Babe's Chicken Dinner House has served family-style fried chicken at 202 N. 4th St. since 2003, in a building that opened in 1898 as a hardware store. Uptown Rail Brewery took over a 7,500 sq ft building at 204 Bolivar St. after a 2024 renovation, and its taproom was still logging visits in October 2026. Papa D's Mexican Cuisine opened at 311 N. 4th St. in 2025.
The city owns about 6 acres of undeveloped land between Elm and Bolivar streets, just east of 2nd Street, and plans a downtown park there with a stage, lawns and space for markets and events. As of its latest project page, no construction date or budget has been published.
The year in Sanger
The Chamber of Commerce's Sanger Sellabration is the town's long-running fall festival. It fills downtown at Bolivar and 5th streets on a late-October Saturday (Oct. 26 in 2024, its 46th year). The city also runs the Old Bolivar Station Songwriters Festival downtown in the fall.
City-run events include an Easter egg hunt (Easter Egg-A-Poolza), a spring clean-up day, Freedom Fest at John Porter Sports Park (June 27 in 2026) and Christmas on the Square with a Christmas parade in December. The library at 501 Bolivar St. runs weekly storytimes, teen nights and STEM programs.
Parks, trails and Ray Roberts Lake
Parks & Recreation maintains about 87 acres. The largest park is John Porter Sports Park (2201 S. Stemmons), at 40 acres. It has a three-field softball complex, a 3-acre stocked fishing pond with a dock, a 1.5-mile concrete walking path, three pavilions and a playground. Switzer Park (101 Freese St.) has the splash pad, a community center, a basketball court and a walking trail. Railroad Park (600 Railroad Ave.) is a four-diamond baseball complex. Kamie Patten Park (201 Railroad Ave.), Quail Run Park (7.5 acres, Teal St.) and a downtown park with a gazebo and veterans' memorial round out the list.
The city has hired Halff to design Porter Park Phase 2, a sports park across I-35 from the current complex. The plan includes a Miracle League field.
Ray Roberts Lake, about 29,000 acres, is east of town. The state park's Sanger unit has a boat ramp and the full-service Ray Roberts Marina (1399 Marina Cir.). The Isle du Bois and Johnson Branch units have campsites, beaches and trails. Day entry is $7 for adults. The 20-mile Greenbelt Corridor trail runs from the dam south to Lake Lewisville.
Errands: a new Tom Thumb changed the math
Tom Thumb opened a roughly 50,000 sq ft store with a drive-thru pharmacy at 1413 W. Chapman Dr. on Dec. 12, 2025. It anchors Sanger Crossing, at I-35 and Chapman Drive/FM 455, where 7 Brew, an AT&T store and a nail salon had opened by spring 2026. Whataburger, Panda Express, a Tom Thumb fuel station and Club Car Wash were under construction there at that time. Starbucks is at 701 Acker St. For a supercenter, the nearest Walmart is at 2750 W. University Dr. in Denton.

Sanger Middle School (grades 6-8) moved into the old high school at 100 Indian Lane. Chisholm Trail Elementary (812 N. Keaton Rd.) serves pre-K and kindergarten. Butterfield (291 Indian Lane) and Clear Creek (1901 S. Stemmons) serve grades 1-5. Linda Tutt High School is the alternative campus.
The district earned a B in the 2026 state ratings. Voters rejected a $68 million bond in May 2026 that would have built a third grade 1-5 elementary for 650 students. The district projects that Butterfield and Clear Creek will pass capacity in 2029.

Three taxing units, one high city rate
A home inside Sanger city limits pays three taxing units: Sanger ISD at 1.1434, the City of Sanger at 0.6897 and Denton County at 0.1859, all per $100 of value. Together that is 2.02% before exemptions. Neither 2025 title guide lists a college, hospital or emergency services district for Sanger.
The city rate has held at 0.689747 for two years. For 2025 it sat just under the voter-approval rate of 0.691010, and the city's levy rose 5.32%, with about $269,000 of the gain from new property.
Among nearby Denton County cities, only Ponder and Krum have higher base rates. Pilot Point and Aubrey are lower, mainly because of lower school rates.
What exemptions do here
The city has no general homestead exemption, so it taxes a homestead at full value. Sanger ISD takes $140,000 off a homestead's value under the state exemption voters raised in November 2025. Denton County takes 1%, with a $5,000 minimum.
Owners 65 and older get more: $30,000 from the city, $55,000 from the county and the state's $60,000 school exemption, plus school and county tax ceilings.
At the city's average home value of $301,298, a 2025 homestead bill comes to about $4,470 a year, or $373 a month. That is an effective rate of about 1.48%. The same house as a rental with no exemptions would owe about $6,080. The city portion, about $2,080, matches the city's own estimate of $2,100.
MUDs and PIDs
No MUD or PID was found inside Sanger. Builder material for Sable Creek and Lane Ranch says neither carries one. The city adopted PID guidelines in 2023 but no Sanger PID turned up. Denton County MUDs elsewhere levy $0.405 to $1.20 per $100, so check any ETJ address with the appraisal district before you buy.
Electric: city utility or CoServ
Sanger runs its own electric utility and serves most of the city. The residential rate is a $12.41 facility charge, 13.77¢ per kWh and a $4 ERCOT fee, which works out to about $154 at 1,000 kWh. Some areas, including Sable Creek, are on CoServ, where October 2026 pricing was $15 plus 11.48¢ per kWh, or about $130 at 1,000 kWh. Neither offers retail choice.
Water, sewer and trash
Water and sewer rates rose on Oct. 1, 2026. Water costs $36.41 for the first 1,000 gallons and $6.47 to $12.86 per 1,000 after that. Sewer costs $48.13 for the first 1,000 gallons and $6.83 to $7.57 per 1,000 after that, capped at $124.74 a month. At 5,000 gallons the two come to about $138.
Republic Services collects trash, recycling and bulk items weekly for $19.28 a month on the city bill. An extra trash cart costs $10.57.
Internet, gas, HOA and commute
BroadbandNow lists Nortex fiber at about 68% of Sanger, Brightspeed at 66% and Optimum at 54%, with 5G and fixed wireless nearly everywhere. Atmos Energy supplies gas in Sable Creek.
HOA dues run from $150 a year in Sable Creek to $650 or more in Lane Ranch and about $35 a month in Sanger Circle. Sanger Circle townhomes list $3,200 a year.
The average commute is 29.5 minutes. Downtown Denton is about 18 minutes away by car without traffic, and downtown Dallas about an hour. Median gross rent is $1,504.

A Santa Fe railroad town on I-35
Sanger started in 1886 as a stop on the Santa Fe Railroad in northern Denton County. The railroad named it for the Sanger family, merchants in Waco and Dallas. A state highway from Dallas reached town in 1920.
For decades it stayed small. The Census counted between 1,000 and 1,204 people from 1920 to 1960. Growth picked up after 1970, reaching 3,508 in 1990 and 6,916 in 2010.
Population: steady, not explosive
The 2020 Census counted 8,839 people. Census Bureau estimates show 9,422 in 2021, 9,763 in 2022, 9,909 in 2023, 10,160 in 2024 and 10,238 in July 2025. That is about 15% growth in five years, or roughly 260 people a year. NCTCOG puts the city at 10,586 on Jan. 1, 2026.
The city's 2024 housing study projects 17,048 residents by 2040, as reported by Sanger News. That would take a faster pace than the last five years, but far less than the lots now planned could hold.
Housing: a small base and a big pipeline
Census permit data show the city issued 9 to 143 housing permits a year from 2010 to 2019, then 59 to 195 a year from 2020 to 2024. In 2025 it permitted 422 units, including 306 apartment units. Census figures for 2026 so far are Bureau estimates, because the city has not reported.
Active builders include Impression Homes at Sanger Circle, M/I Homes at Lane Ranch and Bloomfield Homes at Sable Creek. Coming next: Meritage's Elada, up to 1,100 homes north of Belz Road in a public improvement district; Forestar's 407-lot Stephens Town Crossing; and Malouf Interests' Sanger Crossing, with 296 houses and 582 apartments planned around the new Tom Thumb.
Sanger ISD counts 19 future subdivisions with more than 12,500 lots, including Megatel's proposed Laguna Azure, up to 7,000 homes in the ETJ. Several builders list no MUD or PID, but Elada will carry a PID assessment. Check city limits, ETJ status and any district before buying, because taxes and services vary by address.
What is driving it
I-35 is the spine. TxDOT is rebuilding it from four to six main lanes in stages: the FM 455 interchange ($111 million) is due to finish in late 2026, and the stretch north to View Road ($171 million) runs into 2029.
Jobs in town are mostly logistics. Walmart's 1.2 million sq ft distribution center had 945 employees in 2019, and Jerry Jones' Blue Star Land is building an industrial park next to it. The 76266 ZIP had about 4,200 private-sector jobs in 2023, versus 22,600 in central Denton's 76201 alone, and more Sanger commuters head to Denton than to Dallas or Fort Worth.
Retail is catching up. Sanger had no grocery store for a time; a 50,000 sq ft Tom Thumb opened at FM 455 and I-35 in December 2025.
Schools: growth ahead, bond voted down
Sanger ISD had 2,756 students in 2021-22 and 2,900 in 2024-25, and 2,959 in 2026 state data. Voters approved a $130 million bond in 2022 for a new high school.
The district's demographer, Zonda, projects 3,763 students by 2029-30 and 6,440 by 2035-36, more than double today. The district says its two 1-5 elementaries will be over capacity by 2029. In May 2026 voters rejected a $68 million bond for a new elementary school, with 62.8% voting no. How the district adds seats is an open question for buyers here.
Values and incomes
Census survey data show the median owner-estimated home value rising from $106,700 (2011-2015) to $152,500 (2015-2019) and $295,400 (2020-2024). Median household income rose from $54,103 to $91,075 over the same periods.
These are five-year averages for a small city with wide margins of error.
