Events are shared with the other Lake Cities

Three taxing units, one of the higher totals nearby
A home inside Lake Dallas pays three property taxes: Lake Dallas ISD at 1.2552, the city at 0.5597 and Denton County at 0.1859, all per $100 of value. Together that is about 2.00% before exemptions. That is the highest base rate in Republic Title's 2025 sheet among nearby cities, slightly above Denton and Corinth and well above Hickory Creek and Shady Shores. There is no college, hospital or emergency services district tax.
Exemptions cut the bill. Lake Dallas ISD takes $140,000 off a homestead's value, and Denton County takes 1% with a $5,000 minimum. The city has no general homestead exemption, but it gives $20,000 to owners 65 and older and to disabled owners.
At the city's 2025 median homestead taxable value of $316,495, the bill comes to about $4,566 a year, or $381 a month. That is an effective rate of about 1.44%. The same house as a rental with no exemptions would owe about $6,330.
The city rate is rising for 2026
The city raised its rate from 0.518852 in 2024 to 0.559711 in 2025, mostly for debt. For 2026 it proposed 0.621953, which it describes as the voter-approval rate. The city projects the median city bill rising $132.51, to $1,903.97, even though the median homestead value falls to $306,127.
Lake Dallas ISD kept its rate at 1.2552 for 2026-27. Denton County proposed a small cut, to 0.183394. Check final adopted rates before you budget for 2026.
No MUD or PID found, but check the address
No MUD or PID was found inside Lake Dallas. The county's tax jurisdiction list names none for the city, and the city's last two budgets mention none.
The catch is the mailing address. ZIP 75065 also covers much of Hickory Creek and Shady Shores, and Hickory Creek has two PIDs. A home with a Lake Dallas address may sit in another city with different taxes. Look up the tax jurisdictions on the appraisal district site before you make an offer.
Water, sewer and drainage
The Lake Cities Municipal Utility Authority supplies water and sewer to Lake Dallas, Hickory Creek and Shady Shores. Its 2026 rates start with a $36.20 water minimum and a $38.30 sewer minimum. Water then costs $5.50 per 1,000 gallons up to 8,000 gallons, with higher tiers above that. Sewer costs $6.30 per 1,000 gallons, based on your winter average.
At 5,000 gallons, a typical bill is about $134. Customers 65 and older get $10 off. The city adds a flat $9.50 monthly drainage fee for every home.
Electric depends on whose lines serve you
Most of the area is on Oncor lines, so residents choose a retail plan. The median 12-month plan was 15.4¢ per kWh in late October 2026, about $154 for 1,000 kWh. Some addresses are on CoServ, the electric co-op, which charges $15 a month plus about 11.5¢ per kWh in October 2026, about $130 for 1,000 kWh. Co-op members cannot shop retail plans. Atmos Energy supplies natural gas.
Trash, internet and HOA
Republic Services collects trash on Thursdays under a city contract. Residents with a current trash bill can drop off up to 3 cubic yards a month at Camelot Landfill for free.
Spectrum cable covers most of the city. Brightspeed, Astound and Pavlov Media sell fiber in parts of town, and 5G home internet is widely available. Check service by address.
Many older streets have no HOA. Recent listings show $300 a year in Oaks at North Lakeview and $335 twice a year in Jackson Ranch. Thousand Oaks Ph II listings show no HOA.
Commute and rent
The average Lake Dallas worker's commute is about 28 minutes. In free-flowing traffic, Lewisville is about 12 minutes away, Denton 15, DFW Airport 31 and downtown Dallas 41. The I-35E TEXpress lanes end at Swisher Road in Lake Dallas. They charge dynamic tolls, while the main lanes are free.
Median gross rent was $1,507 in the 2023 ACS, up from $1,147 in 2017. New water accounts are opened with LCMUA and require a photo ID.

A lake town renamed by its reservoir
Lake Dallas was first settled in 1852 and took the name Garza in 1881, when the Dallas and Wichita Railway came through. After the original Lake Dallas reservoir was filled in the late 1920s, residents renamed the town for it. That lake was later enlarged into what is now Lewisville Lake.
The town incorporated in 1965. It had 489 people in 1940 and 1,431 in 1970, then more than doubled to 3,177 by 1980 as the area between Dallas and Denton grew.
Population: built out and holding steady
Growth came in the 1990s: the city went from 3,656 people in 1990 to 6,166 in 2000. Since then it has slowed to a crawl. The 2010 Census counted 7,105 and the 2020 Census 7,708.
Census Bureau estimates peaked at 7,922 in 2023 and put the city at 7,852 in July 2025. NCTCOG's January 2026 estimate is 7,850, up seven people in a year. No city or regional projection for Lake Dallas was found. The city covers about 2.7 square miles between Lewisville Lake and I-35E.
Housing: infill, not subdivisions
Census permit data show the city has issued few housing permits. From 2015 through 2025 it permitted 116 units, and none in 2025. The busiest recent years were 2021 and 2022, with 87 single-family homes between them; listings in Falcon Place and the Lake Bluff Addition show homes built in 2022. The only multifamily permits since 2010 were 140 units in 2014.
No active builder community inside the city was listed on major new-home sites in October 2026. New housing is small and downtown: duplex townhomes on Market Street listed as 2026 construction, a two-story shops-and-lofts building at 312 Main Street, and a 13-site tiny home village on Gotcher Avenue that opened in 2019. About 69% of occupied homes are owner-occupied (ACS 2020-2024).
A 75065 address can be in Lake Dallas, Hickory Creek or Corinth, and some nearby new-home communities, such as Lakeshore Bluffs, are in Shady Shores. Check city limits before relying on Lake Dallas taxes or services.
What is changing: roads, downtown and the tax rate
The big regional projects are already built. The 35Express rebuild of I-35E finished its first phase in 2018, and the Lewisville Lake Toll Bridge has linked Swisher Road to Little Elm since 2009.
Local spending now goes to streets. The city's 2025-26 budget starts reconstruction of Hundley Drive, South Shady Shores Road and Carlisle Drive, with about $22 million in Denton County road-bond funds plus the city's share. The proposed city tax rate rose to $0.559711 per $100, from $0.518852, which the city manager tied to $7 million in road bonds. Lake Dallas ISD's 2025 rate is $1.2552 and Denton County's is $0.185938.
The 2026 comprehensive plan update calls for a bigger downtown, a revived Economic Development Corporation and redevelopment along I-35E. State filings show a $10 million, 122,000 sq ft project on Swisher Road and a new Ace Hardware building.
Schools: steady enrollment
Lake Dallas ISD serves the whole city, along with parts of Corinth, Hickory Creek and Shady Shores. It has held near 4,000 students for a decade: 4,011 in 2014-15 and 3,811 in 2023-24 in Census school-finance data, and 3,940 in 2026 state data.
Voters passed a $105 million bond in May 2019 with 67.6% of the vote. No later bond election was found.
Values and incomes
The ACS median owner-estimated home value rose from $149,800 (2011-2015) to $269,000 (2020-2024). Median household income rose from $68,933 to $76,879 over the same periods. Both figures have wide margins of error for a city this size.
