Fairview Town Center is the downtown

Fairview has no historic main street. Its center of activity is Fairview Town Center, an open-air shopping district on Stacy Road east of US 75, next to Town Hall at 372 Town Place.

Food here changed a lot in 2025 and 2026. Revolving Kitchen, a food hall at 146 Town Place, had more than a dozen vendors in December 2025, including Peet's Coffee and Norma's Cafe, the Oak Cliff diner founded in 1956. Tick Tock Taco x Churro On Top opened at 201 Town Pl. in February 2026. K-Cup Kitchen, a Korean street food spot, moved into 232 Town Pl. in spring 2026. Neon Cactus, a Mexican and brunch restaurant at 241 E. Stacy Rd., had diner reviews into October 2026 and hosts the mayor's quarterly brunch.

Academy Sports + Outdoors is filling half of the former Macy's at 201 Stacy Rd. State records show the $3.6 million remodel running from March to August 2026, and the company listed Fairview among its third-quarter 2026 openings. Children's Health opened a 28,000-square-foot pediatric specialty center at 195 Murray Farm Rd. in February 2026.

A calendar built around Town Hall and Town Center

Town events are small and frequent. The year starts with a Spring Fling in late March at the Town Center park (vendor fair, egg hunt, live music). April brings a townwide cleanup, a hazardous waste and document shredding day at the Public Works Yard, and a drug take-back day at Town Hall. On July 4 the town holds a bike parade and children's activities at the Town Center fountain. Fairview bans fireworks, and the town points residents to professional shows in nearby cities.

In the fall, neighborhoods register National Night Out block parties (Oct. 6 in 2026), and the fire department has held a pancake breakfast at Station 2. November has a Children's Entrepreneur Market at Town Hall. The Christmas Tree Lighting, with a parade, carriage rides and Santa, is held on the Saturday after Thanksgiving on the west side of Town Hall. The mayor also holds a breakfast at the Heritage Ranch clubhouse after each monthly council meeting, and a resident hosts a monthly star party at Sloan Creek Intermediate.

Parks, trails and nearby nature

The town lists nine public parks. Most are neighborhood parks with playgrounds and pavilions. The largest open spaces are Parkside Park on East Stacy Road (27.8 acres, with a deck over a beaver pond) and Coyote Meadow (nearly 18 acres of native meadow). Village Green Park (8 acres, Murray Farm Dr. at Watertower Way) links to more than 2 miles of paved trail. The town publishes acreage only for Parkside, Coyote Meadow, Village Green and Meadows Park (more than 3 acres).

The trail network is growing. The Country Club Connector Trail and a Monarch Park trail are finished, and a Highway 5 trailhead and a Beaver Run–to–Stacy Road link were in planning in late 2025. The Heard Natural Science Museum & Wildlife Sanctuary, at 1 Nature Pl. in McKinney, has more than 6.5 miles of nature trails. Lavon Lake's dam area is about 27 minutes east.

Errands and health care

Fairview has one full grocery store in town: Whole Foods Market, which anchors the Shops at Fairview Town Center at 105 Stacy Rd. For a conventional supermarket, H-E-B opened a 117,000-square-foot store with a drive-thru pharmacy at 575 E. Exchange Pkwy. in Allen in 2023. We could not confirm a stand-alone pharmacy inside town limits.

There is no hospital or freestanding ER in Fairview. The closest hospitals are Texas Health Presbyterian Hospital Allen (1105 N. Central Expy.) and Medical City McKinney (4500 Medical Center Dr.), a Level II trauma center. AFC Urgent Care Allen-Fairview, at 596 E. Stacy Rd. in Allen, is open 8 a.m. to 8 p.m. daily.

Fairview has no public library. The town has told residents they qualify for a McKinney Public Library card and for Allen Public Library service.

Schools

Two districts serve Fairview, and which one depends on your address. Lovejoy ISD covers most of town. McKinney ISD covers the western side and a small area in the far northeast, and its students attend schools in McKinney. Lovejoy runs two campuses in Fairview: Puster Elementary (K-4, 856 Stoddard Rd.) and Sloan Creek Intermediate (5-6, 440 Country Club Rd.). Older students go to Willow Springs Middle School (7-8) and Lovejoy High School (9-12, 2350 Estates Pkwy.) in Lucas. Lovejoy says the district and all of its campuses earned A ratings in 2026. In 2025 the district scored 94. McKinney ISD says all three of its high schools earned A ratings in 2026.

Getting around and public safety

US 75 runs along Fairview's west side, and SH 5 runs north-south through town. The new Fairview Parkway opened north to Fairview Crossing Blvd. in February 2026, giving drivers a two-mile bypass of SH 5. Latham Drive between Fairview Parkway and Convention Drive is closed for rebuilding until summer 2027. Off-peak, downtown McKinney is about 13 minutes away, Legacy West in Plano about 22, downtown Dallas about 37, Love Field about 42 and DFW Airport about 48. We found no fixed-route public transit serving the town.

The police department is based at Town Hall and has a chief and 19 full-time officers. Collin County Sheriff's Office handles 911 dispatch and the jail. Fairview Fire Rescue is a combination department with two stations (510 S. SH 5 and 1200 Stacy Rd.). It runs its own ambulance service. The town holds an ISO rating of 2.

No town homestead exemption, but a low town rate

Every Fairview address pays four taxing units: the town, a school district, Collin County and Collin College. In 2025 the town's rate was 0.3167 per $100, Lovejoy ISD's was 1.2552 and McKinney ISD's was 1.1043. Collin County added 0.1493 and Collin College 0.0812.

Base rates total 1.80% on the Lovejoy ISD side, which covers most of town, and 1.65% on the McKinney ISD side to the west. Of the nearby cities in the chart, only Wylie runs higher than Fairview's Lovejoy side.

The town gives no general homestead exemption. Owners 65 and older or disabled get $60,000 off town value, and the county does not list a town tax freeze. The school districts take $140,000 off a homestead, the county 5% and the college 20%.

What a typical bill looks like

Collin CAD's 2025 average market value for a Fairview home was $939,198. With a homestead exemption in Lovejoy ISD, that home owes about $14,950 a year, or $1,246 a month. That is an effective rate of about 1.59%. The same home in McKinney ISD owes about $13,740. As a rental with no exemptions, the Lovejoy-side bill rises to about $16,930.

For 2026 the town adopted 0.329001, up from 0.316658 and above its voter-approval rate. Its notice puts the town portion on the average homestead at $3,009, up from $2,774. McKinney ISD has proposed 1.0664 if voters approve its propositions. Lovejoy ISD's 2026 rate was not confirmed.

No MUDs or PIDs found

No municipal utility district or public improvement district for Fairview appears in Collin CAD's 2025 value summary, the county's rate summary or the town budget. The town does have a tax increment reinvestment zone covering about 894 acres between U.S. 75 and SH 5. A TIRZ adds no tax; it redirects part of the growth in town and county taxes to projects in the zone. Ask for the seller's disclosure on any address anyway.

Electric and gas depend on the street

The town lists Oncor and Grayson-Collin Electric Cooperative. On Oncor lines you pick a retail plan; the median 12-month fixed plan was 15.4¢ per kWh at 1,000 kWh in late October 2026, about $154 a month. GCEC members pay $25 a month plus 13.7¢ per kWh and a 1¢ power-cost factor, about $172 at 1,000 kWh.

For gas, the town lists both Atmos Energy and CoServ. Check which one serves the house.

Town water, sewer, drainage and trash

The town bills water, sewer, a $5.75 drainage fee and trash together. Water costs $28.10 for the first 2,000 gallons, then $6.13 per 1,000 up to 10,000 gallons, with higher tiers above that. Sewer is $45.05 for the first 1,000 gallons and $7.54 per 1,000 up to 12,000. At 10,000 gallons the water and sewer total is about $190.

Republic Services collects trash and recycling weekly in 95-gallon carts for $22.87 a month plus tax, or $21.32 for seniors. Brush and bulk pickup is monthly. New accounts pay a $200 deposit for water and sewer.

Internet, HOA, commute and rent

AT&T fiber reaches about 87% of Fairview, and Optimum cable about 86%. Optimum's entry plan starts at $35 a month for 300 Mbps.

HOA dues range widely. Some sections, such as Fairview Farms Fourth Section, have none. Oakwood Estates Ph III lists $275 a year, Creekwood Estates $2,000 a year, and Heritage Ranch, an age-restricted community, about $208–$327 a month.

The average commute is about 34 minutes. U.S. 75 south has no tolls; NTTA toll roads cost 22¢ a mile with a TollTag. Median gross rent in the 2023 ACS was $1,875.

Sunset Amphitheater

The Sunset Amphitheater is a 20,000-seat covered outdoor concert venue going up on 46 acres at the northeast corner of US 75 and SH 121 in McKinney. Venu, the developer, says it is about 70% built and costs about $334 million. Live Nation will book it. Venu targets the first quarter of 2027, while the city's schedule sets final completion for September 2027.

A 1958 town that filled in after 2000

Fairview incorporated in 1958 after a 50-ballot election. It had 463 residents in 1970 and 1,554 in 1990.

Most of its growth came in the 2000s. The Census counted 2,644 people in 2000 and 7,248 in 2010. Heritage Ranch, a gated 55+ golf community of 1,144 homes, was built from 2000 to 2007. In 2002 the town set aside its US 75 frontage as a Commercial Planned Development District, which became the site of the Village at Fairview mall, now Fairview Town Center.

Population: about 11,000 and close to flat

The 2020 Census counted 10,372 people. Census Bureau estimates rose to 10,904 in 2022 and then held near that level: 10,913 on July 1, 2025.

NCTCOG, the regional planning council, uses a different method. It estimated 11,282 on January 1, 2025 and 11,732 on January 1, 2026. No town or regional forecast of total population was found. The town's 2021 impact fee study assumed about 4,800 more residents and 1,568 multifamily units over 2021-2031, mostly in the commercial district.

Housing: single-family building has slowed

Census permit data show single-family permits peaked at 489 in 2005. Since 2022 the town has permitted 25 to 34 single-family homes a year, and 25 in the first nine months of 2026.

The 2014 land use plan keeps most remaining residential land at one home per 1 to 2 acres. Impression Homes lists one new community, Murray Manor, as coming soon. The town's 2021 growth assumptions put most new units in multifamily buildings. Lincoln Property's apartments at Fairview Town Center (372 units per the manager) and Billingsley's Sloan Corners, where Fairview zoning allows up to 2,000 apartments, are the largest examples.

What is driving change

Fairview Crossing opened in late 2024 as the entry road to Sloan Corners. The northern Fairview Parkway extension, about two miles long, opened by March 2026 and bypasses SH 5. TxDOT plans to widen SH 5 through town from two lanes to four, and is rebuilding Spur 399/SH 5 just north in McKinney at an estimated $182 million.

Fairview Town Center is adding medical and big-box tenants: a Children's Health specialty center opened in February 2026, and Academy Sports is remodeling half of the former Macy's. To the east, McKinney is building a $79 million passenger terminal at McKinney National Airport. Heritage Ranch is about 1.5 miles from the runway, and area residents have challenged the expansion in federal court.

Schools: steady to shrinking

Fairview is served by Lovejoy ISD and McKinney ISD. Lovejoy had 3,846 students in 2026 per the Texas Tribune, down 2.5% since 2016. In 2021 the district described itself as 95% built out.

Lovejoy voters rejected a $75 million bond by 21 votes in 2013. In May 2025 they passed four of five propositions, led by a $265.5 million building and safety measure; a $4.5 million stadium item failed. McKinney ISD has a $500 million bond and a tax-ratification measure on the November 3, 2026 ballot.

Prices and incomes

Census survey data put Fairview's median owner-occupied home value at $597,300 for 2020-2024, up from $316,700 in 2011-2015. Median household income was $109,347 in 2020-2024. These five-year estimates carry wide margins of error for a town this size.
