whether the city gives a general homestead exemption is unclear in the 2025 title-company sheet, so the estimate here assumes it does not. Owners 65 and older get $30,000 off city value, $60,000 off school value, and school and county tax ceilings.
At the city's 2025 average home value of $365,500, a homestead owes about $5,470 a year, or $456 a month. That is an effective rate of about 1.50%. The same house as a rental with no exemptions would owe about $7,290.
Anna uses PIDs, not MUDs
No municipal utility district was found inside Anna. Instead, many newer subdivisions sit in a public improvement district. A PID adds a flat yearly charge per lot to the tax bill to repay bonds for streets, water, sewer and drainage, usually over about 30 years.
The Hurricane Creek PID covers the Villages of Hurricane Creek. One Phase I lot owes $1,600.64 for the installment due January 2027, which adds about $133 a month. Other districts include a PID for Meadow Vista and The Woods at Lindsey Place. A 2026 broker article names several more. Ask for the seller's PID disclosure and look up the exact lot.
School district lines shift the total slightly
Most of the city is in Anna ISD. Some city addresses fall in Melissa ISD (1.2245) or Blue Ridge ISD (1.2452). On a $365,500 homestead the difference is under $50 a year, but it matters for school assignment. Confirm by address with the Collin Central Appraisal District.
Water and sewer cost more than many buyers expect
The city's rates, effective October 1, 2026, start at $40.54 for water and $50.82 for sewer on a standard 3/4-inch meter. Both include the first 2,000 gallons. After that, water costs $9.68 per 1,000 gallons up to 10,000, then more in higher tiers. Sewer adds $10.05 per 1,000 gallons, capped at $171.42.
At 6,000 gallons a month the water and sewer bill comes to about $171. At 10,000 gallons it is about $251. Homes outside city limits pay 1.25 times the water rate and 1.5 times the sewer rate. New accounts pay a $150 deposit and a $10 turn-on fee.
Electric, gas, trash and internet
Electric service depends on whose lines reach the house. Builders in newer areas such as Hurricane Creek list Grayson-Collin Electric Cooperative, where members cannot shop retail plans. The co-op charges a $25 monthly fee plus about 14.7¢ per kWh, or about $172 at 1,000 kWh. Homes on Oncor lines choose a retail plan instead. Atmos Energy supplies natural gas.
CARDS Recycling picks up trash weekly in a 96-gallon cart and recycling in a 64-gallon cart, with bulk pickup once a month. The charge appears on the city bill. The amount was not confirmed.
AT&T fiber reaches about 80% of locations and Optimum about 82%, per BroadbandNow. Grayson Collin Communications fiber covers about 40%. Fixed wireless and 5G home plans fill gaps.
Renting and commuting
Census estimates put Anna's median gross rent at $2,105 a month for 2020–2024, and about 78.5% of homes are owner-occupied. The average commute is about 31 minutes. US 75 south to McKinney, Plano and Dallas has no tolls. Trips west to Frisco often use the Sam Rayburn Tollway or the Dallas North Tollway, which do.

A depot town that grew in two waves
Anna was platted in 1883 along the Houston and Texas Central Railway in northern Collin County, and its 1885 depot still stands. It incorporated in 1913 and had only 904 residents in 1990.
The first wave came in the 2000s. Census estimates show about 2,000 people in 2000 and 7,800 by 2009, and the 2010 Census counted 8,249. Growth slowed after the housing crash, then picked up again after 2016.
Population: doubled in five years
The 2020 Census counted 16,896. Census Bureau estimates show 20,459 in 2021, 23,825 in 2022, 27,938 in 2023, 31,996 in 2024 and 35,245 in July 2025, about twice the July 2020 figure. NCTCOG put Anna at 36,935 on Jan. 1, 2026.
Mayor Nate Pike has projected more than 100,000 residents by 2050. That would take about 2,600 new residents a year, less than the recent pace of about 3,500. The city's 2026 housing data imply roughly 110,000 people at full buildout, at 2.5 people per home.
Housing: a large lot pipeline
Census permit data show 221 to 637 units a year from 2012 to 2019. From 2020 to 2025 the city permitted 6,970 units, peaking at 1,446 in 2022, when apartments added 539. Permits fell to 864 in 2025, and January-September 2026 already shows 769.
The city counts 29,000 single-family lots in all stages. About 8,500 homes are built, 12,400 lots are under construction, and 8,100 are entitled or in planning. Another 15,363 apartment units are in the pipeline, most only entitled. At the 2025 pace, single-family buildout would reach about 2050.
The biggest communities are Centurion American's Villages of Hurricane Creek (1,794 lots), Megatel's lagoon community Anacapri (1,239 lots) and D.R. Horton's Woods at Lindsey Place (942 lots). Coming next are Veritas's Liberty Hills (about 1,800 homes, first move-ins planned for 2027), Bloomfield's Crystal Park (969 homes) and the Anna side of Risland's Mantua on the county line.
About a third of current single-family lots are registered rentals, rising to 78% in Shadowbend. Several communities use PIDs, which add a yearly assessment to the tax bill. Lennar lists about $2,866 a year at Hurricane Creek. Check city limits, ETJ status and any PID before buying.
What is driving it
US 75 runs through the west side of Anna. The expanded FM 455 interchange opened land to builders, and the Collin County Outer Loop now links US 75 in Anna west to Celina. North on US 75 in Sherman, Texas Instruments began production at its first new chip fab in December 2025, and GlobalWafers opened a wafer plant in May 2025.
Locally, a Walmart-anchored town center, a freestanding ER and surgery center, an 82-acre business park and a new downtown municipal complex and library came in the early 2020s. Most residents still work elsewhere: the city counts 8,973 commuting out and 1,510 commuting in.
Schools: building to catch up
Anna ISD had 6,724 students in 2026 state data, up 119% since 2016. It opened Rosamond-Sherley Elementary in 2022, Clemons Creek Middle in 2023 and Hendricks Elementary in 2025. Anna High School, at 1,794 students, is near its 1,800-seat capacity.
Voters approved new campuses in November 2022 but rejected a stadium twice, most recently a $100 million bond in May 2024. The district's 2024 forecast calls for about 9,100 students by 2028-29 and nearly 15,000 by 2034-35. A second high school had no construction contract as of August 2026.
Values and incomes
Census survey data show the median owner-estimated home value rising from $146,900 (2011-2015) to $210,100 (2015-2019) and $351,700 (2020-2024). Median household income went from $69,663 to $105,593 over the same periods.
These are five-year averages with wide margins of error. Much of the rise reflects new, larger homes being added.
