No downtown yet, but a Main Street that is filling in
Providence Village began in 2000 as a master-planned community built by Huffines Communities and became a town in 2010. It sits on US 380 in east-central Denton County, along FM 2931, which the town calls Main Street. There is no historic downtown. The town's 2040 Comprehensive Plan, adopted in 2021, says no town center has been built and proposes one at a future trailhead along Running Branch.
Retail sits at the US 380 and Main Street corner. Sprouts Farmers Market opened at 800 Main St. on Sept. 12, 2025, as the anchor of a new center. Aldi is at 26617 US-380 E. The town's business list also names a Subway, Little Caesars, Papa Johns, Happy Daze Donuts, Pastelitos Hugo, Mom's Burgers and Wings, a Great Clips, a dry cleaner and a Jiffy Lube along US 380. State building filings from 2025 and 2026 show more on the way along Main Street, including a coffee shop, a pizzeria and a Jamba/Auntie Anne's.
Town Hall is at 1755 Main St. It hosts council meetings, monthly story time and the cleanup days.
A small-town calendar run from Town Hall
Most town events happen at Town Hall or on Main Street. In 2026 the town held an Independence Day parade on June 27, running from Monaco Elementary to Providence Elementary. The Mini Moon Market, a local vendor market with live music and food trucks, was in the Town Hall lot on Sept. 12.
The holiday season starts with a tree lighting at Town Hall on Nov. 30, 2026. The 10th annual Christmas parade is Saturday, Dec. 5, at 4 p.m., with a holiday Mini Moon Market from 2 to 5 p.m. at the Town Square, 1609 Main St. Expect road closures and limited access to both elementary schools during the parade.
The town also runs spring and fall cleanup days for bulk trash, e-waste and paper shredding. The fall event is Oct. 31, 2026, from 8 a.m. to noon.
Parks are mostly private HOA amenities
The town does not run a parks department or publish a parks list. The 2040 plan says the existing parks and recreation amenities are owned by the Providence HOA and the Heritage Landing at Providence HOA, and are generally limited to members. The plan counts about 24 private amenities, including parks, trails, ball fields, and a clubhouse with pools and splash pads. The town itself owns six lakes and ponds and floodplain land behind Creek Village.
The Providence HOA rents out a main clubhouse at 809 Oakcrest Dr., a community center at 9400 Waterman Dr., and pool pavilions at 931 Oakcrest Dr. and 9475 Cape Cod Blvd. Newer sections such as Foree Ranch have their own HOAs. Ask the seller or HOA which amenities a given address can use.
Lakes are close
The town sits on the north side of Lewisville Lake. Little Elm Park, with a swim beach, boat ramp and trails, is about 15 minutes away by car. Little Elm charges for parking there on busy days. Ray Roberts Lake State Park's Isle du Bois unit is about 25 minutes north. The park's 20-mile Greenbelt Corridor trail follows the Elm Fork of the Trinity River between the two lakes.
Errands, health care and services
Sprouts and Aldi cover groceries in town. The nearest pharmacy we confirmed is CVS at 11101 US 380 in Cross Roads, which also has a MinuteClinic. Absolute Urgent Care is in town at 26631 US-380. The closest 24-hour emergency room is Baylor Scott & White Emergency Hospital - Aubrey, at 26791 US 380 E. For a full hospital, Medical City Denton is about 22 minutes away, and Texas Health Presbyterian Hospital Denton is also in Denton.
Providence Village contracts with the City of Aubrey for police, fire, EMS, hazmat and rescue. The fire department's main station is at 2020 Navo Rd. in Aubrey. Residents use the Aubrey Area Library at 226 Countryside Dr.

Homes north of Fishtrap Road are zoned to Aubrey ISD. Homes south of it are zoned to Denton ISD. Each district has an elementary school inside the community: Monaco Elementary (Aubrey ISD) on Cape Cod Blvd. and Providence Elementary (Denton ISD) on FM 2931. Check the zone maps on the town's website for any address.
In the 2026 state ratings, released Aug. 14, Providence Elementary earned a B, up from an F in 2025. Braswell High earned a B. Denton ISD as a whole scored 76, a C. Aubrey ISD scored 77. Monaco Elementary scored 68, a D, and Aubrey High School scored 83.

US 380 is the main road. It runs east to Frisco and McKinney and west to Denton and I-35E. Off-peak, downtown Denton is about 20 minutes away, downtown Frisco about 24, DFW Airport about 49 and downtown Dallas about 55. Property tax: three units, no MUD
A Providence Village home pays three taxing units: the town at 0.4747, Denton County at 0.1859, and either Denton ISD at 1.2069 or Aubrey ISD at 1.2249. All rates are per $100 of value for 2025. Fishtrap Road is the school line: Aubrey ISD to the north, Denton ISD to the south. The base rate is about 1.87% on the Denton ISD side and 1.89% on the Aubrey ISD side.
Denton County has no college district or hospital district, so there is no fourth line. Fire and EMS come from the City of Aubrey by contract, not an emergency services district.
Why there is no MUD bill
Providence was built starting in 2000 with infrastructure paid for by Denton County Fresh Water Supply District No. 9, later the Providence Village Water Control and Improvement District. After the town incorporated in 2010, the district was dissolved and the town took over its bonds. Those payments are now part of the town's debt rate of 0.1971, not a separate MUD charge.
No MUD, FWSD or PID inside the town appears on Denton County's jurisdiction list. Still, look up any address on the county tax site before you buy, especially in newer sections.
What a typical bill looks like
The town used a median homestead value of $338,819 for its 2025 rate example. With the $140,000 school exemption, the town's $10,000 minimum exemption and the county's $5,000 minimum, that home owes about $4,580 a year on the Denton ISD side, or $382 a month. That is an effective rate of about 1.35%. On the Aubrey ISD side the bill is about $35 a year higher.
The same house as a rental with no exemptions would owe about $6,330. Owners 65 and older get extra exemptions from the town, the county and the school district, plus school and county tax ceilings.
2026 rates are moving
Denton ISD cut its rate to 1.1528 for 2026, and Aubrey ISD adopted 1.2011. The town proposed 0.511093 for 2026, up from 0.474743, because the average homestead's taxable value fell 7.3%. The town called it a rate increase but not a tax increase, since the proposal sits just under the no-new-revenue rate. Denton County proposed 0.183394.
Water, sewer, trash and fire
The town runs water and sewer, with Inframark handling operations and billing and the Upper Trinity Regional Water District supplying treated water and treating sewage. Rates rose about 5% for FY2025-26, and another 5% increase was proposed for FY2026-27, tied to treatment costs and projects such as a ground storage tank.
Republic Services collects trash and recycling on the town bill. Trash rates were set to rise about 4%. After missed pickups, the town split collection into Monday and Wednesday routes in fall 2026. The town's billing office also handles fire billing; ask Town Hall whether a fire charge applies to your account.
Electric, internet and HOA
Confirm the electric provider for any address before you budget. If it is CoServ, there is no retail choice, and the October 2026 rate is $15 a month plus about 11.5¢ per kWh. If it is Oncor, you choose a retail plan.
FCC data shows AT&T fiber across the town, Hotwire fiber in most of it, and Optimum cable, plus several fixed-wireless options.
Most homes belong to the Providence HOA. Recent listings show dues of $435 to $449 twice a year, or about $870 to $900 a year.
Commute and rent
The average Providence Village worker's commute is 43.4 minutes, per ACS 2020-2024. With no traffic, Denton is about 21 minutes away, Frisco 26, McKinney 33, DFW Airport 49 and downtown Dallas 55.
Median gross rent is $2,413 a month, and about 77.5% of homes are owner-occupied.

A master-planned community that became a town
Providence Village started as a subdivision, not a town. Huffines Communities began building the Providence master-planned community in 2000 and paid for roads and utilities through a special district, Denton County Fresh Water Supply District No. 9, later renamed the Providence Village Water Control and Improvement District.
Residents voted to incorporate on May 8, 2010, 296 to 125, after Little Elm, Aubrey, Lincoln Park and Cross Roads released the needed land from their extraterritorial jurisdictions. Voters adopted a home-rule charter in May 2015.
Population: 7,700 to 12,500 in five years
The 2010 Census counted 4,786 people in what was then the Providence census-designated place. The 2020 Census counted 7,691 in the town. The Census Bureau estimates 8,472 in 2022, 10,345 in 2024 and 12,498 in July 2025, a 62% gain since 2020. The largest one-year jump came in 2024-25, about 2,150 people.
NCTCOG, the regional planning council, estimates 12,256 residents on January 1, 2026. Neither the town nor NCTCOG has published a population forecast for Providence Village.
Housing: from a lull to a Lennar build-out
The town first shows up in Census permit data in 2013, with about 115 homes a year through 2015. Permits then slowed to 16 to 61 a year from 2016 to 2020 as the original Providence neared build-out. They rose to 196 in 2021, 374 in 2023 and a peak of 717 in 2024. The town permitted 467 in 2025 and 454 from January to September 2026, including 70 units in two-unit buildings.
Most of the new building is Lennar's Foree Ranch, which opened in August 2024 with 1,450 planned homesites in seven phases and is in Aubrey ISD. Foree Ranch homes sit inside public improvement districts, which add an annual assessment to the tax bill. Other active communities include Woodstone (Bloomfield and M/I Homes), Chatham Reserve (Grand Homes, plans from $589,900) and Providence Commons townhomes (K. Hovnanian). Bloomfield states Woodstone has no MUD or PID. Check PID status by address.
What is driving it
US 380 is the main road. TxDOT's $135.9 million project widening it to six lanes from US 377 to the Collin County line, with interchanges at Navo Rd, FM 423, Teel Pkwy and Legacy Dr, was 99% complete in September 2026. TxDOT has also studied widening FM 2931 from US 380 to FM 428, but no construction date is published.
Retail has followed rooftops. Sprouts opened at 800 Main St in September 2025, joined by Aldi and a string of smaller shops. By July 2026 the town had 18 to 20 commercial projects under way, more than double its prior yearly high. Providence Square, a lake-centered mixed-use area on Main St, is under construction. The regional Harpool water plant on Fishtrap Rd is also being expanded.
Most jobs are outside town. The 76227 ZIP had about 6,200 private-sector jobs in 2023, versus about 22,600 in central Denton's 76201 and 67,200 in Frisco's 75034.
Two school districts
Fishtrap Rd splits the town between Aubrey ISD (north) and Denton ISD (south). Most new homes, including Foree Ranch, Woodstone and Chatham Reserve, are on the Aubrey ISD side.
Aubrey ISD reported about 4,900 students in January 2026, up from 4,037 two years earlier, and state data show 111% growth since 2016. Voters approved its $385.9 million bond in May 2022 (school buildings 854-415; athletics 760-504). Elementary No. 5 is due to open in August 2027. The district's demographer projects more than 7,000 new homes in its boundaries over 10 years.
Denton ISD had 33,177 students in 2026 state data. Its voters passed a $750 million bond in 2018 and $1.3 billion of a $1.4 billion package in 2023.
Values and incomes
Census survey data show the median owner-estimated home value rising from $156,700 (2011-2015) to $213,700 (2015-2019) and $351,000 (2020-2024). Median household income rose from $85,440 to $110,430 over the same periods. Housing units grew from about 1,600 to about 2,860.
These are five-year averages with wide margins of error, and the newest figures do not yet reflect most of Foree Ranch.
