No old downtown; shops line FM 720
Oak Point sits on a peninsula of Lewisville Lake in east-central Denton County, just south of US 380 and about halfway between Denton and Frisco. It has no historic main street. City Hall, the police and fire departments, the community room and Jake's Place Park share one campus at 100 Naylor Road.
Commercial building is concentrated along FM 720. State filings from 2025-26 list a retail center at McCormick Road and FM 720 (construction January 2026 to July 2027), more retail shell buildings, a nail bar at 3200 FM 720 and a Primrose early-education school at 3220 FM 720. The city is also rebuilding McCormick Road between Naylor Road and FM 720.
We found no 2025-26 evidence that specific restaurants or cafes in the city are open, so none are mapped here.
A small-town calendar run from City Hall
The city runs a short list of events. In 2026 the calendar showed Springfest on March 28, a 50th Anniversary Celebration (listed for June 20 and again for Oct. 17), a city-wide garage sale on Oct. 9-10, and a city-wide clean-up with household hazardous waste drop-off on Oct. 24. Winterfest, the tree lighting, was Dec. 6 in 2025 and is set for Saturday, Dec. 5, 2026, from 5 to 7 p.m. A Boots & Badges Breakfast with Santa follows on Dec. 12.
The Aubrey 380 Area Chamber of Commerce held networking luncheons in Oak Point in March and April 2026. Prestonwood Polo Club, a 97-acre club in the city, opened its fall 2026 season on Sept. 19.
The lake does most of the work outdoors
The city runs two outdoor facilities. Jake's Place Park, at 100 Naylor Road, covers 8.5 acres and is open 6 a.m. to 10 p.m. It has two youth baseball fields (ages 12 and under), a soccer field, a basketball court, the Duane Olson Pavilion, grills, picnic tables and a playground. Fields are reserved through City Hall. A 2024 state filing covers pickleball courts at the park (about $475,000). Youth baseball runs through the Little Elm Area Youth Sports Association.
The Oak Point Boat Ramp is at the south end of Lakeshore Boulevard and opens 6 a.m. to 10 p.m. A daily pass is $5. An annual pass is $25 for residents and $75 for non-residents, with lower rates for people over 65. You also need a pass to park there.
Much of the rest of the recreation is private and open only to members. The city lists pools, parks and trails run by the Crescent Oaks, Eagles Landing, Emerald Sound and Woodridge Estates associations, plus the Dallas Corinthian Yacht Club and Prestonwood Polo and Country Club.
Hidden Cove Park on Lewisville Lake is about 28 minutes by road, around the water. Ray Roberts Lake's Isle du Bois area is about 27 minutes north.

Three taxing units, and no college district
An Oak Point home pays three taxing units: its school district, the city and Denton County. There is no community college or hospital district. For 2025 the city rate is 0.4355 per $100, Denton County is 0.1859, and the school rate is 1.2252 in Little Elm ISD or 1.2069 in Denton ISD. The base total is about 1.83% to 1.85% before exemptions.
The city has no general homestead exemption, and none was found for the county, so both tax a homestead's full value. The school district takes $140,000 off. Owners 65 and older get $20,000 off the city tax, another $60,000 off school value and a school tax ceiling.
At the ACS median home value of $395,900, a Little Elm ISD homestead owes about $5,586 a year, or $466 a month. That is an effective rate of about 1.41%. The same house in Denton ISD owes about $5,548. As a rental with no exemptions, it owes about $7,300.
PIDs in the newer subdivisions
Oak Point's newer neighborhoods carry public improvement district assessments. The city's FY27 budget lists Wildridge, Bloomfield (Chaparral Park), South Oak and Oak Point 720 PID lines, plus transfers for Shahan Lakeview. Wildridge alone sent the city about $811,000 in FY26.
A PID installment is a fixed yearly charge per lot, not a rate, and a homestead exemption does not reduce it. Some Wildridge sellers have paid theirs off. A builder page for Wildridge townhomes estimates a 2.47% total tax rate. Two water control and improvement districts, Oak Point WCID No. 1 and No. 2, also levy taxes. The land they cover was not confirmed. Ask for the PID or district disclosure and check the address with the appraisal district.
Electric: Oncor or CoServ
The city lists both Oncor and CoServ. On Oncor lines you pick a retail plan. In late October 2026, 12-month fixed plans ran from 14.1¢ to a median 15.4¢ per kWh, about $154 at 1,000 kWh. CoServ members cannot shop. CoServ charges $15 a month plus 11.48¢ per kWh for October 2026, about $130 at 1,000 kWh.
Water and sewer come from outside the city
Oak Point does not sell water. Mustang Special Utility District serves most addresses, and Undine Texas serves Gates of Waters Edge, Wellington Trace and parts of the east side. Mustang charges a $33.83 monthly availability fee plus tiered usage and a 6% Oak Point franchise fee. At 6,000 gallons the water bill is about $61.
The city left the sewer business in 2015. In Woodridge Estates, Gates of Waters Edge and Wellington Trace, residents open sewer accounts with Mustang, which charges $62.14 a month under 8,000 gallons. Other lots are on septic or another provider, so ask before you buy.
Trash, gas and internet
Republic Services collects trash and recycling on Mondays in 95-gallon carts. Residents sign up directly with Republic and pay $22.46 a month before tax, or $19.19 for seniors, billed quarterly.
Atmos Energy supplies natural gas, though the city notes some areas are served by a private HOA system. AT&T Fiber reaches about 99% of locations in FCC data and starts at $55 a month for 300 Mbps. Open Infra fiber and Optimum cable also cover most of the city.
HOA dues, rent and commute
Wildridge listings show HOA dues of $327 a quarter. Wildridge townhomes charge $408 a month, which includes lawn care. South Oak lists $104 a month.
About 9 in 10 homes are owner-occupied. The ACS median gross rent is $2,227, and the average commute is 33 minutes.

A lakeside city that started small
Oak Point sits on the northeast shore of Lewisville Lake in Denton County. It incorporated in 1976 as a general-law city; the Handbook of Texas puts it at about 1980. The Census counted 387 residents in 1980 and 645 in 1990.
Growth came in steps: 1,747 people in 2000 and 2,786 in 2010. Voters chose a council-manager government in 2001 and a home-rule charter in November 2022.
Population: up by more than half since 2020
The 2020 Census counted 4,357. Census Bureau estimates show 5,571 in 2021, 6,017 in 2022, 6,399 in 2023, 6,830 in 2024 and 6,909 on July 1, 2025. The biggest jump was 2021; the 2025 gain was about 80 people.
NCTCOG estimates 6,537 residents on Jan. 1, 2026, up 289 in a year. No city or regional population forecast was found. The city sought consultants in 2026 for a new comprehensive plan, which may add one.
Housing: Wildridge first, Chaparral Park next
Census permit data show the city issued fewer than 60 home permits a year through 2014. Wildridge broke ground that year, and permits rose to 156 in 2015 and a record 382 in 2020. They ran 157 to 174 a year in 2021-2023, dropped to 51 in 2024, and returned to 167 in 2025. Through September 2026 the city had permitted 197 homes, already more than all of 2025.
Wildridge is the largest community. It began in 2012 as 250 acres for 700 to 800 homes on Shahan Prairie Road and grew to 340 acres under Ashlar Development. A 2022 expansion adds 525 homes and townhomes on 122 acres along FM 720, plus a 25-acre retail site and a 4-acre civic site. Listings now cite about 1,600 homes planned in all.
Chaparral Park, off FM 720 near Martop Road, opened models in February 2026; M/I Homes says it will have more than 500 homes. Smaller communities include South Oak (Taylor Morrison), Prairie Oaks (D.R. Horton), Windsor Springs (Toll Brothers, one- to three-acre lots) and Greywood (49 homes, coming soon). Some communities have a public improvement district, so the tax bill can vary by address.
What is driving it
FM 720 is the main road. TxDOT widened it to six lanes from south of Martop Road to US 380, finishing in July 2020. US 380 to the north is being widened, and TxDOT has recommended a future freeway there with no funding or date.
Shops and services are filling in along FM 720: a McDonald's, Pep Boys, Dunkin', child-care schools and small retail centers since 2022, with a Primrose school and two more retail buildings registered in 2026. A grocery-anchored site at FM 720 and Shahan Prairie Road is being marketed, but no grocer has been named. Census ZIP-level data show the most private-sector jobs nearby in Frisco, Lewisville and The Colony.
Schools: two districts
Little Elm ISD serves the original city, including Oak Point Elementary (656 students in 2026 state data). Its enrollment rose from 6,950 in 2014-15 to 8,351 in 2022-23, then dipped. Voters rejected a nearly $400 million bond in May 2022 and passed about $280 million that November.
Denton ISD serves the north and west side, including Chaparral Park and Prairie Oaks. It grew from 27,020 students in 2014-15 to 32,866 in 2023-24, but fell by 205 to 33,101 in 2025-26, below its demographer's forecast. Its 2023 bond is paying for Mia Price High School in nearby Cross Roads, set to open for 2028-29.
Values and incomes
Census survey data put the median owner-estimated home value at $395,900 for 2020-2024, up from $172,100 in 2011-2015. Median household income rose from $88,723 to $126,290 over the same periods. About 89% of occupied homes are owner-occupied (1,925 of 2,152). New homes listed in October 2026 ranged from about $300,000 for Wildridge townhomes to over $1.2 million in Windsor Springs.
