A planned community with no city government
Lantana is an unincorporated, master-planned community in southern Denton County, about 8 miles south of Denton. Republic Property Group started it on former Rayzor Ranch land; the first residents moved in in 2001, and Forestar Group finished the build-out. It shares the 76226 ZIP code with Argyle.
There is no city hall. Two Denton County Fresh Water Supply Districts (No. 6 and No. 7) run water, sewer and drainage and own some facilities, and the Lantana Community Association (the HOA) runs the pools, parks and amenity centers. The HOA covers 4,107 homes. Its 2025 operating revenue was $5.8 million, mostly from assessments, and assessments rose $10 a month on Jan. 1, 2026. The water districts have rented offices in Bartonville Town Center since 2008 and were weighing an 8,000 sq ft office at FM 407 and Rayzor Road, targeted for summer 2027.
Town center: Lantana Town Center on FM 407
Lantana has no historic downtown. The retail hub is Lantana Town Center, a 42-acre development along FM 407 anchored by a 124,000 sq ft Kroger Marketplace at 3400 FM 407 E. The shopping strip carries Bartonville addresses even though it is marketed under the Lantana name. Kroger reopened on July 24, 2026, after a remodel of about $2.5 million. The store has a pharmacy and a fuel center.
Phase II of the center, across FM 407 from Kroger, has a 24-hour Whataburger at 3101 FM 407 E. Chipotle (3001 FM 407, Suite 100) is under construction, with completion set for December 2026, and Papa John's is planned next door. Mavis Discount Tire and My Dr Now were also announced in June 2026. CVS, with a MinuteClinic inside, is at 7000 Justin Rd.
The Town Green on Lantana Trail, which has a gazebo, is where most community events happen. The private Lantana Golf Club, an 18-hole Jay Morrish course that opened in 2002, is the other social center.
The year runs through the HOA calendar
Lantana's events are put on by the HOA, the nonprofit Lantana Cares and resident groups, not a city. In 2025 the calendar included the Run Lantana 5K and 10K through the community's trails and streets (Sept. 20), a Veterans Day brunch at the Lantana Visitor Center (Nov. 11), the Fall Festival and Chili Cook-Off on the Town Green (Nov. 15), the Lantana Ladies League Holiday Market at the golf club (Nov. 19), and an HOA Holiday Market on the Town Green (Dec. 6).
Parks, pools and trails are HOA amenities
Because Lantana has no city parks department, its parks belong to the HOA and the water districts. The HOA runs North and South amenity centers, each with a pool and fitness center, and the South center has a splash pad. Heritage, Larkspur and Sandlin each have a neighborhood pool and park. The Community Event Center at 1301 Haverford Ln. has a splash pad. Tennis and basketball courts are spread through the community. In 2025 the HOA replaced the playgrounds at Larkspur, Heritage, Sandlin and North Amenity, and the rebuilt North Amenity playground (July 2025) has a mobility-friendly surface and sensory equipment.
Ferguson Courts at Lantana, a $2.4 million, 10-court pickleball complex at FM 407 and Rayzor Road, was built by Fresh Water Supply District No. 6 and opened in November 2024. A hike-and-bike trail system runs through greenbelts with underpasses below the main roads.
For lakes, the Lewisville Lake Environmental Learning Area is about 22 minutes away, the Grapevine Lake north shore about 21 minutes, and Ray Roberts Lake State Park (Isle du Bois) about 47 minutes.
Errands, health care and the library
Kroger Marketplace covers groceries and has a pharmacy, and CVS at 7000 Justin Rd. is the other pharmacy. CommunityMed Family Urgent Care (3600 FM 407, Suite 220) is open daily. The nearest freestanding ER is Medical City ER Argyle at 7214 Crawford Rd., open 24 hours. The nearest full hospital is Texas Health Presbyterian Hospital Flower Mound, at 4400 Long Prairie Rd.
Lantana has no public library. The closest is the Denton Public Library South Branch, 3228 Teasley Ln., and the City of Denton offers nonresident cards. Trash and recycling go through Republic Services.
Schools
Lantana is in Denton ISD. Three elementaries sit inside the community: Adkins (1701 Monahan Dr.), Blanton (9501 Stacee Ln.) and E.P. Rayzor (377 Rayzor Rd.). Harpool Middle School is at 9601 Stacee Ln. High school students attend Guyer High School at 7501 Teasley Ln. in south Denton. Denton ISD scored a C (76) in TEA's 2026 ratings, down from a B (80), and Guyer earned a B. In 2025 Harpool and Guyer were both rated A. The Lantana Education Charitable Foundation, funded by a 0.5% fee on Lantana home sales, granted more than $438,000 to these schools in its current fiscal year.
Getting around and public safety
FM 407 (Justin Road) is the main road through Lantana. Off-peak, downtown Denton is about 19 minutes away, DFW Airport about 34, Legacy West in Plano and Alliance in Fort Worth about 34-35, downtown Fort Worth about 39, Love Field about 46 and downtown Dallas about 47. Rush hour takes longer.
Denton County Emergency Services District No. 1, which grew out of the Argyle Volunteer Fire District, provides fire and emergency response. It is a combination paid and volunteer department with stations at 511 Gibbons Rd. S., 865 Copper Canyon Rd. and 6801 Cleveland Gibbs Rd., and in 2021 more than half its calls were EMS. Because Lantana is unincorporated, the Denton County Sheriff's Office handles law enforcement, and there is no local police department.

No city tax, but a water-district tax on every home
Lantana is not a city, so there is no city property tax. Instead, every home sits in one of two water districts, Denton County Fresh Water Supply District No. 6 or No. 7. These districts run water, wastewater, trash, roads, drainage and parks, and they tax property to pay for them and their bonds.
A Lantana homestead pays four units: Denton ISD at 1.2069, a water district at roughly 0.59 to 0.65, Denton County at 0.1859, and Emergency Services District No. 1 at 0.06. All rates are per $100 of value. Together that is about 2.04% to 2.10% before exemptions, higher than nearby towns such as Argyle, Flower Mound and Bartonville.
At the ACS median home value of $587,500, the 2025 bill comes to about $10,300 a year in FWSD #6 and about $10,660 in FWSD #7, or $860 to $890 a month. The school district's $140,000 homestead exemption does most of the work. Recent Lantana listings show annual taxes of $11,300 to $13,500.
The water-district rate has been falling
FWSD #6 charged about 0.74 for tax year 2022 and 0.69 for 2023. Both districts cut to about 66 cents in September 2024. In September 2025, according to the districts' news column, FWSD #6 dropped to 59 cents and FWSD #7 to 65 cents. A title-company guide still lists about 0.658 for both, so confirm the current rate on the tax statement.
The districts still carry bond debt. FWSD #6 alone had $27.4 million in bonds outstanding in 2023, and voters have authorized more.
School district and fire service
Lantana homes on recent listings are in Denton ISD. Denton ISD voters raised the rate by 5 cents in November 2025, to 1.2069. Argyle ISD, next door, charged 1.1727 for 2025 and approved 1.1558 in August 2026. Check the ISD by address.
Since November 2023, Lantana has been part of Denton County ESD No. 1, which runs fire and EMS. Before that, the HOA paid for fire service under a contract. The ESD rate is 6 cents per $100.
Water, trash and other bills
The water districts bill water, wastewater and trash together. Their posted rates: water is $41 a month including the first 1,000 gallons, then $4.00 per 1,000 gallons up to 10,000 and higher tiers above that. Sewer is $31.50 including the first 1,000 gallons, then $3.85 per 1,000, based on your December-February average ($60 a month for new residents until that average is set). A home using 10,000 gallons of water with a 6,000-gallon winter average pays about $128 a month for water and sewer before trash.
Confirm the electric provider by address before you buy. Spectrum and Frontier have both done fiber work in the district.
HOA dues and renting
Recent listings show HOA dues of $121 to $131 a month. The Lantana Community Association held assessments flat for 2025.
Shoppers also pay a half-cent sales tax to Denton County Development District No. 4 at Lantana-area businesses, including those on the FM 407 corridor. The district offers grants from it for local projects, business expansions and community events.
Most homes are owner-occupied. The ACS 2024 estimate puts median rent at about $3,460 a month, based on a small number of rentals.

A ranch turned planned community
Lantana sits in unincorporated Denton County, about 8 miles south of Denton. Republic Property Group planned it in 1999 on former Rayzor family ranch land, broke ground on March 16, 2000, and saw its first residents move in on July 31, 2001, in the Larkspur and Sandlin sections.
The plan covers 1,780 acres around an 18-hole golf course. In 2014 Forestar Group, the original equity partner, bought out Republic's interest. Lantana has no city government. Water, sewer and drainage come from Denton County Fresh Water Supply Districts 6 and 7, and in November 2023 voters added Lantana to Denton County Emergency Services District 1 for fire and EMS, 92.2% in favor.
Population: 10,785 at the 2020 Census
Lantana first appeared as a census-designated place in 2010, with 6,874 residents. The 2020 Census counted 10,785, up 56.9%.
The Census Bureau does not publish yearly estimates for unincorporated places, and no NCTCOG figure for Lantana was found. The American Community Survey puts the 2020-2024 average at 12,766, with a margin of error of plus or minus 2,000. No agency publishes a population projection for Lantana.
Housing: a plan near its end
In April 2014 the developer counted 2,885 occupied homes and said 400 to 500 lots were left, a little under 10% of the plan. In March 2017 CalAtlantic Homes opened Reata, which it called the final phase, with homes from the high $500,000s.
Census survey data show 2,656 housing units in 2011-2015 and 3,942 in 2020-2024. In the latest period, 3,698 occupied homes were owner-occupied and 244 were rented. Denton County issues permits here, and the Census Bureau reports them only for the county's unincorporated area as a whole, so there is no Lantana-only permit count.
Several newer master-planned communities are nearby. Hillwood's Harvest (about 3,000 homes, started 2012) and Pecan Square (about 3,000 homes, started 2018) are near FM 407 and I-35W. Canyon Falls in west Flower Mound planned about 1,750 homes. Ashton Woods is selling at Furst Ranch in Argyle. These communities are outside Lantana and may have different school districts and tax rates, so check each address.
Roads and jobs
TxDOT plans to widen FM 407 from two lanes to six between Bill Cook Road and FM 1830 at a cost of $171 million, with a public hearing set for April 2026 and no construction date. It also plans $260.7 million in I-35W frontage roads from just south of FM 407 to FM 2449, with bidding planned for December 2027.
Census business data for March 2023 count 6,536 private-sector jobs in the 76226 ZIP code, which covers Lantana and Argyle. Nearby ZIP codes with more jobs include DFW Airport (63,249), Fort Worth 76177 (43,241), Grapevine 76051 (42,349), Roanoke 76262 (33,349), Lewisville 75067 (27,887) and Denton 76201 (22,628).

District enrollment grew from 30,169 in 2018-19 to 32,543 in 2022-23 and was 33,177 in 2026 state data. The district's 2Q24 report projected more than 36,600 students by 2028-29. Voters passed a $750 million bond in 2018 and $1.418 billion in bond propositions in May 2023, and approved a 5-cent tax rate increase in November 2025 with 52.93% of the vote.
Values and incomes
The median owner-estimated home value rose from $321,100 in 2011-2015 to $396,600 in 2015-2019 and $587,500 in 2020-2024. Median household income was $135,347 in 2011-2015 and $199,489 in 2020-2024. These are five-year survey averages with wide margins of error.
