Property tax is the biggest cost after the mortgage
On the Collin County side of Wylie, a home pays four taxing units: Wylie ISD at 1.1752, the city at 0.5434, Collin County at 0.1493 and Collin College at 0.0812. All rates are per $100 of value. Together that is 1.95% before exemptions. The city raised its rate from 0.5343 to 0.5434 for 2025, while Wylie ISD cut its rate from 1.2102 to 1.1752.
The school district takes $140,000 off a homestead's value, Collin County takes 5% and Collin College takes 20%. The city gives no general homestead exemption, so it taxes the full value. Owners 65 and older get extra exemptions from each unit plus a tax ceiling.
At the 2025 average home value of $448,501, the bill comes to about $6,990 a year, or $583 a month. That is an effective rate of about 1.56%. The same house as a rental with no exemptions would owe about $8,740.
Three counties, and the bill changes at each line
Small parts of Wylie reach into Dallas and Rockwall counties. In Dallas County, the county, Parkland Hospital and Dallas College together charge 0.5341, compared with 0.2306 for Collin County and its college. With Garland ISD, which serves at least the Dominion of Pleasant Valley area, the base rate there is about 2.25%. The Rockwall County part runs about 1.97%. Confirm the county and ISD by address.
Inspiration pays a water district instead of the city
Inspiration, the large community north of town on Lake Lavon, has Wylie addresses and Wylie ISD schools but sits outside city limits. It pays Collin County WCID #3, about 0.89 per $100 in 2025, instead of the city's 0.54. On a $448,501 home that is about $8,545 a year with a homestead, versus $6,990 inside the city.
No PID tied to a Wylie subdivision turned up on the county's lists. Several Collin County MUDs levy 0.89 to 1.10 but were not tied to Wylie addresses. Check the appraisal district record and the seller's MUD disclosure for any house.
Water, sewer and trash
The city buys water from the North Texas Municipal Water District and raised water and sewer rates 5.15% in August 2025. Water is $23 for the first 1,000 gallons and $7.84 per 1,000 up to 10,000. Sewer is a flat $64.25 a month, or $45.32 for owners 65 and older or disabled with a homestead. At 5,000 gallons, water and sewer come to about $119.
Community Waste Disposal picks up trash and recycling weekly for $16.76 a month under the 2023 fee schedule. A new drainage fee based on each property's paved and roofed area is coming to city bills; the amount was not published in what we found.
Inspiration and other edge areas get water from Wylie Northeast SUD, which charges a $35 base, $7.67 per 1,000 gallons and $65 for sewer. Their bills run higher.
Electric, gas and internet
Most homes are on Oncor lines, so residents pick a retail electric plan. Some areas are served by Farmers Electric Cooperative, which sets its own price and raised single-phase rates 7.77% on Oct. 1, 2026. Atmos Energy is the main gas provider, with CoServ Gas in some newer areas. AT&T, Spectrum and Frontier offer internet, and coverage varies by street.
Commute, HOA and rent
The average Wylie worker's commute is about 31 minutes. SH 78 and FM 544 are free. The President George Bush Turnpike is the fast way to Richardson and Plano, at about 22 cents a mile with a TollTag.
HOA dues vary. A recent Woodbridge listing shows $630 a year, while an Inspiration listing shows about $165 a month. Median gross rent is $2,189 a month (ACS 2020–2024).

A rail town that waited 70 years
Wylie grew up around the Santa Fe tracks in the 1880s and incorporated in 1887. For decades it stayed small. Lavon Lake and the North Texas Municipal Water District's offices nudged it to 1,804 people by 1960, and the 1980 Census still counted only 3,152.
Then Collin County's growth reached it. The city nearly tripled in the 1990s, to 15,132, and nearly tripled again in the 2000s, to 41,427 in 2010.
Population: steady, not a boom
The 2020 Census counted 57,526 people. Census Bureau estimates show 59,493 in 2021, 61,240 in 2022, 61,739 in 2023, 62,908 in 2024 and 63,842 in July 2025, about 11% growth in five years. NCTCOG's Jan. 1, 2026 estimate is 63,549, up just 1% in a year.
Growth is slowing as land runs out. A 2018 report put the city's planned build-out at about 75,000 people. Esri, in data the Wylie EDC publishes, forecasts 69,055 by 2031. Both fit the recent pace of roughly 1,200 new residents a year.
Housing: the big wave was 2002-2006
Census permit data show Wylie's peak came early. The city permitted 1,144 to 1,415 homes a year from 2002 through 2005, then dropped to about 220-270 a year after 2008. Since 2020 it has averaged about 400 units a year, 2,448 in all through 2025, and 168 through September 2026.
Remaining new-home supply is thin. Grand Homes' Dominion of Pleasant Valley covers 292 acres and was zoned for about 975 homes in 2013, with later additions; it is zoned to Garland ISD. Smaller in-city options include K. Hovnanian's Kreymer at the Park, Davidson Homes' Lake Park Villas and the coming Ladera Wylie 55+ community.
The largest community with a Wylie address, Huffines' 702-acre Inspiration on Lake Lavon, has more than 2,000 homes and is in its last phase. It sits outside city limits, in Wylie ISD. Taxes, utilities and services there differ from inside the city, so check the appraisal record and any special district for a specific address.
What is driving it
Wylie is a commuter city. Census business data count about 11,500 private-sector jobs in the 75098 ZIP code, against about 245,000 in Plano and 121,000 in Richardson to the west.
Roads are catching up. TxDOT's $50.4 million rebuild of FM 2514 (Parker Road and Ballard Avenue) to four divided lanes is 99% complete and due in December 2026. FM 2551 to the west is being widened to six lanes by 2027.
Local anchors include the water district's headquarters and treatment plant complex, Collin College's Wylie Campus (opened 2020, built for 7,500 students), a $25 million Sanden plant expansion, and a proposed 59.8-acre flex-industrial development on Sanden Boulevard. An H-E-B opened in July 2026 just west in Murphy.
Schools: new campuses, slower growth
Wylie ISD had 19,451 students in 2026 state data, up 33.1% since 2016. It also serves St. Paul, Inspiration and parts of Murphy, Sachse and Lucas.
Voters have passed every recent bond: $94.2 million in 2014, $193.7 million in 2019 and $298 million in November 2023, the last with 54.9% of the vote. That money built Kreymer Elementary (2025) and Hampton Intermediate and Parker Junior High, opening August 2026. The district expected only modest growth for 2025-26 and is working off a $9.5 million deficit. No new demographer projection was found.
Values and incomes
Census survey data show the median owner-estimated home value rising from $158,000 (2011-2015) to $227,700 (2015-2019) and $387,000 (2020-2024). Median household income rose from $81,799 to $119,522 over the same periods.
These are five-year averages in nominal dollars. With fewer new homes added each year than in the 2000s, the rise reflects both new construction and existing homes gaining value. About 77% of occupied homes are owner-occupied; median gross rent was $2,189.
